我國商業(yè)銀行個人住房貸款風(fēng)險管理研究
[Abstract]:With the development of the real estate market in China, commercial banks take real estate as collateral to carry out personal housing loans. Due to the rising housing prices in the current period, the bad rate of personal housing loans is relatively low. Personal housing lending has also become a competition among banks for quality business, so some lenders have loosened risk management for personal housing loans. The subprime mortgage crisis in the United States originated from the banks neglecting to guard against the risk of personal housing loans, which led to its serious consequences. It also issued a warning to our commercial banks that the risk management of personal housing loans must be strengthened in a timely manner. And raise the level of bank risk management. Therefore, the study of personal housing loan risk management has a strong practical significance and application. Based on the research of the influencing factors of commercial banks' personal housing loan risk, this paper draws lessons from the existing research results at home and abroad, cuts into the causes of individual housing loan risks, and from the perspective of commercial bank risk management. This paper analyzes the key factors affecting the risk of individual housing loan in commercial banks and the mechanism of these factors leading to default risk. Referring to the advanced experience of foreign individual housing loan and combining the actual situation of our country, this paper studies the risk of individual housing loan of commercial bank, and uses comparative analysis and other technical means to analyze the sample data. This paper puts forward some suggestions and countermeasures for Chinese commercial banks to perfect their own risk management mechanism and establish personal credit system.
