【摘要】：城市是人類社會(huì)經(jīng)濟(jì)發(fā)展的產(chǎn)物，城市化是生產(chǎn)力提高和社會(huì)進(jìn)步的必然結(jié)果。隨著科學(xué)技術(shù)和工業(yè)化社會(huì)的迅速發(fā)展，城市人口規(guī)模不斷擴(kuò)大，城市用地不斷擴(kuò)展，生產(chǎn)和生活高度集中，城市得到了迅速發(fā)展。推進(jìn)城市化進(jìn)程，是我國全面建設(shè)小康社會(huì)的一個(gè)重要環(huán)節(jié)。同中國其他的大中城市一樣，隨著昆明市近年來城市化步伐的不斷加快，城中村問題不斷顯現(xiàn)，它是在城市化過程中，由于城市建城區(qū)面積的擴(kuò)張而形成的一些不斷被包圍的特殊聚落。在這些聚落里面，由于以往城鄉(xiāng)二元體制的存在，導(dǎo)致了其與所在城市的人文景觀、經(jīng)濟(jì)體制、社會(huì)管理上的不協(xié)調(diào)，有別于傳統(tǒng)的農(nóng)村和現(xiàn)代化城市形態(tài)和本質(zhì)。 本文系統(tǒng)認(rèn)識(shí)了昆明市“城中村”產(chǎn)生的原因、經(jīng)濟(jì)社會(huì)現(xiàn)狀以及現(xiàn)有改造過程中存在的主要問題，并且對(duì)參與“城中村”改造的各方主體進(jìn)行了相關(guān)利益分析，試圖從多方參與的視角提出利益均衡的改造思路與對(duì)策。 全文共分六部分： (1)對(duì)目前的城中村有關(guān)研究進(jìn)行綜述，提出本文的立題意義和研究思路。 (2)昆明市城中村時(shí)空結(jié)構(gòu)的分析。主要分析了昆明城市化的歷史和現(xiàn)狀，昆明城中村的數(shù)量、主城區(qū)內(nèi)的地域空間分布情況，，城中村形成的歷史和現(xiàn)實(shí)原因分析。 (3)昆明市城中村形成的效應(yīng)分析。剖析了城中村的現(xiàn)狀以及對(duì)城市發(fā)展的正負(fù)面影響；分析了目前昆明部分城中村內(nèi)的人口構(gòu)成、經(jīng)濟(jì)構(gòu)成、生態(tài)環(huán)境和人文環(huán)境情況，進(jìn)而指出城中村改造對(duì)推進(jìn)昆明城市化的意義，同時(shí)也分析了城中村在一定程度上對(duì)城市發(fā)展的積極作用。 (4)昆明市城中村改造過程中的難點(diǎn)分析。主要有村民、政府和開發(fā)商各自利益及相關(guān)利益的分析；在對(duì)昆明市部分城中村進(jìn)行實(shí)地調(diào)查的基礎(chǔ)上，指出目前城中村改造中存在私房建設(shè)嚴(yán)重、村民思想障礙大、政府資金缺乏、集體資產(chǎn)難處置等主要問題。 (5)昆明市“城中村”改造的利益均衡分析。主要分析了國內(nèi)外舊城改造成功經(jīng)驗(yàn)對(duì)昆明城中村改造的借鑒；構(gòu)建了“政府—村民—開發(fā)商”共贏的開發(fā)模式，對(duì)適應(yīng)于昆明市城中村目前的主導(dǎo)改造模式進(jìn)行了探討分析。 (6)在實(shí)現(xiàn)城中村改造人口資源、土地資源、環(huán)境資源、產(chǎn)業(yè)結(jié)構(gòu)和經(jīng)濟(jì)體制五個(gè)轉(zhuǎn)變的原則下，提出了昆明市進(jìn)行城中村綜合改造的對(duì)策，并對(duì)本論文的研究作出相應(yīng)的總結(jié)，進(jìn)一步指出論文的不足之處。
[Abstract]:City is the product of the development of human society and economy, and urbanization is the inevitable result of the improvement of productivity and social progress. With the rapid development of science and technology and industrialized society, the scale of urban population continues to expand, urban land continues to expand, production and life is highly concentrated, the city has been rapidly developed. To promote the process of urbanization is an important link in building a well-off society in an all-round way. Like other large and medium-sized cities in China, with the accelerating pace of urbanization in Kunming in recent years, the problem of villages in cities is constantly emerging, and it is in the process of urbanization. Some special settlements that are constantly surrounded by the expansion of urban area. In these settlements, due to the existence of urban-rural dual system in the past, it is different from the traditional rural and modern urban forms and essence, which leads to the disharmony between it and the humanistic landscape, economic system and social management of the city in which it is located. This paper systematically understands the causes of "village in city" in Kunming, the current economic and social situation and the main problems existing in the process of transformation, and analyzes the relevant interests of all parties involved in the transformation of "village in city". This paper tries to put forward the reform ideas and countermeasures of interest balance from the perspective of multi-party participation. The full text is divided into six parts: (1) summarize the current research on the village in the city, put forward the significance and research ideas of this paper. (2) the analysis of the spatial and temporal structure of the villages in Kunming. This paper mainly analyzes the history and present situation of urbanization in Kunming, the number of villages in Kunming, the regional spatial distribution in the main urban area, and the historical and realistic reasons for the formation of the villages in the city. (3) the effect of village formation in Kunming. This paper analyzes the present situation of the village in the city and its positive and negative influence on the development of the city. This paper analyzes the population composition, economic composition, ecological environment and humanistic environment of some villages in Kunming at present, and points out the significance of the transformation of villages in cities to promote the urbanization of Kunming. At the same time, it also analyzes the positive effect of the village in the city to a certain extent on the development of the city. (4) the analysis of the difficulties in the process of village transformation in Kunming. There are mainly villagers, the government and developers of their respective interests and related interests of the analysis; On the basis of field investigation of some villages in Kunming, it is pointed out that there are some main problems such as serious construction of private houses, big ideological obstacles of villagers, lack of government funds, and difficult disposal of collective assets in the transformation of villages in cities at present. (5) the benefit balance analysis of the transformation of "village in city" in Kunming. This paper mainly analyzes the successful experience of rebuilding the old city at home and abroad for reference to the transformation of the village in the city of Kunming, constructs a win-win development model of "Government-village-developer", and discusses and analyzes the mode of leading transformation adapted to the present situation of the village in the city of Kunming. (6) under the principle of realizing the transformation of population resources, land resources, environment resources, industrial structure and economic system, this paper puts forward the countermeasures of comprehensive transformation of urban villages in Kunming. And this paper to make a corresponding summary of the research, further pointed out the shortcomings of the paper.
