山東旅游地產(chǎn)型住區(qū)設(shè)計(jì)研究

【摘要】:隨著社會(huì)旅游業(yè)的發(fā)展和人們生活質(zhì)量的提高,人們新的旅游方式和旅游偏好逐漸形成,國(guó)內(nèi)旅游方式開(kāi)始從以觀光旅游逐漸向休閑度假過(guò)渡。與此同時(shí),旅游業(yè)和房地產(chǎn)業(yè)從文化與建筑兩個(gè)方面影響著人們的生活方式,改變著人們的消費(fèi)習(xí)慣和居住方式。作為旅游業(yè)與房地產(chǎn)業(yè)相結(jié)合的新產(chǎn)物,旅游地產(chǎn)型住區(qū)受到人們極大的關(guān)注,它實(shí)現(xiàn)了人們外出旅行生活“行與居”的結(jié)合,滿足了旅游者對(duì)休閑度假、康體療養(yǎng)的需求。 目前旅游業(yè)與傳統(tǒng)房地產(chǎn)業(yè)正逐步走向滲透與融合,旅游地產(chǎn)型住區(qū)設(shè)計(jì)作為交叉領(lǐng)域,相關(guān)專業(yè)性研究較少,理論落后于實(shí)踐,因此在實(shí)際發(fā)展建設(shè)中出現(xiàn)了許多問(wèn)題。具體表現(xiàn)為:旅游地產(chǎn)型住區(qū)的前期規(guī)劃設(shè)計(jì)缺少成熟的理論指導(dǎo),而是直接套用城市居住區(qū)的發(fā)展模式,不能滿足住戶的度假需求:公共服務(wù)設(shè)施未根據(jù)住戶的需求配建,而是沿用城市住區(qū)配建原則與內(nèi)容,導(dǎo)致一些住區(qū)出現(xiàn)空房或者過(guò)剩現(xiàn)象。學(xué)者、規(guī)劃與建筑設(shè)計(jì)人員在理論與實(shí)踐兩個(gè)方面進(jìn)行有益的探索,但是缺乏系統(tǒng)性、綜合性研究。 經(jīng)過(guò)對(duì)國(guó)內(nèi)外旅游地產(chǎn)型住區(qū)既有研究進(jìn)行歸納梳理,從建學(xué)角度界定了旅游地產(chǎn)型住區(qū)的概念。結(jié)合國(guó)內(nèi)旅游地產(chǎn)型住區(qū)的發(fā)展?fàn)顩r,總結(jié)了旅游地產(chǎn)型住區(qū)的開(kāi)發(fā)模式。在山東省萊蕪市雪野湖度假區(qū)針對(duì)旅游者群體特征及度假需求進(jìn)行問(wèn)卷調(diào)查,分析了山東旅游地產(chǎn)型住區(qū)的居住對(duì)象特征、選址地域性特征及其選址中應(yīng)注意的問(wèn)題;提出了適合旅游地產(chǎn)型住區(qū)布局形態(tài)的的豪布斯卡功能布局模式及新城市主義理論布局原則。通過(guò)與城市居住區(qū)規(guī)劃設(shè)計(jì)方法的比較,研究了旅游地產(chǎn)型住區(qū)在布局形態(tài)、空間形態(tài)組織、道路交通設(shè)計(jì)、公共服務(wù)設(shè)施設(shè)計(jì)及住宅設(shè)計(jì)等幾方面內(nèi)容。 結(jié)合萊蕪市雪野湖白馬莊園旅游度假區(qū)實(shí)踐案例,分析了旅游地產(chǎn)型住區(qū)理論的實(shí)際應(yīng)用,進(jìn)一步闡述了論文研究的理論成果,以期為旅游地產(chǎn)型住區(qū)發(fā)展提供理論支持和幫助。
[Abstract]:With the development of social tourism and the improvement of people's quality of life, people's new tourism mode and tourism preference are gradually formed, and the domestic tourism mode begins to transition from sightseeing to leisure vacation. At the same time, tourism and real estate affect people's way of life from culture and architecture, and change people's consumption habits and living style. As a new product of the combination of tourism and real estate, people pay great attention to the residential area of tourism real estate, which realizes the combination of travel and living, and meets the needs of tourists for leisure and recreation. At present, tourism and traditional real estate industry are gradually moving towards infiltration and integration. As a cross field, tourism real estate residential area design has less relevant professional research and theory lags behind practice, so there are many problems in the actual development and construction. The concrete manifestation is: the early stage planning and design of the tourism real estate residential district lacks the mature theoretical guidance, but directly applies the development mode of the urban residential area, can not meet the residents' vacation demand: the public service facilities are not built according to the residents' needs. It follows the principles and contents of urban residential building, resulting in vacant housing or excess in some settlements. Scholars, planners and architects make beneficial explorations in theory and practice, but lack systematic and comprehensive research. Through summing up the existing research on tourism real estate residential area at home and abroad, this paper defines the concept of tourism real estate residential area from the angle of building school. Combined with the development of domestic tourism real estate settlements, this paper summarizes the development mode of tourism real estate settlements. A questionnaire survey was conducted in Laiwu Xuesehu Resort, Shandong Province, aimed at tourist group characteristics and holiday demand, and analyzed the living object characteristics, location regional characteristics and problems to be paid attention to in the location of Shandong tourism real estate residential area. This paper puts forward the function layout model of Habska and the new urbanism theory layout principle which is suitable for the layout of tourism real estate residential area. By comparing with the planning and design methods of urban residential area, the paper studies the layout form, spatial form organization, road traffic design, public service facility design and residence design of tourism real estate residential area. Combined with the practical case of the White Horse Resort Resort in Laiwu City, this paper analyzes the practical application of the theory of tourism real estate residential area, and further expounds the theoretical results of the paper. In order to provide theoretical support and help for the development of tourism real estate settlements.
