【摘要】:風(fēng)險(xiǎn)管理自上世紀(jì)50年代以來,越來越受到各國企業(yè)領(lǐng)導(dǎo)層和項(xiàng)目實(shí)施層的重視,相關(guān)理論和方法工具也在實(shí)踐中逐步得到豐富和發(fā)展。在工程項(xiàng)目實(shí)施層面,基于工程自身的特點(diǎn)和存在各種條件約束因素的影響,風(fēng)險(xiǎn)管理的課題更具有現(xiàn)實(shí)的意義。低密度群體住宅作為一類特殊的民用建筑住宅工程,由于高端購買客戶品質(zhì)需求的特殊性和項(xiàng)目施工的特點(diǎn),其機(jī)電工程施工風(fēng)險(xiǎn)比常規(guī)意義上的建筑工程更為突出。為保證該類機(jī)電工程在實(shí)施管理受控的狀態(tài)下達(dá)到最終交付并滿足客戶定位需求和社會效益的更好體現(xiàn),施工過程需運(yùn)用風(fēng)險(xiǎn)管理理論和工具進(jìn)行各種風(fēng)險(xiǎn)辨識并加以分析和評價(jià),采取相應(yīng)的風(fēng)險(xiǎn)管控措施保證項(xiàng)目管理體系高效能、低風(fēng)險(xiǎn)運(yùn)行。論文對低密度住宅和總承包項(xiàng)目施工管理特點(diǎn)進(jìn)行了闡述,在此基礎(chǔ)上進(jìn)一步分析低密度住宅項(xiàng)目機(jī)電工程施工的風(fēng)險(xiǎn)特點(diǎn),進(jìn)行了該類型項(xiàng)目機(jī)電施工風(fēng)險(xiǎn)的辨識和風(fēng)險(xiǎn)分析論述,建立了以綜合層次分析法為主要架構(gòu)的低密度住宅工程機(jī)電施工風(fēng)險(xiǎn)評價(jià)體系。選取了一個(gè)滾動開發(fā)的高端別墅群項(xiàng)目機(jī)電實(shí)施的案例,進(jìn)行了針對固定總價(jià)含變更洽商的特殊條件下風(fēng)險(xiǎn)的定性分析和風(fēng)險(xiǎn)量化分析,對項(xiàng)目整體風(fēng)險(xiǎn)進(jìn)行評估,同時(shí)在針對性風(fēng)險(xiǎn)應(yīng)對措施方面進(jìn)行了實(shí)際操作層面的敘述。本論文立足于微觀風(fēng)險(xiǎn)管控的立場,力求在實(shí)際工程項(xiàng)目中用比較客觀和簡單可行方法進(jìn)行風(fēng)險(xiǎn)管理嘗試,為針對性風(fēng)險(xiǎn)管理方法提供借鑒。
[Abstract]:Since -50s, risk management has been paid more and more attention by the enterprise leadership and project implementation level of various countries, and the related theories and methods have been enriched and developed gradually in practice. Based on the characteristics of the project itself and the influence of various conditions and constraints, the subject of risk management has more practical significance. Due to the particularity of the quality requirements of high-end purchasing customers and the characteristics of project construction, The construction risk of the electromechanical engineering is more prominent than that of the conventional construction engineering. In order to ensure the final delivery of this kind of mechanical and electrical engineering under the condition of the implementation of management and control and to meet the needs of the customer orientation and the better embodiment of the social benefits, In the construction process, risk management theory and tools should be used to identify, analyze and evaluate the risks, and the corresponding risk control measures should be taken to ensure the high efficiency of the project management system. This paper expounds the construction management characteristics of low-density housing and general contracting projects, and further analyzes the risk characteristics of electromechanical engineering construction in low-density residential projects. The risk identification and risk analysis of electromechanical construction of this type of project are discussed. A risk evaluation system for electromechanical construction of low density residential engineering is established based on comprehensive analytic hierarchy process (AHP). A case of mechanical and electrical implementation of high-end villa group project is selected. The qualitative analysis and risk quantitative analysis of the risk under the special condition that the fixed total price includes change negotiation are carried out, and the overall risk of the project is evaluated. At the same time, the practical operational aspects of the targeted risk response measures are described. This paper is based on the position of micro-risk management, and tries to use more objective and simple methods to manage risk in actual engineering projects. To provide reference for targeted risk management methods.
