【摘要】：物業(yè)管理信息系統(tǒng)是支持物業(yè)信息管理的必要工具�，F(xiàn)在物業(yè)管理已經(jīng)進入了一個以信息化、自動化、網(wǎng)絡(luò)化為主要特征的新時期,各種平臺下的物業(yè)管理信息系統(tǒng)和APP在物業(yè)管理領(lǐng)域被大力推行和使用。但是現(xiàn)在的物業(yè)行業(yè)客戶之間業(yè)務(wù)需求有差別,標(biāo)準(zhǔn)化的物業(yè)系統(tǒng)并不能完全滿足其需求,很大一部分客戶不僅要求物業(yè)系統(tǒng)能實現(xiàn)其自身的物業(yè)管理,還要求物業(yè)系統(tǒng)能跟其他大型軟件系統(tǒng)比如:地產(chǎn)系統(tǒng)、ERP系統(tǒng)等實時的連動起來,達(dá)到實現(xiàn)整個公司乃至集團的信息化管理、提高工作的效率的目的。基于推進信息化建設(shè)的戰(zhàn)略目標(biāo),為有效整合企業(yè)各種資源,實現(xiàn)企業(yè)經(jīng)營管理活動的運營自動化、管理網(wǎng)絡(luò)化和決策智能化,提高企業(yè)管理水平和決策效率,進而提升企業(yè)的核心競爭力和經(jīng)濟效益,新奧集團股份有限公司(以下簡稱“新奧集團”)委托作者所在實習(xí)單位深圳市思源計算機軟件有限公司(以下簡稱“思源”)為其設(shè)計并研發(fā)一款適用的物業(yè)管理系統(tǒng),ETS(全稱為“Estate Informatization Total Solution”)擴展系統(tǒng)。根據(jù)對客戶的系統(tǒng)需求調(diào)研報告,通過全面梳理、細(xì)致分析,考慮到技術(shù)實現(xiàn)可能性、系統(tǒng)穩(wěn)定性等方面,本文決定采用客戶端/服務(wù)器(Client/Server)系統(tǒng)體系結(jié)構(gòu)進行系統(tǒng)的開發(fā),系統(tǒng)使用的是C#語言,采用WINDOWS開發(fā)環(huán)境和.NET開發(fā)平臺,數(shù)據(jù)庫存儲使用的是SQL SERVER。本文的研究內(nèi)容主要包括ETS擴展系統(tǒng)的四各主要模塊:數(shù)據(jù)導(dǎo)入模塊、擴展模塊、報表管理模塊和接口管理模塊。數(shù)據(jù)導(dǎo)入模塊,支持系統(tǒng)各類基礎(chǔ)數(shù)據(jù)的批量導(dǎo)入的模塊。擴展模塊,提供臨時費用批量增加和采購勾稽結(jié)算兩個功能的操作模塊。報表管理模塊,提供所有模塊的報表管理功能的模塊。接口管理模塊,支持思源物業(yè)系統(tǒng)與金蝶系統(tǒng)的數(shù)據(jù)聯(lián)動,包括房產(chǎn)/客戶接口和財務(wù)憑證接口。本課題的研究,已經(jīng)實現(xiàn)了新奧集團物業(yè)管理ETS擴展系統(tǒng)的各項需求功能。目前本系統(tǒng)已經(jīng)完成功能測試和性能測試,并成功通過了公司級測試,符合設(shè)計要求的各項指標(biāo)。ETS擴展系統(tǒng)現(xiàn)已在新奧集團中正常運行使用。
[Abstract]:Property management information system is a necessary tool to support property information management. Now property management has entered a new era characterized by information automation and networking. The property management information system and APP under various platforms have been vigorously promoted and used in the field of property management. However, there are differences in business needs among the customers of the property industry now, the standardized property system can not fully meet its needs, a large number of customers not only require the property system to achieve their own property management, It is also required that the property system can be connected with other large software systems such as real estate system, ERP system and so on in real time, so as to achieve the information management of the whole company and even the group, and improve the efficiency of the work. Based on the strategic goal of promoting the information construction, in order to effectively integrate all kinds of resources of the enterprise, realize the operation automation of the management activities of the enterprise, manage the network and make the decision intelligentize, improve the management level and the decision-making efficiency of the enterprise, And then improve the core competitiveness and economic benefits of the enterprise, Xinao Group Co., Ltd. (hereinafter referred to as "Xinao Group") commissioned Shenzhen Siyuan computer Software Co., Ltd. (hereinafter referred to as "Siyuan"), the author's internship unit, to design and develop an applicable property management system for it. ETS (full name "Estate Informatization Total Solution") extends the system. According to the customer's system demand investigation report, through the comprehensive comb, meticulous analysis, considering the possibility of technology realization, system stability, and so on. This paper decides to use the client / Server (Client/Server) system architecture to develop the system. The system uses C # language, WINDOWS development environment and .NET development platform. The database storage is based on SQL SERVER.. The research contents of this paper mainly include four main modules of ETS extension system: data import module, expansion module, report management module and interface management module. Data import module, supporting the system all kinds of basic data batch import module. Expansion module, providing temporary cost volume increase and purchase checking two functions of the operation module. Report management module, providing all modules of the report management function module. Interface management module, support Siyuan property system and Kingdee system data linkage, including real estate / client interface and financial voucher interface. The research of this subject has realized the requirements and functions of the property management ETS extension system of Xinao Group. At present, the system has completed the function test and performance test, and successfully passed the company level test. ETS extension system is now in normal operation in Xinao Group.
