【摘要】：城市商業(yè)綜合體伴隨著城市化進(jìn)程快速發(fā)展，它的發(fā)展不僅促進(jìn)城市產(chǎn)業(yè)結(jié)構(gòu)的調(diào)整，而且作為商業(yè)、商務(wù)為核心的第三產(chǎn)業(yè)聚集的客觀物質(zhì)載體，緩解了城市用地緊張與城市快速發(fā)展的矛盾。但與其快速大量開(kāi)發(fā)建設(shè)相比較，商業(yè)綜合體規(guī)劃設(shè)計(jì)策略方面的研究則相對(duì)匱乏。作為商業(yè)地產(chǎn)行業(yè)的領(lǐng)頭羊—萬(wàn)達(dá)商業(yè)地產(chǎn)，其第三代商業(yè)綜合體發(fā)展迅速，自從2005年開(kāi)發(fā)第三代產(chǎn)品以來(lái)，不斷成熟完善，至今已經(jīng)形成完整的規(guī)劃設(shè)計(jì)體系。目前國(guó)內(nèi)關(guān)于城市綜合體的研究還比較少，，對(duì)于近幾年發(fā)展勢(shì)頭迅猛的萬(wàn)達(dá)商業(yè)綜合體更是少之又少。因此開(kāi)展對(duì)萬(wàn)達(dá)城市商業(yè)綜合體規(guī)劃設(shè)計(jì)策略的研究，分析其規(guī)劃設(shè)計(jì)策略的成敗得失，對(duì)其他國(guó)內(nèi)綜合體開(kāi)發(fā)提出有具體實(shí)操經(jīng)驗(yàn)的參考，并探索切合國(guó)情的城市商業(yè)綜合體發(fā)展是十分必要的，也是極其迫切的。 本論文以第三代萬(wàn)達(dá)廣場(chǎng)產(chǎn)品的規(guī)劃設(shè)計(jì)策略為例，認(rèn)真審視它在城市空間發(fā)展的歷史軌跡，分析其規(guī)劃設(shè)計(jì)總體設(shè)計(jì)策略、單體方案設(shè)計(jì)策略與設(shè)計(jì)組織，并提出其在規(guī)劃設(shè)計(jì)方面存在的問(wèn)題及對(duì)策。最后結(jié)論提出建設(shè)可持續(xù)發(fā)展型商業(yè)綜合體，需要在規(guī)劃階段與環(huán)境融合共生；在設(shè)計(jì)階段要關(guān)注建筑外部形象與內(nèi)部空間，以及建筑物理環(huán)境節(jié)能設(shè)計(jì)；并強(qiáng)調(diào)了廣義建筑師和一體化設(shè)計(jì)概念對(duì)于建設(shè)具有生命力的商業(yè)綜合體規(guī)劃設(shè)計(jì)策略的重要性。
[Abstract]:With the rapid development of urbanization, urban commercial complex not only promotes the adjustment of urban industrial structure, but also serves as the objective material carrier of tertiary industry gathering as the core of commerce and commerce. It alleviates the contradiction between the tension of urban land use and the rapid development of the city. However, compared with its rapid development and construction, the research on planning and design strategy of commercial complex is relatively scarce. As the leader of commercial real estate industry, Wanda commercial real estate has developed rapidly in the third generation commercial complex. Since the development of the third generation products in 2005, it has been mature and perfect, and has formed a complete planning and design system. At present, there are few researches on urban complex in our country, especially for Wanda commercial complex, which has been developing rapidly in recent years. Therefore, the research on the planning and design strategy of Wanda city commercial complex is carried out, and the success or failure of its planning and design strategy is analyzed, and the practical reference for other domestic complex development is put forward. It is necessary and urgent to explore the development of urban commercial complex. Taking the planning and design strategy of the third generation Wanda Square as an example, this paper carefully examines the historical track of its development in urban space, and analyzes its overall design strategy, individual scheme design strategy and design organization. The problems and countermeasures in planning and design are put forward. Finally, it is proposed that the construction of sustainable development commercial complex should be combined with the environment in the planning stage, the external image and internal space of the building should be paid attention to in the design stage, and the energy saving design of the building physical environment should be paid attention to. It also emphasizes the importance of the concept of generalized architect and integrated design for the construction of viable commercial complex planning and design strategy.
