【摘要】：隨著時(shí)代的發(fā)展,各項(xiàng)管理工作越來越細(xì)化,也越來越專業(yè)化。房產(chǎn)管理工作發(fā)展的更加多元化,與各部門之間工作的協(xié)作也更加深入化。房產(chǎn)管理工作已不再是單純的房屋管理,而是包括了辦公用房管理、住宅管理、維修基金管理、公積金管理、各種補(bǔ)貼的發(fā)放、各種費(fèi)用的報(bào)銷等等。工作范疇的增加、各類補(bǔ)貼等費(fèi)用的計(jì)算都不僅單純的需要房屋信息,還要與人力資源信息、財(cái)務(wù)信息相結(jié)合,這些都迫切需要將房產(chǎn)管理工作信息化。本文通過對(duì)國內(nèi)外案例的研究,認(rèn)為隨著計(jì)算機(jī)技術(shù)、網(wǎng)絡(luò)技術(shù)和通信技術(shù)的發(fā)展和應(yīng)用,信息化已成為一個(gè)單位可持續(xù)發(fā)展和提高市場(chǎng)競(jìng)爭(zhēng)力的重要保障。信息系統(tǒng)是一種現(xiàn)代信息化的管理手段,通過人與計(jì)算機(jī)網(wǎng)絡(luò)的結(jié)合實(shí)現(xiàn)管理的高效化與明確化。房產(chǎn)管理信息系統(tǒng)的建設(shè)能夠充分利用現(xiàn)有的業(yè)務(wù)數(shù)據(jù),準(zhǔn)確分析單位現(xiàn)有情況,及時(shí)調(diào)整管理思路與策略,并通過系統(tǒng)的功能擴(kuò)展來對(duì)單位實(shí)施管理決策與控制實(shí)施、執(zhí)行。房產(chǎn)管理信息系統(tǒng)作為一個(gè)基本管理信息系統(tǒng),是對(duì)房產(chǎn)管理相關(guān)工作的基本依據(jù),開發(fā)這個(gè)管理系統(tǒng)是完善單位信息化管理的一個(gè)重要環(huán)節(jié)。其設(shè)計(jì)的目的在于通過信息化手段,優(yōu)化房產(chǎn)管理相關(guān)事項(xiàng)的流程,提高工作效率及各種費(fèi)用計(jì)算的準(zhǔn)確率;同時(shí)對(duì)于資料的存檔、查找,各信息之間的轉(zhuǎn)換提供了極大的便利條件。為管理人員和員工提供服務(wù),并通過對(duì)房屋資源的綜合統(tǒng)計(jì)、分析進(jìn)行科學(xué)決策。文中作者結(jié)合實(shí)際的工作,采用軟件工程學(xué)的方法,從房產(chǎn)管理信息系統(tǒng)的需求分析、設(shè)計(jì)、編碼等環(huán)節(jié)闡述該應(yīng)用系統(tǒng)的可行性。
[Abstract]:With the development of the times, the various management work more and more refined, also more and more specialized. The development of real estate management work more diversified, and the work between the departments more in-depth collaboration. Real estate management is no longer a simple housing management, but includes office housing management, residential management, maintenance fund management, provident fund management, various subsidies, various expenses reimbursement and so on. The increase of work scope and the calculation of all kinds of subsidies need not only the information of housing, but also the information of human resources and finance. Through the case study at home and abroad, this paper holds that with the development and application of computer technology, network technology and communication technology, informatization has become an important guarantee for the sustainable development of a unit and the improvement of market competitiveness. Information system is a modern information management means, through the combination of people and computer networks to achieve high efficiency and clarity of management. The construction of real estate management information system can make full use of the existing business data, accurately analyze the existing situation of the unit, adjust the management ideas and strategies in time, and carry out the management decision and control to the unit through the expansion of the function of the system. As a basic management information system, real estate management information system is the basic basis for the related work of real estate management. The development of this management system is an important link to perfect the unit information management. The purpose of its design is to optimize the process of real estate management related matters by means of information technology, to improve the working efficiency and the accuracy of all kinds of cost calculation; at the same time, for the archiving of information, to find, The conversion of information provides great convenience. Provide services to managers and employees and make scientific decisions through comprehensive statistics of housing resources. Combining with the actual work, the author uses the method of software engineering to expound the feasibility of the application system from the aspects of the demand analysis, design and coding of the real estate management information system.
