【摘要】：伴隨著我國社會、經(jīng)濟(jì)、城市發(fā)展的客觀需求,城市建筑綜合體近年來在我國得到了空前的發(fā)展。但是,相對其高速發(fā)展態(tài)勢及其在城市生活中所承擔(dān)的重要作用,國內(nèi)關(guān)于城市建筑綜合體開發(fā)、建設(shè)、運(yùn)營模式的探究還未受到足夠重視。由此引發(fā)的諸如土地開發(fā)強(qiáng)度失衡、基礎(chǔ)設(shè)施容量飽和、項(xiàng)目形態(tài)單一雷同、開放空間公共性不足等問題均反映出對城市建筑綜合體所具有的城市屬性及其社會績效等方面的研究亟待加強(qiáng)。大連萬達(dá)集團(tuán)作為國內(nèi)綜合體領(lǐng)域開發(fā)建設(shè)的探路者和領(lǐng)軍者,不論從產(chǎn)品數(shù)量上還是開發(fā)模式上均可作為典型進(jìn)行研究總結(jié)。因此,要從城市的角度深入研究建筑綜合體的城市屬性問題,選取萬達(dá)綜合體模式作為研究對象就是必要且適宜的。論文以“城市性”為主體線索,串聯(lián)起萬達(dá)綜合體模式的誕生及演變歷程、萬達(dá)綜合體模式與城市功能特質(zhì)間的暗合關(guān)系、萬達(dá)綜合體模式與城市空間特質(zhì)的關(guān)聯(lián)影響、萬達(dá)綜合體模式與城市公共特質(zhì)的契合互利,以及順應(yīng)我國國情的未來發(fā)展前景等核心研究內(nèi)容。論文的基礎(chǔ)章節(jié)從理論層面上解釋了萬達(dá)綜合體模式的形成,并試圖解答城市建筑綜合體發(fā)展的普遍規(guī)律,探詢更具城市適宜性的建設(shè)開發(fā)模式。從城市建筑綜合體理論、城市性理論、商業(yè)模式理論3個方面建立了研究的理論框架,重點(diǎn)解析了萬達(dá)綜合體模式的內(nèi)涵,并將萬達(dá)第三代產(chǎn)品——城市建筑綜合體正式確立為本文的研究對象,橫向分析比對了國內(nèi)4種典型的綜合體開發(fā)模式,為后文的深入研究打下了理論基礎(chǔ)。論文研究的核心內(nèi)容之一主要研究了萬達(dá)綜合體模式與城市功能特質(zhì)的聯(lián)系。分別從總體原則、布局原則、影響因素3個方面進(jìn)行了分析,總結(jié)了萬達(dá)綜合體模式的選址要求,并從城市總體布局,周邊用地環(huán)境,城市設(shè)計(jì)3方面研究了兩者間的互動方式。同時,并不回避這種模式的一些負(fù)面問題,分析了其對城市土地利用的擾動和制約、對城市交通資源的擾動、對城市基礎(chǔ)設(shè)施系統(tǒng)的擾動以及互饋機(jī)制等。論文研究的核心內(nèi)容之二是對萬達(dá)綜合體模式與城市空間形態(tài)的關(guān)聯(lián)性的闡釋。其中著重討論了大體量的實(shí)體與空間對城市生活、城市肌理、城市景觀以及城市文化的影響,將萬達(dá)綜合體模式對城市空間文化的優(yōu)化途徑歸納為多元空間復(fù)合化、開放空間公共化、統(tǒng)一空間個性化3種方式。對萬達(dá)綜合體模式與空間識別性的互動關(guān)系做了解讀,并針對模式語言和空間識別性的沖突之處提出了解決之道,即空間氛圍的表達(dá)和空間造型的處理。論文研究的核心內(nèi)容之三是著重研究了萬達(dá)綜合體模式與城市公共特質(zhì)之間的聯(lián)系。依據(jù)對城市建筑綜合體作為城市公共領(lǐng)域的意義與傳統(tǒng)公共領(lǐng)域存在的局限性的解讀,對新型公共領(lǐng)域的拓展加以分析,從不同角度分析了萬達(dá)綜合體模式與公共空間使用頻度間的互動關(guān)系及其形式構(gòu)成。此外,重點(diǎn)解釋了萬達(dá)綜合體模式對城市公共行為的引導(dǎo)方式與著力點(diǎn),探討通過綜合體模式實(shí)現(xiàn)引導(dǎo)公共行為模式的目標(biāo)。對一種現(xiàn)有模式的研究是為了促使它提高而不是終結(jié),在繼續(xù)發(fā)展中不斷地減少消極的部分,發(fā)展積極的部分。論文的最后即是對萬達(dá)綜合體模式未來發(fā)展的展望,對萬達(dá)綜合體模式的城市經(jīng)營績效從經(jīng)濟(jì)績效、社會績效、環(huán)境績效3方面進(jìn)行了剖析,研究并建立了包含因素層、因子層、指標(biāo)層的城市綜合績效評價體系,并依此對萬達(dá)城市建筑綜合體與國內(nèi)其他主流綜合體產(chǎn)品進(jìn)行綜合績效比對。對萬達(dá)綜合體模式進(jìn)一步完善的途徑和方法的論述,集中在城市土地利用與城市功能兼顧、城市公共空間使用的頻度和效益、城市公共資源利用的有效綜合等3個方面。
