基于價值工程的住宅全裝修方案優(yōu)化設計研究

【摘要】: 住宅全裝修是指房屋交房前,套內所有功能空間的固定面鋪裝或粉刷完成,廚房、衛(wèi)生間的基本設備全部安裝到位;當然,也可以陳設家具和布藝裝飾從而延伸成完整的室內裝飾;土建與裝修一體化的全裝修是未來裝修的發(fā)展方向。 如何設計出滿足消費者功能需要,成本合理的裝修方案,使得全裝修在得以規(guī);瘜嵭械耐瑫r,滿足目標客戶群的個性功能需求,是擺在房地產開發(fā)企業(yè)、裝修設計企業(yè)和政府主管部門面前的重要問題。本文利用價值工程原理,分析住宅全裝修的功能與成本;通過將設計流程與價值工程工作流程相結合來構建全裝修方案的優(yōu)化設計模式,使設計得以發(fā)揮團隊優(yōu)勢,尋求既能滿足目標客戶功能需求與成本要求,又能規(guī)模化執(zhí)行的設計方案。 本文通過對住宅全裝修的功能分析,明確全裝修應該具有:美化室內空間、利用和再塑室內空間、隱蔽結構和設備、提高住宅物理性能、提高住宅實用性等五項基本功能,每個功能又可分為若干子功能;通過對這些功能的問卷調查,比較打分,應用0-4法加權平均得到各個功能指標的相對重要性;通過對住宅全裝修的成本分析,明確了全裝修的成本構成,并通過構建基于UniFormat體系的全裝修成本核算體系,明確了各部分裝修以不同材料進行裝修的成本,使得在方案分析中核算功能成本成為現(xiàn)實,也為快速核算不同方案的成本提供工具。 在基于價值工程的優(yōu)化設計模式的構建中,本文借鑒外國的經驗,將價值工程與設計結合起來,建立一個價值工程實施流程與設計流程相結合的新流程;并認為設計團隊應該和價值工程團隊是一體的,他們應該有機的結合起來,形成一個價值工程---設計團隊。價值工程—設計團隊按收集整理信息、建立成本核算體系、分析住宅全裝修功能、確定功能重要性系數(shù)、設計方案、優(yōu)選方案、對優(yōu)選方案進行價值工程分析、創(chuàng)造優(yōu)化改進措施、發(fā)展優(yōu)化改進措施、提交設計方案及價值工程成果審核、設計詳細施工圖等步驟有序地開展優(yōu)化設計工作。 通過基于價值工程的優(yōu)化設計模式的應用分析,發(fā)現(xiàn)基于價值工程的優(yōu)化設計模式實用,可操作性良好。
[Abstract]:Housing full decoration means that before the house is handed in, the fixed surface of all functional spaces in the suite is paved or painted, and the basic equipment of the kitchen and toilet is all installed in place; of course, Can also display furniture and cloth decoration to extend into a complete interior decoration; civil construction and decoration integration of the full decoration is the future direction of decoration. How to design a decoration scheme that meets the functional needs of consumers and reasonable cost, so that the full decoration can be carried out on a large scale, and at the same time meet the individual functional needs of the target customer groups, is placed in the real estate development enterprises. Decoration and design enterprises and government departments in front of the important issues. Based on the theory of value engineering, this paper analyzes the function and cost of house decoration, constructs the optimal design pattern of the whole decoration scheme by combining the design process with the value engineering work flow, so that the design can give play to the advantages of the team. To find a design that can meet the functional and cost requirements of the target customers and can be implemented on a large scale. Based on the analysis of the function of the complete decoration of the residence, it is clear that the complete decoration should have five basic functions: beautifying the indoor space, utilizing and remolding the indoor space, hiding the structure and equipment, improving the physical performance of the residence, improving the practicability of the residence, etc. Each function can be divided into several sub-functions; through the questionnaire survey of these functions, comparative scoring, the application of the 0-4 method weighted average of the relative importance of each functional index; through the cost analysis of the full decoration of housing, The cost composition of full decoration is defined, and the cost accounting system of full decoration based on UniFormat system is constructed, and the cost of decoration with different materials is clarified, which makes the accounting of functional cost become a reality in program analysis. It also provides a tool for quick cost accounting of different scenarios. In the construction of optimal design pattern based on value engineering, this paper uses the experience of foreign countries for reference, combines value engineering with design, and establishes a new process which combines value engineering implementation process with design process. The design team should be integrated with the value engineering team, and they should combine organically to form a value engineering-design team. Value engineering-the design team collects and collates the information, establishes the cost accounting system, analyzes the housing decoration function, determines the function importance coefficient, the design scheme, the optimal selection plan, carries on the value engineering analysis to the superior selection plan, Create optimization improvement measures, develop optimization improvement measures, submit design plans and value engineering results audit, design detailed construction drawings and other steps to carry out the optimization design work in an orderly manner. Through the application analysis of the optimal design pattern based on value engineering, it is found that the optimal design pattern based on value engineering is practical and operable.
