地產(chǎn)景觀的認(rèn)知及其價值取向研究

【摘要】:伴隨著地產(chǎn)行業(yè)十幾年來的快速發(fā)展,地產(chǎn)景觀已然成為當(dāng)代最熱門的行業(yè)之一。地產(chǎn)景觀行業(yè)過快的發(fā)展,帶來環(huán)境質(zhì)量提高的同時,也導(dǎo)致了行業(yè)發(fā)展的不密實。國家經(jīng)濟從2012年下行以來,附屬于樓市的地產(chǎn)景觀開始出現(xiàn)轉(zhuǎn)折,地產(chǎn)景觀項目的減少和對成本的嚴(yán)格管控,都是國家經(jīng)濟下行帶給開發(fā)商們必須面臨的兩個選擇。天生具有商業(yè)目的的地產(chǎn)景觀的建設(shè)開始需要全面考慮,如何高效、優(yōu)質(zhì)地建設(shè)開發(fā),如何合理、有效地降低項目建設(shè)成本,這對于當(dāng)前地產(chǎn)景觀行業(yè)中的建設(shè)單位、施工單位們顯得尤為重要。在這一階段,也正是人們可以冷靜地重新認(rèn)識地產(chǎn)景觀和對地產(chǎn)景觀行業(yè)未來發(fā)展出路做探索的最佳時期。首先,本文從四個方面來重新認(rèn)識地產(chǎn)景觀。一,是從性質(zhì)上認(rèn)知。結(jié)合不同人群的不同的理解,追加個人觀點后作出定義,并羅列當(dāng)前并存的地產(chǎn)景觀風(fēng)格,簡單地分析各個風(fēng)格的性質(zhì)和特點,有助于橫向了解行業(yè)基本性質(zhì)。二,是從發(fā)展上認(rèn)知。梳理十年來的縱向發(fā)展和項目間的橫向發(fā)展的比較,感知發(fā)展的規(guī)律和動態(tài),也進一步指出了當(dāng)前發(fā)展的嚴(yán)峻形勢和被動局面,同時也預(yù)測未來的發(fā)展趨勢是穩(wěn)、緩、優(yōu)的新常態(tài)。三,對行業(yè)里普遍存在但卻被人們置若罔聞的諸如山寨風(fēng)格、偽生態(tài)、缺失人性化等等典型現(xiàn)象進行揭示和自我思考,旨在能深刻地對地產(chǎn)景觀行業(yè)發(fā)展?fàn)顩r進行反思和經(jīng)驗總結(jié),走出認(rèn)知誤區(qū),樹立正確的價值觀。四,是從建設(shè)價值上認(rèn)知。地產(chǎn)景觀建設(shè)價值由經(jīng)濟價值、社會價值、生態(tài)價值組成。經(jīng)濟價值包含商業(yè)價值和植物經(jīng)濟價值,社會價值包含景觀美學(xué)價值及功能價值,生態(tài)價值包含景觀生產(chǎn)力價值、生態(tài)服務(wù)功能價值等。其次,從地產(chǎn)景觀建設(shè)的五個階段上來分析其價值管理。一、在投資意向階段上的價值管理,主要體現(xiàn)在如何挖掘建設(shè)價值以吸引投資。二、在決策階段上的價值管理,主要表現(xiàn)在如何去論證項目建設(shè)的必要性和可行性。三、設(shè)計階段上,把控景觀最終效果需要從概念方案到施工建設(shè)全過程監(jiān)督和優(yōu)化改進,不斷完善;項目的設(shè)計成本控制需要設(shè)計的各個階段來嚴(yán)格把控;項目的生態(tài)原則性,則需要堅持生態(tài)意識和以科學(xué)技術(shù)為指導(dǎo)。四、在施工階段上,把控景觀效果需要與設(shè)計的無縫對接,機動地優(yōu)化改進設(shè)計方案;項目的施工成本控制需要從施工過程的人員、材料、工程資料等管理;項目的生態(tài)性,更需要嚴(yán)格對施工場地、施工材料處理以及建筑垃圾的處理等方面來管理。五、在后期維護階段上,景觀效果延續(xù)和完美則需設(shè)計和制定一系列完善的項目維護規(guī)章制度和管理條例,培養(yǎng)并固定從業(yè)人員;后期維修成本控制需要嚴(yán)格執(zhí)行預(yù)算,靈活處理維修事宜;對生態(tài)平衡的保持,更需要養(yǎng)護人員的靈活改造和一份堅持。最后,結(jié)合效果、成本、生態(tài)等影響到地產(chǎn)景觀建設(shè)價值的幾個因素,歸納出地產(chǎn)景觀建設(shè)價值的模糊關(guān)系式。因素間的此消彼長,都會使地產(chǎn)景觀呈多元化的發(fā)展。尋求作用的平衡點,使得建設(shè)價值最大化,是我們當(dāng)代從業(yè)人員需要肩負(fù)的使命。
[Abstract]:With the rapid development of more than ten years in the real estate industry, the real estate landscape has become one of the most popular industries in the contemporary era. The rapid development of the real estate landscape industry has brought about the improvement of the environmental quality, which has also led to the non dense development of the industry. Since the 2012, the property landscape attached to the property market has begun to turn. The reduction of landscape projects and the strict control and control of the cost are the two choices that the national economic downturn has to bring to the developers. The construction of the real estate landscape, which is born with the commercial purpose, needs to be considered comprehensively. How to efficiently and efficiently build and develop, how to effectively reduce the cost of the project construction, this is the current real estate landscape. In view of the construction units in the industry, the construction units are particularly important. At this stage, it is also the best time for people to reunderstand the real estate landscape and explore the future development of the real estate landscape industry. First, this article reunderstands the real estate landscape from four aspects. First, it is from the nature of cognition. Different understanding, after adding personal views to make a definition, and enumerate