保障性意圖下的嶺南保障性住房住戶主觀評(píng)價(jià)研究

【摘要】：住房問題是重要的民生問題。住房保障作為社會(huì)保障的一個(gè)重要組成部分,關(guān)乎社會(huì)穩(wěn)定和發(fā)展,今年來一直是學(xué)者們研究的熱點(diǎn)。在整個(gè)"十二五"期間,全國(guó)計(jì)劃建設(shè)3600萬(wàn)套保障房,面對(duì)如此大的建設(shè)量,深入了解使用者的根本需求,探索滿足低成本建設(shè)又體現(xiàn)人文關(guān)懷的保障性住房相對(duì)舒適性尺度,構(gòu)建合乎國(guó)情的保障性住房設(shè)計(jì)與評(píng)價(jià)標(biāo)準(zhǔn),對(duì)落實(shí)住房保障政策,完善中國(guó)特色的保障性住房制度有著重要意義。嶺南地區(qū)是我國(guó)最具典型地域氣候及文化特點(diǎn)的環(huán)境區(qū)域之一,是我國(guó)改革開放的先驅(qū)。廣州和深圳作為嶺南地區(qū)的代表性城市,是我國(guó)最早建立中低收入住房保障的城市,住房保障工作一直走在全國(guó)前列,經(jīng)過二十多年的發(fā)展,取得了一定成就,基本建立起了廉租房、經(jīng)濟(jì)適用房、限價(jià)房、商品房組成的四級(jí)住房保障體系。本文研究對(duì)象是嶺南地區(qū)的保障性住房,文章從住戶主觀需求角度出發(fā),以環(huán)境心理學(xué),馬斯洛需求理論、可意象性理論為基礎(chǔ),結(jié)合社會(huì)學(xué)及其他學(xué)科的研究方法,深入了解嶺南地區(qū)保障性住房的使用人群需求,分層剖析保障性意圖內(nèi)涵,把握保障性住房的相對(duì)舒適尺度。旨在探索針對(duì)嶺南地域特點(diǎn)的保障性意象指向性設(shè)計(jì)及相對(duì)舒適性評(píng)價(jià)體系。文章首先從保障性意圖,使用人群需求,及已建成保障性住房三大先導(dǎo)研究入手,了解相關(guān)的概念理論,選取合適的調(diào)研樣本。然后一方面基于保障性住區(qū)意象展開可意象性研究,通過運(yùn)用心理地圖,半開放問卷、開放問題及照片評(píng)價(jià)法,分析研究了主體對(duì)客體的意象及感受,總結(jié)住戶意象傾向并給予相關(guān)設(shè)計(jì)指引。另一方面針對(duì)相對(duì)舒適性展開研究,通過收集對(duì)比一般商品房和其它地區(qū)保障性住房的舒適性相關(guān)評(píng)價(jià)因子,結(jié)合馬斯洛理論及專家評(píng)定法最終建立相對(duì)舒適性評(píng)價(jià)的因子庫(kù),并運(yùn)用模糊綜合評(píng)價(jià)對(duì)個(gè)例進(jìn)行調(diào)查后的統(tǒng)計(jì)分析,根據(jù)最終分?jǐn)?shù)來比較客體舒適水平。
[Abstract]:Housing is an important livelihood issue. As an important part of social security, housing security is related to social stability and development. During the whole period of the 12th Five-Year Plan, the nation plans to build 36 million sets of indemnificatory apartment. In the face of such a large amount of construction, it is necessary to deeply understand the fundamental needs of users, and explore the relative comfort scale of affordable housing that meets the low cost construction and embodies humanistic concern. It is of great significance to construct the standard of design and evaluation of affordable housing in accordance with the national conditions for the implementation of housing security policy and the improvement of the system of affordable housing with Chinese characteristics. Lingnan region is one of the most typical environmental regions with regional climate and cultural characteristics, and is the pioneer of China's reform and opening up. Guangzhou and Shenzhen, as representative cities in the Lingnan region, are the first cities in China to establish low-income housing security. Housing security work has been in the forefront of the country, and has made certain achievements after more than 20 years of development. The basic establishment of low-rent housing, comfortable housing, price-limited housing, commercial housing composed of four-level housing security system. The research object of this paper is the indemnificatory housing in Lingnan area. From the perspective of the residents' subjective needs, this paper bases on the environmental psychology, Maslow's demand theory and imageability theory, and combines the research methods of sociology and other disciplines. To understand the needs of the housing users in Lingnan area, analyze the connotation of the indemnificatory intention, and grasp the relative comfort scale of the indemnificatory housing. The purpose of this paper is to explore the directional design of supportable image and the evaluation system of relative comfortableness according to the characteristics of Lingnan region. This paper begins with the three leading studies of the supportability intention, the use of crowd demand and the completed affordable housing, and finds out the relevant concept theory and selects the appropriate survey sample. On the one hand, based on the image of the indemnificatory residential area, the author analyzes the subject's image and perception of the object by using psychological map, semi-open questionnaire, open question and photo evaluation method. Summarize the propensity of household image and give relevant design guidance. On the other hand, according to the research of relative comfort, through collecting the relative evaluation factors of general commercial housing and other regional affordable housing, combined with Maslow theory and expert evaluation method, finally establish the relative comfort evaluation factor database. The statistical analysis of individual cases is carried out by fuzzy comprehensive evaluation, and the object comfort level is compared according to the final score.
