【摘要】：經(jīng)濟(jì)全球一體化和金融自由化進(jìn)程不斷加快,促進(jìn)了國際資本的流動。同時,迅速發(fā)展的中國經(jīng)濟(jì)以及人民幣的預(yù)期升值,自上世紀(jì)90年代,國際熱線開始涌入我國。隨著我國房地產(chǎn)行業(yè)的興起,其巨大的利潤空間,使房地產(chǎn)市場吸引了大批的國際熱線。房地產(chǎn)行業(yè)日益盛行的投機(jī),使我國房地產(chǎn)價格不斷上漲。作為我國經(jīng)濟(jì)的支柱產(chǎn)業(yè)之一,房地產(chǎn)行業(yè)關(guān)系到國計(jì)民生的大事,其價格的急劇變化,對我國社會的穩(wěn)定和宏觀經(jīng)濟(jì)的調(diào)控均會產(chǎn)生較大影響:一方面,它使我國房地產(chǎn)市場供求的失衡加劇;另一方面,對房地產(chǎn)價格的上漲及房地產(chǎn)市場的發(fā)展,起到了一定的促進(jìn)作用。文章對我國國際熱錢涌動的現(xiàn)狀,國際熱錢涌入我國的原因和途徑等進(jìn)行了分析,并特別分析了國際熱錢對我國房地產(chǎn)價格的影響,提出了對國際熱錢涌入進(jìn)行監(jiān)管的對策和建議。
[Abstract]:The process of global economic integration and financial liberalization has accelerated, promoting the flow of international capital. At the same time, the rapid development of China's economy and the expected appreciation of the RMB, since the 90s last century, the international hotline began to pour into China. With the rise of the real estate industry in China, its huge profit space has made the real estate market attract a large number of international hotlines. The increasingly prevalent speculation in the real estate industry has made the price of real estate in China rising. As one of the pillar industries of China's economy, the real estate industry is related to the sharp change of beneficial to the people's livelihood event, the price regulation, the stability of our society and economy have great effect: on the one hand, it makes the imbalance between supply and demand of China's real estate market is increasing; on the other hand, the development of real estate prices and real estate market, play a certain role in promoting. The article analyzes the current situation of international hot money in China, analyzes the reasons and ways of the influx of international hot money into China, especially analyzes the influence of international hot money on China's real estate price, and puts forward some countermeasures and suggestions for supervising the influx of international hot money.
