TK壽險公司養(yǎng)老社區(qū)運營研究

【摘要】:我國正在經(jīng)歷著世界歷史上規(guī)模最大、速度最快的老齡化過程。據(jù)有關(guān)數(shù)據(jù)表明,至2014年底,我國60歲以上老年人數(shù)急劇增加,所占據(jù)比例已超過總?cè)藬?shù)的15%,具體人數(shù)超過了2個億,這也讓中國成為了世界上第一個老年人口突破2億的國家。隨著人口老齡化進(jìn)程的不斷深入,國內(nèi)80歲以上人群總數(shù)超過了2400萬,居老齡人口總數(shù)的11%以上。緊迫的養(yǎng)老問題和巨大的養(yǎng)老市場日益受到社會的關(guān)注。近些年來,由于商業(yè)性養(yǎng)老社區(qū)的不斷增多,我國養(yǎng)老問題得到了一定程度的緩解。本文運用文獻(xiàn)研究法、調(diào)查研究法、比較研究法等理論聯(lián)系實際的方法,對TK壽險公司養(yǎng)老社區(qū)的發(fā)展進(jìn)行了比較深入的研究與探索。希望能為壽險公司運營養(yǎng)老社區(qū)的發(fā)展提供一些參考和建議,進(jìn)而為壽險公司的發(fā)展提供新思路;同時更希望養(yǎng)老社區(qū)的發(fā)展能促進(jìn)目前我國社會保障體系的發(fā)展,真正解決一部分老人的養(yǎng)老問題。本文共分為七個部分。第一部分為緒論,介紹了論文的選題背景及研究意義,國內(nèi)外研究概述,并說明論文主要的內(nèi)容和框架;第二部分為相關(guān)理論概述,闡述了養(yǎng)老模式、養(yǎng)老社區(qū)等相關(guān)概念,并對目前養(yǎng)老的主要形式進(jìn)行了概述;第三部分為TK壽險公司養(yǎng)老社區(qū)概述,闡述了其規(guī)劃理念和選址、市場定位、產(chǎn)品設(shè)計、商業(yè)模式創(chuàng)新等方面的情況,總結(jié)了TK壽險公司養(yǎng)老社區(qū)的優(yōu)勢;第四部分為TK壽險公司養(yǎng)老社區(qū)發(fā)展過程中存在的問題剖析,指出了其運營中存在的問題,并分析了問題產(chǎn)生的原因;第五部分為國內(nèi)外壽險公司養(yǎng)老社區(qū)項目的經(jīng)驗借鑒,通過分析國內(nèi)外壽險公司養(yǎng)老社區(qū)項目,得到了許多有益啟示;第六部分為完善TK壽險公司養(yǎng)老社區(qū)發(fā)展的策略建議,針對其存在的問題,結(jié)合相關(guān)經(jīng)驗啟示,提出了完善建議;第七部分為結(jié)論,對全文進(jìn)行總結(jié)。研究表明,TK壽險公司養(yǎng)老社區(qū)發(fā)展過程中存在的問題,分為外部問題和內(nèi)部問題。一是外部問題,主要包括:(1)4.2.1政府未出臺支持養(yǎng)老社區(qū)細(xì)則方案;(2)“家庭養(yǎng)老”觀念根深蒂固;(3)我國養(yǎng)老體系尚不健全;(4)市場競爭壓力大。二是內(nèi)部問題,主要包括:(1)多樣化人才儲備不足;(2)養(yǎng)老社區(qū)投資周期長資金壓力大;(3)投資養(yǎng)老社區(qū)經(jīng)驗不足;(4)養(yǎng)老社區(qū)入住條件高。為此,必須多與政府溝通,爭取政策支持;加強隊伍建設(shè),提高服務(wù)質(zhì)量;注意揚長補短,利用自身優(yōu)勢,整合多方面資源,優(yōu)化產(chǎn)業(yè)鏈;加大宣傳力度,創(chuàng)新營銷方式;拓寬融資渠道,緩解資金鏈壓力?傊,由壽險公司投資建設(shè)養(yǎng)老社區(qū)是對兩個行業(yè)雙贏的選擇。對客戶來說,不僅能夠獲高品質(zhì)的生活,還能夠給家庭減輕養(yǎng)老負(fù)擔(dān);對保險公司而言,如果適當(dāng)?shù)赝顿Y養(yǎng)老社區(qū),那么資產(chǎn)保險價值能夠更早地鎖定,從而一定程度地減小了公司的風(fēng)險。壽險公司投資養(yǎng)老社區(qū),能夠幫助養(yǎng)老社區(qū)更好地發(fā)展,使得養(yǎng)老產(chǎn)業(yè)更加穩(wěn)定地發(fā)展,同時保證老年人的生活質(zhì)量更高,有利于和諧社會建設(shè)。
[Abstract]:China is experiencing the largest and fastest aging process in the world's history. According to the figures, by the end of 2014, the number of older persons over the age of 60 in China has increased dramatically, and the proportion of older persons in China has exceeded 15% of the total population, with a specific number of more than 200 million, which has also made China the first country in the world to break through 200 million. With the development of the population aging process, the total population of over 80 years of age is more than 24 million, which is more than 11% of the total population of the aged. The urgent problem of the old-age and the huge pension market are becoming more and more concerned by the society. In recent years, due to the increase of the commercial pension community, the pension problem of our country has been relieved to a certain extent. In this paper, the author makes an in-depth study and exploration of the development of the old-age community of the TK life insurance company by using the methods of literature research, investigation and comparison. It is hoped that some reference and suggestions can be provided for the development of the life insurance company to operate the old-age community, so as to provide a new thought for the development of the life insurance company. At the same time, the development of the old-age community can promote the development of the social security system in our country and solve some of the old-age pension problems. This