【摘要】:近幾年來,隨著金融改革的深入和住房貸款業(yè)務(wù)的飛速發(fā)展,原本只注重中小企業(yè)貸款的區(qū)域性金融機(jī)構(gòu)也開始將其作為一個(gè)新的利潤增長點(diǎn),經(jīng)過幾年的快速發(fā)展,目前住房貸款已進(jìn)入風(fēng)險(xiǎn)高發(fā)區(qū)間。如何進(jìn)一步完善區(qū)域性金融機(jī)構(gòu)住房貸款風(fēng)險(xiǎn)管理體系建設(shè),強(qiáng)化管理手段,降低因如內(nèi)控制度不健全、執(zhí)行不到位、風(fēng)險(xiǎn)難點(diǎn)和重點(diǎn)管理不到位等一系列問題帶來的風(fēng)險(xiǎn),是當(dāng)前區(qū)域性金融機(jī)構(gòu)亟待解決的課題。 本文以“潁淮農(nóng)商銀行住房貸款風(fēng)險(xiǎn)管理研究”為題,從住房貸款風(fēng)險(xiǎn)管理的基本理論出發(fā),分析風(fēng)險(xiǎn)產(chǎn)生的相關(guān)因素,利用理論結(jié)合實(shí)際的方法,通過對阜陽潁淮農(nóng)村商業(yè)銀行(以下簡稱阜陽潁淮農(nóng)商銀行)住房貸款業(yè)務(wù)風(fēng)險(xiǎn)因素的分析,全面探索區(qū)域性金融機(jī)構(gòu)住房貸款風(fēng)險(xiǎn)管理框架的構(gòu)建和應(yīng)具備的管理手段。 本文共分六個(gè)部分,具體內(nèi)容安排如下: 第一部分為緒論部分,簡要介紹本文的選題背景及研究意義,文章的研究思路和方法,以及創(chuàng)新與特色之處。 第二部分為國內(nèi)外研究現(xiàn)狀,分別就國內(nèi)外對住房貸款風(fēng)險(xiǎn)管理的相關(guān)研究進(jìn)行了簡要介紹。 第三部分是我國住房貸款風(fēng)險(xiǎn)綜述。介紹了我國住房貸款業(yè)務(wù)發(fā)展概況和基礎(chǔ)理論,并就住房貸款風(fēng)險(xiǎn)的概念和產(chǎn)生因素進(jìn)行了具體的分析。 第四部分是對潁淮農(nóng)商銀行住房貸款風(fēng)險(xiǎn)問題的具體分析。在介紹了其住房貸款業(yè)務(wù)市場的現(xiàn)狀后,對潁淮農(nóng)商銀行在住房貸款風(fēng)險(xiǎn)中存在的問題進(jìn)行了深入剖析。 第五部分是對潁淮農(nóng)商銀行住房貸款風(fēng)險(xiǎn)管理框架設(shè)計(jì)的具體介紹。首先闡述了框架設(shè)計(jì)思路,然后對框架進(jìn)行逐項(xiàng)分析。 第六部分是結(jié)論和展望,在總結(jié)了以上內(nèi)容的基礎(chǔ)上做出本文結(jié)論,最后對文中不足做出分析和展望。 本文的創(chuàng)新之處是根據(jù)對區(qū)域性金融機(jī)構(gòu)及阜陽潁淮農(nóng)商銀行相關(guān)調(diào)查中所掌握信息,系統(tǒng)性地梳理了我國住房貸款風(fēng)險(xiǎn)種類及影響因素,進(jìn)而通過對潁淮農(nóng)商銀行基本情況和住房貸款風(fēng)險(xiǎn)的具體分析,建立了與之相適應(yīng)的風(fēng)險(xiǎn)管理框架,并就農(nóng)民住房貸款這一新興業(yè)務(wù)提出了管理思路,對我國區(qū)域性金融機(jī)構(gòu)住房貸款業(yè)務(wù)管理理論的充實(shí)和金融監(jiān)管部門加強(qiáng)對此業(yè)務(wù)的監(jiān)管都有一定的借鑒和參考意義。
[Abstract]:In recent years, with the deepening of financial reform and the rapid development of housing loan business, the regional financial institutions that only pay attention to the loan of small and medium-sized enterprises have begun to take it as a new profit growth point. After several years of rapid development, housing loans have entered high risk areas. How to further improve the construction of regional financial institutions housing loan risk management system, strengthen the management means. It is an urgent task for regional financial institutions to reduce the risks brought by such problems as imperfect internal control system, inadequate execution, difficult risk and inadequate key management. Based on the basic theory of housing loan risk management, this paper analyzes the related factors of the risk, and combines the theory with the practical method to study the housing loan risk management of Yinghuai Agricultural and Commercial Bank. Through the Fuyang Yinghuai Rural Commercial Bank (hereinafter referred to as Fuyang Yinghuai Agricultural Commercial Bank) housing loan business risk factors analysis. This paper probes into the construction of housing loan risk management framework of regional financial institutions and the management means it should possess. This paper is divided into six parts, the specific content is as follows: The first part is the introduction part, briefly introduces the background and significance of this paper, the research ideas and methods, as well as the innovation and characteristics. The second part is the current situation of domestic and international research on the risk management of housing loans. The third part is a summary of housing loan risk in China. It introduces the general situation and basic theory of housing loan business in China, and makes a concrete analysis on the concept of housing loan risk and its producing factors. The 4th part is the concrete analysis of the housing loan risk of Yinghuai Agricultural and Commercial Bank. After introducing the present situation of the housing loan business market of Yinghuai Agricultural and Commercial Bank. This paper deeply analyzes the problems existing in the housing loan risk of Yinghuai Agricultural and Commercial Bank. The 5th part is a concrete introduction to the design of the housing loan risk management framework of Yinghuai Agricultural and Commercial Bank. Firstly, the frame design idea is expounded, and then the frame is analyzed item by item. The 6th part is the conclusion and prospect. Based on the conclusion above, the conclusion is made. Finally, the deficiency of the paper is analyzed and prospected. The innovation of this paper is based on the regional financial institutions and Fuyang Yinghuai Agricultural and Commercial Bank in the relevant survey information, systematically combing the types of housing loans in China and the impact factors. Then through the analysis of the basic situation of Yinghuai Agricultural and Commercial Bank and the housing loan risk, the paper sets up the corresponding risk management framework, and puts forward the management ideas on the new business of farmers' housing loan. It can be used for reference to enrich the management theory of housing loan business of regional financial institutions in China and to strengthen the supervision of this business by the financial supervision department.
