【摘要】：近十幾年中國房地產(chǎn)市場發(fā)展迅速，房地產(chǎn)公司也隨之崛起，全國各地的房地產(chǎn)開發(fā)企業(yè)總共萬家之多，發(fā)展規(guī)模和管理水平參差不齊，導(dǎo)致房地產(chǎn)公司開發(fā)在項目管理上有較大差距，也使地產(chǎn)公司的產(chǎn)品差距過大。房地產(chǎn)企業(yè)規(guī)模不同，，開發(fā)的產(chǎn)品類型比較相近，但沒有統(tǒng)一的標(biāo)準(zhǔn)化項目管理模式，為了使房地產(chǎn)企業(yè)的項目的工程管理更規(guī)范化，本文主要研究大型房地產(chǎn)企業(yè)的項目管理模式及項目實施過程的管控。運用相關(guān)管理理論、方法，并結(jié)合自己的工作實踐，對大型房地產(chǎn)公司管理下項目工程的管理及控制方法進(jìn)行探討，對大型房地產(chǎn)公司項目管理方法及內(nèi)容作出解釋對項目實施過程的各項管控進(jìn)行深入討論，文中以項目管理中的合同管理、成本控制、質(zhì)量管理、進(jìn)度控制、安全管理等管控環(huán)節(jié)進(jìn)行研究和分析，在研究用原有的理論及實踐的同時提出自己的建議和方法。希望對大型地產(chǎn)集團(tuán)公司項目管理中的一些管控環(huán)節(jié)有所幫助和促進(jìn)作用。
[Abstract]:With the rapid development of China's real estate market in recent years, real estate companies have also risen. There are ten thousand real estate development enterprises all over the country, and the development scale and management level are uneven. As a result of the development of real estate companies in project management there is a big gap, but also make the real estate companies of the product gap is too large. Real estate enterprises are different in scale, the types of products developed are similar. However, there is no unified standardized project management model, in order to make the project management of real estate enterprises more standardized. This paper mainly studies the project management model of large real estate enterprises and the control of project implementation process. Using relevant management theory, methods, and combining with their own work practice. This paper probes into the management and control methods of project projects under the management of large real estate companies, and makes an in-depth discussion on the project management methods and contents of large real estate companies. In this paper, the project management in the contract management, cost control, quality management, progress control, safety management and other control links to research and analysis. At the same time, the author puts forward his own suggestions and methods with the original theory and practice, hoping to help and promote some control links in the project management of large real estate group company.