paper is divided into seven parts. The first part is the introduction, introduces the background and the research significance of the thesis, the research and summary at home and abroad, and explains the main contents and framework of the thesis. The second part provides an overview of the related theories, and expounds the related concepts such as the old-age model and the old-age community. The third part is the overview of the old-age community of the TK life insurance company, and expounds its planning idea and location, market location, product design, business model innovation and so on, and summarizes the advantages of the old-age community of the TK life insurance company; The fourth part is the analysis of the problems existing in the development of the old-age community of the TK life insurance company, points out the problems in the operation, and analyzes the causes of the problems. The fifth part is the experience of the domestic and foreign life insurance company's pension community project. Through the analysis of the domestic and foreign life insurance company's pension community project, many beneficial enlightenment has been obtained, and the sixth part is to improve the strategy of the development of the old-age community of the TK life insurance company, and put forward the perfect suggestion for the problems existing and the relevant experience, and the seventh part is the conclusion, The full text is summarized. The research shows that the problems existing in the development of the old-age community of the TK life insurance company are divided into external and internal problems. One is the external problem, which mainly includes: (1) 4. 2.1 The government has not introduced the scheme to support the old-age community; (2) the concept of family pension is deep-rooted; (3) the pension system of our country is not sound; and (4) the pressure of market competition is big. II. Internal problems, which mainly include: (1) insufficient reserve of diversified talents; (2) long-term investment period of the old-age community; (3) insufficient experience in the investment of the old-age community; and (4) the high-in condition of the old-age community. To this end, it is necessary to communicate with the government and strive for policy support; strengthen the construction of the team and improve the quality of service; pay attention to the long and short, make use of its advantages, integrate many resources, optimize the industrial chain, increase the publicity, innovate the marketing mode, broaden the financing channel and relieve the pressure of the fund chain. In short, the investment and construction of the old-age community by the life insurance company is a win-win choice for the two industries. For customers, not only can the high-quality life be achieved, but also can reduce the burden of the old-age for the family; for the insurance company, if the old-age community is properly invested, the value of the asset insurance can be locked earlier, so that the risk of the company is reduced to a certain extent. The life insurance company invests in the old-age community, can help the old-age community to better develop, make the old-age industry more stable development, at the same time ensure that the life quality of the old people is higher, and is beneficial to the construction of the harmonious society.
