【摘要】：隨著我國經(jīng)濟的快速發(fā)展,對地區(qū)城市化發(fā)展以及城鎮(zhèn)化建設(shè)提出了更高地要求,各項工程建設(shè)進入大規(guī)模的實施階段,建設(shè)項目投資大,建設(shè)周期長,并且具有一定的復雜性和嚴格的規(guī)范要求。在城市化迅速發(fā)展的今天,建設(shè)工程規(guī)劃以及工程項目的管理作為現(xiàn)代化城市建設(shè)的重要方面,對城市綜合發(fā)展?jié)摿σ约敖?jīng)濟發(fā)展活力的提升具有重要作用。建設(shè)工程項目的布局規(guī)劃能夠有效提升城市形象,而工程項目管理是建設(shè)工程項目質(zhì)量得到保障的前提,做好城市現(xiàn)代建筑規(guī)劃,加強建設(shè)工程項目的綜合管控,對城市化建設(shè)以及工程項目的管理水平的提升具有積極影響。隨著我國房地產(chǎn)市場的快速發(fā)展,工程項目管理系統(tǒng)仍有待完善,特別是建設(shè)工程項目的成本管理與工程質(zhì)量緊密相關(guān),如何在保證工程質(zhì)量前提下,使工程項目在計劃成本內(nèi)或以最低成本完成建設(shè),是工程建設(shè)活動中需要關(guān)注的重要問題。只有切實提高建設(shè)工程項目成本管理水平,同時保障工程項目的質(zhì)量水準,才能促進地區(qū)經(jīng)濟的良性發(fā)展,提升城鄉(xiāng)居民的生活水平。本文基于城市進程化中工程項目管理的角度,圍繞煙臺建城西府建設(shè)工程項目的開發(fā)建設(shè),對建設(shè)工程項目的成本管理進行研究分析。引言部分,闡述了相關(guān)研究背景以及研究現(xiàn)狀,明確了本文研究的方法以及結(jié)構(gòu)體系,論述了本文所具有的創(chuàng)新點；第一章節(jié),明確了項目成本管理的內(nèi)涵、原則及主要內(nèi)容,分析了建設(shè)項目成本控制管理的主要措施；第二章節(jié),分別對煙臺建城西府建設(shè)工程項目的背景、條件、方案進行闡述,分析了該項目的所在地概況及其市場情況,論述了建城西府項目建設(shè)環(huán)境和成本管理的必要性；第三章節(jié),分別在項目前期階段成本、設(shè)計階段成本以及建設(shè)階段的成本預算進行分析,并進行總結(jié)闡述；第四章節(jié),對建城西府項目成本管理進行重點論述,分別圍繞該項目對前期、設(shè)計以及招投標階段的合同管理進行論述分析,著重分析了施工階段的成本管理以及工程結(jié)算階段的成本管理；第五章節(jié),分別在設(shè)計階段、項目建設(shè)階段以及項目組織構(gòu)架優(yōu)化等三個方面進行論述,明確了建城西府建設(shè)工程項目的成本管理保障措施；本文利用掙得值法以及動態(tài)成本管理的方式對建城西府建設(shè)工程項目進行了成本控制,并且通過對建設(shè)項目全過程成本管理進行分析,論證了建城西府建設(shè)工程項目的成本管理方法。對于建設(shè)工程項目而言,需要進行質(zhì)量、安全、進度、成本等多方面的管理和協(xié)調(diào),才能保證工程的順利竣工交付,而工程管理中的成本管理與工程質(zhì)量具有緊密的聯(lián)系,做好工程管理中成本管理工作,保證工程質(zhì)量符合國家標準以及行業(yè)標準的有關(guān)要求,是工程項目管理中的重要內(nèi)容。
[Abstract]:With the rapid development of our country's economy, higher demands have been put forward for the development of regional urbanization and the construction of urbanization. The construction of various projects has entered into a large-scale implementation stage, and the construction projects have a large investment and a long construction period. With the rapid development of urbanization, construction engineering planning and project management are important aspects of modern urban construction. It plays an important role in the promotion of the city's comprehensive development potential and the vitality of economic development. The layout and planning of construction projects can effectively enhance the image of the city, and project management is the premise of ensuring the quality of construction projects. It has a positive effect on the urbanization construction and the improvement of the management level of the engineering project to do well the urban modern building planning and strengthen the comprehensive control of the construction project. With the rapid development of the real estate market in our country, The project management system still needs to be perfected, especially the cost management of the construction project is closely related to the engineering quality. How to make the project complete the construction within the planned cost or at the lowest cost under the premise of ensuring the engineering quality. Only by improving the cost management level of the construction project and ensuring the quality level of the project can we promote the benign development of the regional economy. Based on the perspective of project management in the process of urban development, this paper studies and analyzes the cost management of construction projects around the development and construction of Yantai City West Office Construction Project. This paper expounds the relevant research background and research status, clarifies the research method and structure system of this paper, discusses the innovation points of this paper, the first chapter, clarifies the connotation, principle and main content of project cost management. This paper analyzes the main measures of cost control and management of the construction project, the second chapter, expounds the background, conditions and scheme of the construction project of Yantai City West Office, and analyzes the general situation of the location of the project and its market situation. This paper discusses the necessity of the construction environment and cost management of the project in Xifu, the third chapter, analyzes the cost in the early stage of the project, the cost of the design phase and the cost budget of the construction phase, and summarizes and expounds the cost budget of the project in 4th. This paper focuses on the cost management of the Xifu project, and discusses and analyzes the contract management in the early stage, design and bidding stage of the project, respectively. The cost management of the construction phase and the project settlement stage are emphatically analyzed, and the 5th chapter is discussed in three aspects, namely, the design stage, the project construction stage and the optimization of the project organization framework. This paper clarifies the cost management and guarantee measures of the construction project of the west capital of Jiancheng city, and makes use of the method of earning value and the way of dynamic cost management to control the cost of the construction project of the west capital of the building city. And through the analysis of the whole process cost management of the construction project, the cost management method of the construction project of Jiancheng Xifu is demonstrated. For the construction project, the quality, safety and progress are needed. The cost management and coordination can ensure the smooth completion and delivery of the project, and the cost management in the engineering management is closely related to the quality of the project, so the cost management work in the engineering management can be done well. It is an important content in project management to ensure that the engineering quality meets the requirements of national standards and industry standards.
