房地產(chǎn)企業(yè)金融業(yè)務(wù)的創(chuàng)新研究

【摘要】:近年來,由于全國許多城市房價高企,國家密集出臺了一系列政策,用以調(diào)控房地產(chǎn)價格。受到這一因素影響,國內(nèi)有不少房地產(chǎn)企業(yè)遇到了融資上的瓶頸。房地產(chǎn)作為國民經(jīng)濟(jì)的支柱產(chǎn)業(yè),同樣不能亂,應(yīng)該如何突破瓶頸,解決資金難題,從而持續(xù)穩(wěn)定發(fā)展,是本文特別針對房地產(chǎn)企業(yè)的金融問題進(jìn)行了探討。 首先從房地產(chǎn)金融的概念入手,揭示了房地產(chǎn)與金融的關(guān)聯(lián)。然后試圖通過對美、日和東南亞等國家有關(guān)房地產(chǎn)金融經(jīng)歷的研究受到一些啟示,并總結(jié)經(jīng)驗(yàn)。接下來對國內(nèi)房地產(chǎn)金融的現(xiàn)狀,從體系和結(jié)構(gòu)兩方面進(jìn)行了分析。國內(nèi)目前的房地產(chǎn)金融體系還十分薄弱,有許多不足;而結(jié)構(gòu)上仍以信貸為主,上市融資是一大趨勢,其他則還缺少政策法規(guī)的保障和約束,多元化融資渠道才能給房地產(chǎn)帶來生機(jī)。最后以融資和投資的兩種角度分別闡述了對于房地產(chǎn)金融業(yè)務(wù)應(yīng)該如何創(chuàng)新的認(rèn)識,介紹了房地產(chǎn)抵押貸款、投資信托基金、私募基金以及夾層融資等房地產(chǎn)業(yè)在融資上的業(yè)務(wù)創(chuàng)新,還暢想了房地產(chǎn)企業(yè)突破傳統(tǒng),在能源、文化傳媒和科技領(lǐng)域,甚至是動漫這類新型創(chuàng)意產(chǎn)業(yè)上進(jìn)行投資,多元化發(fā)展的可行性,并舉出實(shí)例。 房地產(chǎn)金融不僅決定著房地產(chǎn)企業(yè)的命運(yùn),也同樣關(guān)系到社會經(jīng)濟(jì)的運(yùn)行和人們生活的質(zhì)量。房地產(chǎn)金融創(chuàng)新,在今天比什么都重要。
[Abstract]:In recent years, because of the high housing prices in many cities across the country, the state has issued a series of policies intensively to regulate real estate prices. Affected by this factor, As the pillar industry of the national economy, real estate, as a pillar industry of the national economy, cannot be confused, so how to break through the bottleneck and solve the problem of capital, so as to achieve a sustained and stable development, It is this article has carried on the discussion specially to the real estate enterprise's finance question. Starting with the concept of real estate finance, this paper reveals the relationship between real estate and finance, and then tries to get some enlightenment from the research on real estate financial experience in the United States, Japan and Southeast Asia. Then it analyzes the present situation of domestic real estate finance from the aspects of system and structure. The current domestic real estate financial system is still very weak and has many shortcomings, while the structure of real estate finance is still dominated by credit. Listing financing is a major trend, while others lack the protection and restriction of policies and regulations. Finally, the paper expounds the understanding of how to innovate the real estate finance business from the two angles of financing and investment, and introduces the real estate mortgage loan and investment trust fund. Private equity funds and mezzanine financing and other real estate business innovation in financing, but also imagined that real estate companies break through the tradition, in the energy, cultural media and technology, and even animation such new creative industries such as investment, The feasibility of diversified development, and give an example. Real estate finance not only determines the fate of real estate enterprises, but also relates to the operation of social economy and the quality of people's life.
