【摘要】:近年來,,隨著我國城市化進(jìn)程的加快,人們消費能力的提升和自由可支配的時間的增多,人們對商業(yè)街的需求發(fā)生了很大的變化。從過去單純的滿足購物需求,發(fā)展到現(xiàn)在對購物、餐飲、休閑、娛樂為一體的多方位、立體化的需求。國內(nèi)掀起了一股新建或改造商業(yè)街的熱潮,各地區(qū)不惜重金打造標(biāo)志性特色商業(yè)街。不僅可以為本地居民提供購物、娛樂、休閑的場所,也是城市新的旅游景點。然而在這一背景下特色商業(yè)街的發(fā)展卻呈現(xiàn)出趨同化的趨勢。因此構(gòu)建一套關(guān)于特色商業(yè)街的評價指標(biāo)體系來檢驗其發(fā)展效果是一項十分必要的課題。 西安市西大街是西安市歷史最悠久的商業(yè)街之一,擁有優(yōu)良的文化資源及深厚的歷史沉淀。自2001年起,由西安市、蓮湖區(qū)兩級政府投資對其進(jìn)行大規(guī)模的改造,然而改造后的西大街并沒有達(dá)到人們預(yù)期的“金街”狀態(tài)。因此,西大街的發(fā)展急需理論和實踐上的探討。 首先,詳細(xì)介紹了西安市西大街的發(fā)展演變以及經(jīng)營現(xiàn)狀,并對其進(jìn)行SWOT分析,指出西大街未來應(yīng)走商旅文結(jié)合的道路。其次,剖析特色商業(yè)街評價系統(tǒng)以及解析特色商業(yè)街區(qū)與多學(xué)科、多維度層面的理論關(guān)聯(lián)。運用層次分析法從文化系統(tǒng)、商業(yè)系統(tǒng)、管理系統(tǒng)、環(huán)境系統(tǒng)、交通系統(tǒng)五個方面構(gòu)建了特色商業(yè)街評價模型。運用模糊綜合評價法對西大街的發(fā)展進(jìn)行計算,得出西大街發(fā)展的定量分析。結(jié)果顯示文化系統(tǒng)評價等級為合格、商業(yè)系統(tǒng)評價等級為不合格,管理系統(tǒng)評價等級為不合格,環(huán)境系統(tǒng)評價等級為中,交通系統(tǒng)評價等級為中。最終得出西大街評價等級為合格。然而,與其巨大的投入相比,西大街并未發(fā)揮其應(yīng)有的潛力。因此,綜合上述定性與定量分析得出西大街發(fā)展存在的問題:文化內(nèi)涵有待挖掘、商業(yè)效益較差、管理效率較低、環(huán)境系統(tǒng)有待完善、交通系統(tǒng)不發(fā)達(dá)。并分別從五大系統(tǒng)提出對策建議,以期對西大街的發(fā)展有所助益。
[Abstract]:In recent years, with the acceleration of China's urbanization process, people's consumption capacity and free time increase, people's demand for commercial streets has changed a lot. From the past, to meet the demand for shopping. To the present development of shopping, catering, leisure, entertainment as one of the multi-directional, three-dimensional demand. Domestic set off a new or transformation of the commercial street upsurge. All regions do not hesitate to build iconic characteristic commercial streets. Not only can they provide shopping, entertainment and leisure places for local residents. It is also a new tourist spot in the city. However, under this background, the development of characteristic commercial street is showing a trend of assimilation. Therefore, it is a ten items to construct a set of evaluation index system about characteristic commercial street to test its development effect. Divide the necessary subject matter. Xi'an West Street is one of the oldest commercial streets in Xi'an City, with excellent cultural resources and deep historical precipitation. Since 2001, Xi'an City. Two levels of government investment in Lianhu District have transformed it on a large scale, but the reconstructed West Street has not reached the expected "Golden Street" state. Therefore, the development of West Street is in urgent need of theoretical and practical discussion. First of all, it introduces the development and development of Xi'an Street and the current situation of its management in detail, and carries on the SWOT analysis to it, pointing out that the future of West Street should take the road of combination of business travel and text. Secondly. Analysis of the characteristic commercial street evaluation system and analysis of the characteristics of commercial blocks and multi-disciplinary, multi-dimensional theoretical correlation. The use of analytic hierarchy process from cultural systems, business systems, management systems, environmental systems. The evaluation model of characteristic commercial street is constructed in five aspects of traffic system, and the development of West Street is calculated by fuzzy comprehensive evaluation method. The results show that the evaluation grade of cultural system is qualified, that of commercial system is unqualified, that of management system is unqualified, and that of environmental system evaluation is middle. The evaluation grade of traffic system is middle. Finally, the evaluation grade of West Street is qualified. However, compared with its huge investment, West Street does not give full play to its due potential. Comprehensive qualitative and quantitative analysis of the West Street development problems: cultural connotation to be excavated, commercial efficiency is poor, management efficiency is low, the environmental system needs to be improved. The traffic system is not developed, and the countermeasures and suggestions are put forward from five systems in order to help the development of West Street.
