【摘要】：在回顧門(mén)禁社區(qū)國(guó)內(nèi)外研究的基礎(chǔ)上,分析了我國(guó)住房制度改革前后城市居住模式,認(rèn)為單位大院和現(xiàn)代封閉小區(qū)均具有門(mén)禁社區(qū)的特征。在公共物品理論框架下對(duì)門(mén)禁社區(qū)的成因進(jìn)行審視,發(fā)現(xiàn)在不同的歷史時(shí)期,門(mén)禁社區(qū)均是以私人供給公共物品為主要特征的,并且在供給效率的意義上,在其所處的經(jīng)濟(jì)和社會(huì)環(huán)境下是有積極意義的。同時(shí)認(rèn)識(shí)到門(mén)禁社區(qū)的封閉性導(dǎo)致了居住隔離、影響城市格局和降低城市活力等負(fù)外部性,需要政府通過(guò)公共政策予以消除。
[Abstract]:On the basis of reviewing the domestic and foreign studies on the entrance control community, this paper analyzes the urban living mode before and after the reform of the housing system in our country, and considers that both the unit compound and the modern closed community have the characteristics of the entrance control community.Under the framework of public goods theory, this paper examines the causes of the entrance control community, and finds that in different historical periods, the entrance control community is characterized by private supply of public goods, and in the sense of supply efficiency.In its economic and social environment is of positive significance.At the same time, it is recognized that the closure of the entrance control community leads to the isolation of housing, the negative externalities such as affecting the urban pattern and reducing the urban vitality, which need to be eliminated by the government through public policies.
