【摘要】：隨著地產(chǎn)公司企業(yè)規(guī)模的擴(kuò)張,分公司、建筑、物業(yè)等專業(yè)子公司、二級(jí)開(kāi)發(fā)項(xiàng)目公司的數(shù)量飛速增長(zhǎng),對(duì)于地產(chǎn)公司的管理者來(lái)說(shuō),其管理的深度擴(kuò)大,信息傳遞變慢,決策難度大大增加。為了實(shí)現(xiàn)對(duì)集團(tuán)型企業(yè)的控制,管理者往往將重要業(yè)務(wù)集中到集團(tuán)本部進(jìn)行統(tǒng)一管控,開(kāi)展業(yè)務(wù)時(shí),數(shù)據(jù)、單據(jù)需要跨地區(qū)、跨組織、跨業(yè)務(wù)進(jìn)行傳遞與轉(zhuǎn)換,地產(chǎn)企業(yè)的傳統(tǒng)管理模式效率低下,已嚴(yán)重制約企業(yè)的發(fā)展。論文針對(duì)地產(chǎn)公司管理者遇到的管理挑戰(zhàn),采用數(shù)據(jù)流分析法對(duì)地產(chǎn)公司的組織架構(gòu)、業(yè)務(wù)流程、管理需求進(jìn)行了全面的調(diào)研分析,形成了地產(chǎn)公司信息化的整體藍(lán)圖,進(jìn)而形成了本系統(tǒng)的詳細(xì)設(shè)計(jì)方案。以金蝶EAS系統(tǒng)作為開(kāi)發(fā)原型,通過(guò)金蝶EAS開(kāi)發(fā)平臺(tái)中的BOS建模平臺(tái)提供的基礎(chǔ)參數(shù)配置、工作流配置、數(shù)據(jù)轉(zhuǎn)換、單據(jù)轉(zhuǎn)換等快速二次開(kāi)發(fā)工具,設(shè)計(jì)出一套以成本管理為核心,貫穿房地產(chǎn)業(yè)務(wù)環(huán)節(jié)的多組織房地產(chǎn)管理信息系統(tǒng)。本系統(tǒng)主要分為兩大模塊:其中項(xiàng)目成本管理,包括房地產(chǎn)企業(yè)的進(jìn)度管理、合同管理、目標(biāo)成本、動(dòng)態(tài)成本、資金和付款管理等;供應(yīng)管理,包括房地產(chǎn)企業(yè)的供應(yīng)商管理、采購(gòu)管理、招投標(biāo)管理等。通過(guò)本系統(tǒng)的建設(shè),將強(qiáng)化地產(chǎn)公司管控能力,加強(qiáng)對(duì)其所屬企業(yè)的業(yè)務(wù)流程、業(yè)務(wù)數(shù)據(jù)監(jiān)控,規(guī)范其各機(jī)構(gòu)的業(yè)務(wù)運(yùn)營(yíng)行為。為保證系統(tǒng)的順利上線,本項(xiàng)目進(jìn)行了充分的測(cè)試工作,采用了成熟的項(xiàng)目實(shí)施方法,并制定了風(fēng)險(xiǎn)防范預(yù)案。本系統(tǒng)將滿足地產(chǎn)公司近2-3年業(yè)務(wù)發(fā)展的需要,隨著之后地產(chǎn)公司業(yè)務(wù)的拓展,以及計(jì)算機(jī)、互聯(lián)網(wǎng)技術(shù)的進(jìn)步,將在現(xiàn)有系統(tǒng)的基礎(chǔ)上進(jìn)一步進(jìn)行提升。
[Abstract]:With the expansion of the scale of real estate companies, the number of branch companies, construction, property and other professional subsidiaries, secondary development project companies, for real estate managers, the depth of management expanded, the transmission of information becomes slower. Decision making is much more difficult. In order to control the group enterprises, managers often centralize the important business into the group headquarters for unified control. When carrying out the business, the data, documents and documents need to be transmitted and converted across regions, organizations and businesses. The low efficiency of traditional management mode of real estate enterprises has seriously restricted the development of enterprises. Aiming at the management challenge faced by real estate company managers, the paper makes a comprehensive investigation and analysis of the real estate company's organizational structure, business process and management demand by using the data flow analysis method, which forms the overall blueprint of the real estate company's informatization. Then the detailed design scheme of the system is formed. With Kingdee EAS system as the development prototype, through the BOS modeling platform of Kingdee EAS development platform to provide the basic parameters configuration, workflow configuration, data conversion, document conversion and other rapid secondary development tools, A multi-organization real estate management information system with cost management as the core and running through real estate business is designed. The system is mainly divided into two modules: project cost management, including progress management of real estate enterprises, contract management, target cost, dynamic cost, fund and payment management, supply management, including real estate enterprise supplier management, Purchasing management, bidding management, etc. Through the construction of this system, it will strengthen the management and control ability of the real estate company, strengthen the business process, business data monitoring, and standardize the business operation behavior of each organization. In order to ensure the smooth running of the system, the project has carried on the full test work, adopted the mature project implementation method, and formulated the risk prevention plan. The system will meet the needs of the real estate company business development in recent 2-3 years, with the expansion of the real estate company business, as well as the progress of computer and Internet technology, will be further improved on the basis of the existing system.
