【摘要】：近幾年,社會(huì)的飛速發(fā)展帶動(dòng)建筑房地產(chǎn)行業(yè)的突飛猛進(jìn)的進(jìn)步,各個(gè)城市的高樓一棟一棟的聳立起來(lái)。建設(shè)者在搶占商品房市場(chǎng)時(shí),往往對(duì)住房的質(zhì)量有所放松,住宅滲漏、墻體裂縫、墻面起皮這些較為常見(jiàn)的住宅質(zhì)量通病,雖然不會(huì)對(duì)住房安全構(gòu)成威脅,但是卻給老百姓的生活帶來(lái)了無(wú)盡的煩惱。為了提高人們的生活質(zhì)量,研究者們將視角更多的轉(zhuǎn)到建筑工程質(zhì)量管理方面。本文首先描述了項(xiàng)目情況,分析了項(xiàng)目所在地綿陽(yáng)的房屋建筑市場(chǎng),房屋建筑的質(zhì)量通病以及該項(xiàng)目想要達(dá)到的質(zhì)量目標(biāo)。概述國(guó)內(nèi)外房屋建筑質(zhì)量管理的技術(shù)方法。了解質(zhì)量管理的基本理論知識(shí),國(guó)內(nèi)外質(zhì)量管理的發(fā)展歷史以及質(zhì)量管理的代表思想。在對(duì)工程項(xiàng)目質(zhì)量管理進(jìn)行理論研究的基礎(chǔ)上,采用三江國(guó)際麗城工程項(xiàng)目的具體案例,對(duì)其進(jìn)行簡(jiǎn)要介紹,然后提出三江國(guó)際麗城工程項(xiàng)目的現(xiàn)有質(zhì)量管理模式。接著分析了勘察設(shè)計(jì)單位、施工單位、監(jiān)理單位以及業(yè)主方的質(zhì)量管理現(xiàn)狀,進(jìn)而發(fā)現(xiàn)其現(xiàn)有質(zhì)量管理模式下存在的問(wèn)題并對(duì)其進(jìn)行改進(jìn)建議。最后完善了三江國(guó)際麗城工程項(xiàng)目項(xiàng)目管理的改進(jìn)方案,分別針對(duì)業(yè)主方、施工單位、監(jiān)理單位給出了促進(jìn)三江國(guó)際麗城工程項(xiàng)目質(zhì)量管理的保證措施。建筑工程的中把控生命線的是質(zhì)量,立足每項(xiàng)工程特點(diǎn),采取多項(xiàng)措施,齊頭并進(jìn)強(qiáng)化建筑工程質(zhì)量控制與管理。運(yùn)用質(zhì)量技術(shù)、創(chuàng)新質(zhì)量管理、鑄造質(zhì)量精品、追求質(zhì)量卓越,讓項(xiàng)目成為人們放心的安居住所。
[Abstract]:In recent years, the rapid development of society has led to the rapid progress of the construction real estate industry, the tall buildings of various cities stand up. When constructors seize the commercial housing market, they often relax the quality of housing, residential leakage, wall cracks, wall skin, these more common housing quality common problems, although it will not pose a threat to housing safety. But it has brought endless troubles to the lives of the common people. In order to improve people's quality of life, researchers will focus more on the quality management of construction engineering. This paper first describes the project, analyzes the housing construction market in Mianyang, the common quality defects of the building and the quality objectives that the project wants to achieve. This paper summarizes the technical methods of building quality management at home and abroad. Understand the basic theoretical knowledge of quality management, the development history of quality management at home and abroad and the representative thought of quality management. On the basis of theoretical research on the quality management of the engineering project, this paper briefly introduces the concrete case of the Sanjiang International Licheng Project, and then puts forward the existing quality management mode of the Sanjiang International Licheng Project. Then it analyzes the present situation of quality management in survey and design units, construction units, supervision units and owners, and then finds out the existing problems under the existing quality management mode and makes suggestions for their improvement. Finally, the improvement scheme of Sanjiang International Licheng Project Management is improved, and the guarantee measures to promote the quality management of Sanjiang International Licheng Project are given for the owner, construction unit and supervision unit respectively. In the construction project, the lifeline is the quality. Based on the characteristics of each project, a number of measures are taken to strengthen the quality control and management of the construction project. The use of quality technology, innovative quality management, casting quality, the pursuit of quality excellence, so that people can rest assured of living in peace.