the current coexistence of the real estate landscape style, simple analysis of the nature and characteristics of each style, helps to understand the basic nature of the industry horizontally. Two, it is from the development of cognition. Carding the vertical development and the comparison of the horizontal development between the items for ten years, the law of perception development and the law of development. The dynamic, further points out the severe situation and passive situation of the current development, and also predicts that the future development trend is stable, slow and excellent. Three, some typical phenomena, such as Shanzhai style, pseudo ecology and lack of human nature, are revealed and self thought, which are common in the industry but are ignored by people. Rethinking and summarizing the development of the real estate landscape industry, getting out of the cognitive misunderstandings and setting up the correct values. Four, it is from the construction value. The value of the real estate landscape is composed of economic value, social value and ecological value. The economic value includes commercial value and plant economic value, and the social value includes the landscape aesthetic price. Value and function value, ecological value includes landscape productivity value, ecological service function value and so on. Secondly, it analyzes its value management from the five stages of real estate landscape construction. First, the value management in the investment intention stage is mainly reflected in how to tap the construction value to attract investment. Two, the value management at the decision-making stage, the master of value management. It is necessary to demonstrate the necessity and feasibility of demonstrating project construction. Three, at the stage of design, the final effect of controlling landscape needs to be monitored and optimized from conceptual scheme to construction construction, and the design cost control of the project needs to be strictly controlled at all stages of design; the ecological principle of the project needs to be maintained. The ecological consciousness and the guidance of science and technology. Four, during the construction stage, the control of the landscape effect needs to be butted with the design, and the design scheme is optimized maneuverable. The construction cost control of the project needs to be managed from the personnel, materials and engineering materials of the construction process; the ecological nature of the project needs to be stricter with the construction site and the construction material. Five, in the late maintenance stage, the continuation and perfection of the landscape effect should be designed and set up a series of perfect project maintenance rules and regulations and regulations to train and fix the employees; the later maintenance cost control needs strict implementation of the budget, flexible handling of maintenance matters; and ecological peace. In the end, several factors that affect the value of the real estate landscape construction are summed up in the end, combining effect, cost, ecology, etc., and the fuzzy relation of the value of real estate landscape construction is summed up. To maximize the value of construction is the mission of our contemporary employees.
