【摘要】：設(shè)計管理是項(xiàng)目建設(shè)過程控制和協(xié)調(diào)的重要內(nèi)容之一，其實(shí)施的好壞，直接影響著企業(yè)能否實(shí)現(xiàn)價值創(chuàng)造和綜合效益。當(dāng)前我國房地產(chǎn)企業(yè)面臨著優(yōu)勝劣汰的激烈競爭，大部分企業(yè)開始調(diào)整發(fā)展戰(zhàn)略，轉(zhuǎn)變原粗放式型的經(jīng)營模式，加強(qiáng)內(nèi)部管理實(shí)現(xiàn)規(guī)范化運(yùn)作，以達(dá)到企業(yè)可持續(xù)發(fā)展的目的。 業(yè)務(wù)流程優(yōu)化（BPI）已經(jīng)成為了國內(nèi)外管理學(xué)界的研究熱點(diǎn)之一，其理論和技術(shù)方法在工業(yè)制造領(lǐng)域獲得廣泛的運(yùn)用，成熟的管理體系對我國房地產(chǎn)行業(yè)具有深遠(yuǎn)的影響。因此，論文把流程優(yōu)化理論引入到房地產(chǎn)設(shè)計管理中，結(jié)合CBH房地產(chǎn)公司面臨的發(fā)展現(xiàn)狀，對設(shè)計管理流程實(shí)施研究。 首先，論文鑒于國內(nèi)外房地產(chǎn)設(shè)計管理和流程管理研究現(xiàn)狀，介紹了房地產(chǎn)企業(yè)實(shí)施設(shè)計管理流程優(yōu)化的必要性及相關(guān)理論，為CBH公司設(shè)計管理流程優(yōu)化奠定了理論基礎(chǔ)。其次，對CBH房地產(chǎn)公司現(xiàn)狀分析，描述了原有組織結(jié)構(gòu)存在的問題，，采用基于流程的組織理論構(gòu)建了優(yōu)化后的“職能型+流程型”組織模式。然后，論文從CBH公司原設(shè)計管理流程現(xiàn)狀分析著手，采用魚骨圖分析法診斷，并運(yùn)用流程優(yōu)化的六大基本方法，對CBH公司原設(shè)計管理流程進(jìn)行了優(yōu)化和調(diào)整，為CBH公司優(yōu)化構(gòu)建了設(shè)計單位選擇、概念設(shè)計管理等八大流程體系。最后，從管理制度、信息技術(shù)、企業(yè)文化建設(shè)三方面提出相應(yīng)的配套措施，以保障CBH公司優(yōu)化后的設(shè)計管理流程順利運(yùn)行。
[Abstract]:The design management is one of the important contents of the control and coordination of the project construction process . The implementation of the project directly influences whether the enterprise can realize the value creation and the comprehensive benefit . At present , the real estate enterprise faces the fierce competition of the inferior jigging , most of the enterprises begin to adjust the development strategy , change the management mode of the original gross type , strengthen the internal management to realize the standardization operation , so as to achieve the purpose of sustainable development of the enterprise . Business process optimization has become one of the hot topics in the management circle at home and abroad . The theory and technology methods have been widely used in the field of industrial manufacturing . The mature management system has far - reaching influence on our real estate industry . Therefore , the paper introduces the process optimization theory into the real estate design management , and combines CBH real estate company ' s development status quo , and carries out the research on the design management process . First , in view of the present situation of real estate design management and process management at home and abroad , the paper introduces the necessity and relevant theories of the optimization of the design management process of CBH .
