【摘要】：以計(jì)算機(jī)為基礎(chǔ)結(jié)合互聯(lián)網(wǎng)技術(shù)的智能小區(qū)管理系統(tǒng),利用流程化管理、系統(tǒng)化運(yùn)行實(shí)現(xiàn)高效運(yùn)營的管理模式,使物業(yè)管理變的高效而簡潔。物業(yè)管理和業(yè)主能夠利用信息化和智能化的方式了解小區(qū)各種信息,更加有利于處理好小區(qū)面臨的各種復(fù)雜事物。讓物業(yè)管理人員更好的服務(wù)業(yè)主,使業(yè)主滿意物業(yè)管理的各項(xiàng)工作。本研究課題分析當(dāng)前我國小區(qū)物業(yè)管理的現(xiàn)狀,以及存在的一些突出問題,提出了通過智能小區(qū)管理系統(tǒng)的解決方案。智能小區(qū)管理系統(tǒng)采用基于ASP.NET技術(shù),B/S服務(wù)架構(gòu)實(shí)現(xiàn)的小區(qū)物業(yè)管理系統(tǒng)。主要從以下四個不同方面進(jìn)行研究:1.分析了目前物業(yè)管理的研究程度和實(shí)際應(yīng)用程度,介紹了國外內(nèi)物業(yè)管理的最新研究進(jìn)展以及未來發(fā)展趨勢,以此為基礎(chǔ)引申出了基于ASP.NET技術(shù)的小區(qū)物業(yè)管理系統(tǒng)的研究內(nèi)容和方法;2.采用UML面向?qū)ο蠼ＴO(shè)計(jì)思路,結(jié)合可行性分析和概述,對物業(yè)管理系統(tǒng)結(jié)構(gòu)、業(yè)務(wù)流程等方面進(jìn)行分析,將用例分析和描述分析以及非功能性需求分析應(yīng)用于整個系統(tǒng)中的小區(qū)部分、樓宇部分、設(shè)施設(shè)備部分、物業(yè)部分、有償服務(wù)部分、泊車業(yè)務(wù)部分、住戶部分的針對性管理;3.在設(shè)計(jì)過程中以系統(tǒng)設(shè)計(jì)原則為出發(fā)點(diǎn),進(jìn)行針對于系統(tǒng)設(shè)計(jì)的模塊圖的總分結(jié)構(gòu)設(shè)計(jì),并將整個系統(tǒng)的操作流程進(jìn)行規(guī)劃性設(shè)計(jì),整個系統(tǒng)設(shè)計(jì)藍(lán)圖完成后,通過ER設(shè)計(jì)模型對數(shù)據(jù)庫相關(guān)表等內(nèi)容進(jìn)行設(shè)計(jì)。通過科學(xué)專業(yè)化的設(shè)計(jì),以及結(jié)合實(shí)際情況調(diào)研,開發(fā)出的小區(qū)物業(yè)管理系統(tǒng),能夠?qū)崿F(xiàn)并滿足物業(yè)管理工作人員以及小區(qū)業(yè)主的功能需要。同時提高物業(yè)管理水平以及日常工作效率,最終實(shí)現(xiàn)安全、可靠以及充滿效率的管理模式。
[Abstract]:The intelligent district management system based on computer and Internet technology, using the flow management, systematically runs the management mode to realize the efficient operation, and makes the property management become more efficient and succinct. Property management and owners can use the information and intelligent way to understand all kinds of information in the community, which is more conducive to deal with the complex things that the community faces. Let the property management staff better service owners, so that owners satisfied with the property management work. This paper analyzes the current situation of residential property management in our country and some outstanding problems, and puts forward a solution through intelligent community management system. The intelligent community management system is based on ASP.NET technology and B / S service architecture. Mainly from the following four different aspects of the study: 1. This paper analyzes the research degree and practical application degree of property management at present, introduces the latest research progress and future development trend of property management in foreign countries. Based on this, the research contents and methods of residential property management system based on ASP.NET technology are derived. Using UML object-oriented modeling design idea, combining feasibility analysis and summary, the structure of property management system, business process and other aspects are analyzed. Use case analysis and description analysis, as well as non-functional requirements analysis, are applied to the targeted management of the whole system, including residential area, building, facility, property, paid service, parking, and household. In the design process, the system design principle is taken as the starting point, and the overall sub-structure of the module diagram is designed for the system design, and the whole system operation flow is programmed. After the whole system design blueprint is completed, The database related tables are designed by ER design model. Through the scientific and professional design and the investigation of the actual situation, the residential property management system can realize and meet the functional needs of the property management staff and owners. At the same time, improve the level of property management and daily work efficiency, and ultimately achieve a safe, reliable and efficient management model.
