青島市中山路商業(yè)街改造項目成本管理研究

【摘要】:改革開放之后,商業(yè)街建設在全國興起,商業(yè)街不僅帶來了城市面容的變化,也促進了經(jīng)濟的發(fā)展,對城市的市政面貌有著積極的影響。青島市的老商業(yè)街歷史較久,已經(jīng)不能滿足青島市經(jīng)濟發(fā)展與人民生活的需求,因此老商業(yè)街改造項目對城市發(fā)展有著重要意義。但是與此同時,中山路商業(yè)街改造項目作為一個工程建設項目,其成本控制與管理有著重要的作用,能夠有效的降低工程成本,并能夠提高工程管理的質量。本文以老商業(yè)街施工項目成本管理為研究對象,進行了深入的研究與探討,首先提出了老商業(yè)街改造施工項目成本控制體系構建,對現(xiàn)存問題進行分析,商業(yè)街改造施工項目成本控制必須堅持原則,隨后提出成本測算業(yè)務流程。然后分為人工成本和材料成本進行了探討與分析。老商業(yè)街改造施工項目人工成本控制有效途徑是編制科學合理施工組織設計、實行“量”、“價”分離、加強合同管理、堅強人工成本管理、及時進行成本經(jīng)濟分析;在材料控制的研究上,分為鋼材、水泥、瀝青、木質材料、砂石材料、周轉材料的管理模式分別展開討論,提出材料成本分析與考核,并分析材料成本控制的效果。青島中山路商業(yè)街項目的實證研究,在對成本管理相關理論進行歸納總結的基礎上,論述老商業(yè)街改造施工項目成本構成、成本管理現(xiàn)存問題、成本控制的特點與原則,分析項目成本管理的組織機構和業(yè)務流程,并以此對該項目的人工、材料等方面進行成本分析,對管理活動各個環(huán)節(jié)的成本分析和考核進行評價,最終達到能指導實踐、解決老商業(yè)街項目成本問題的實際意義。
[Abstract]:After the reform and opening up, the construction of commercial street rose in the whole country. The commercial street not only brought about the change of the city's face, but also promoted the development of economy, and had a positive influence on the city's municipal appearance. The old commercial street in Qingdao has a long history. Qingdao has been unable to meet the economic development and people's needs, so the old commercial street reconstruction project is of great significance to urban development. But at the same time, Zhongshan Road commercial street reconstruction project as an engineering construction project, Its cost control and management play an important role, which can effectively reduce the project cost and improve the quality of the project management. This paper takes the construction project cost management of the old commercial street as the research object, carries on the thorough research and the discussion, the article takes the old commercial street construction project cost management as the research object, has carried on the thorough research and the discussion, Firstly, the paper puts forward the construction of the cost control system of the old commercial street reconstruction construction project, analyzes the existing problems, and points out that the cost control of the old commercial street reconstruction construction project must adhere to the principle. Then it puts forward the business process of cost measurement. Then it is divided into labor cost and material cost. The effective way of labor cost control of old commercial street reconstruction construction project is to draw up scientific and reasonable construction organization design. Carrying out the separation of "quantity" and "price", strengthening contract management, strong labor cost management, and carrying out cost-economic analysis in time; in the research of material control, they are divided into steel, cement, asphalt, wood material, sand and stone material, The management mode of turnover materials is discussed separately, the cost analysis and assessment of materials are put forward, and the effect of material cost control is analyzed. On the basis of summing up the related theories of cost management, this paper discusses the cost composition, the existing problems of cost management, the characteristics and principles of cost control, and analyzes the organization and business process of project cost management. Based on the cost analysis of the project, such as labor and materials, the cost analysis and assessment of each link of management activities are carried out. Finally, the practical significance of guiding practice and solving the cost problem of the old commercial street project can be reached.
