【摘要】:工期、成本、質(zhì)量一直以來(lái)是高層住宅樓工程項(xiàng)目施工過(guò)程中管理控制的最主要三大目標(biāo),也是承包商(承建方)最關(guān)心的工作目標(biāo)。項(xiàng)目業(yè)主單位、監(jiān)理單位以及施工承包單位,其工作內(nèi)容都要圍繞這三大目標(biāo)而展開(kāi)。雖然工期、成本、質(zhì)量各自的內(nèi)涵和控制方法各不相同,但是它們之間卻存在著相互關(guān)聯(lián),即它們之間是對(duì)立統(tǒng)一的關(guān)系。從施工總承包單位的角度而言,要使高層住宅樓項(xiàng)目工期、成本、質(zhì)量三大目標(biāo)同時(shí)達(dá)到最優(yōu)幾乎是不可能的。在此,僅從高層住宅樓工程項(xiàng)目施工總承包單位的角度出發(fā),旨在探討一種高層住宅樓工程項(xiàng)目“質(zhì)量、成本、工期”三大目標(biāo)綜合優(yōu)化的方法。首先經(jīng)過(guò)總結(jié)分析有關(guān)國(guó)內(nèi)外相關(guān)領(lǐng)域研究文獻(xiàn),探討了工期、成本、質(zhì)量綜合優(yōu)化研究領(lǐng)域目前存在的主要不足及開(kāi)展研究本課題的意義。之后,分析界定了論文的研究對(duì)象——高層住宅樓工程項(xiàng)目,并且簡(jiǎn)要分析了研究出發(fā)的角度,即施工總承包模式。然后,在參考總結(jié)相關(guān)參考文獻(xiàn)中工程項(xiàng)目工期、質(zhì)量、成本三大目標(biāo)相互間基本關(guān)系的前提下,基于線(xiàn)性多目標(biāo)規(guī)劃相關(guān)理論,探討構(gòu)建了以工程質(zhì)量為第一優(yōu)化目標(biāo)、以施工成本為第二優(yōu)化目標(biāo)、以施工工期為第三優(yōu)化目標(biāo)的“質(zhì)量-成本-工期綜合優(yōu)化模型”。該模型主要做了以下探索:(1)考慮了高層住宅樓項(xiàng)目施工過(guò)程中各項(xiàng)施工任務(wù)之間的搭接關(guān)系,這種搭接關(guān)系可直接反應(yīng)在工程項(xiàng)目工期優(yōu)化計(jì)算中;(2)考慮了高層住宅樓項(xiàng)目在蘭州市地區(qū)范圍內(nèi)施工必不可少的“冬休期”,“冬休期”的長(zhǎng)短不僅影響工程項(xiàng)目工期的長(zhǎng)短,而且影響施工承包方的施工成本,這種相互關(guān)系在該模型中得到了充分體現(xiàn);(3)探討了基于掙值法的工期-成本-質(zhì)量動(dòng)態(tài)控制程序,對(duì)工程項(xiàng)目工期、成本、質(zhì)量實(shí)施動(dòng)態(tài)控制。最后論文針對(duì)一個(gè)蘭州市某住宅小區(qū)的一棟高層住宅樓實(shí)際工程項(xiàng)目,建立了該項(xiàng)目的“質(zhì)量-成本-工期綜合優(yōu)化模型”,并且進(jìn)行了優(yōu)化計(jì)算。從優(yōu)化計(jì)算的結(jié)果來(lái)看,以質(zhì)量為第一優(yōu)化目標(biāo)、以成本為第二優(yōu)化目標(biāo)、以工期為第三優(yōu)化目標(biāo)的綜合優(yōu)化模型既能滿(mǎn)足施工單位的期望,也能滿(mǎn)足建設(shè)單位的要求。
[Abstract]:The construction period, cost and quality have always been the three main objectives of the management control in the construction process of the high-rise residential building project, and are also the most concerned work objectives of the contractor (contractor). Supervision unit as well as construction contracting unit, its work content should revolve around these three big goals, although the time limit, the cost, the quality respective connotation and the control method are different. However, there is a mutual correlation between them, that is, they are the unity of opposites. From the point of view of the construction general contracting unit, it is necessary to make the construction period and cost of the high-rise residential building project. It is almost impossible to achieve the optimal quality three goals at the same time. In this paper, only from the point of view of the general contracting unit of the construction project of the high-rise residential building project, the purpose of this paper is to discuss the quality and cost of a high-rise residential building project. The method of comprehensive optimization of time limit "three major objectives". Firstly, through the summary and analysis of the relevant domestic and foreign research literature, the paper discusses the time limit and cost. The main deficiencies in the research field of quality synthesis optimization and the significance of carrying out the research. Then, the paper defines the research object-high-rise residential building project. And a brief analysis of the point of view of the study, that is, the general construction contract mode. Then, in the relevant reference literature in the project duration, quality, cost of the three major objectives of the premise of the basic relationship between each other. Based on the theory of linear multi-objective programming, this paper discusses the construction of the project quality as the first optimization goal and construction cost as the second optimization goal. The "Quality-Cost-duration Comprehensive Optimization Model", which takes the construction period as the third optimization objective, has been explored as follows: 1). The overlap relationship between various construction tasks in the construction process of high-rise residential building project is considered. This kind of overlap relation can be directly reflected in the optimization calculation of the project duration. (2) taking into account the "winter break", which is essential for the construction of high-rise residential building projects in Lanzhou area, the length of the "winter off period" not only affects the duration of the project construction period. Moreover, this relationship is fully reflected in the model, which affects the construction cost of the construction contractor. 3) the dynamic control program of time-cost and quality based on earned value method is discussed, and the project duration and cost are discussed. Finally, aiming at an actual project of a high-rise residential building in a residential district of Lanzhou City, a comprehensive optimization model of quality, cost and time limit is established. From the results of optimization calculation, quality is the first optimization objective and cost is the second optimization goal. The comprehensive optimization model with the time limit as the third optimization objective can not only meet the expectations of the construction units but also meet the requirements of the construction units.
