【摘要】：隨著房地產市場的快速發(fā)展和壯大,房地產集團企業(yè)的經營規(guī)模越來越大,業(yè)務地域分布越來越廣,往往散布于各個城市,因此優(yōu)化房地產集團企業(yè)的管理流程,實現房地產集團的分布式、網絡化、高效化管理模式,可以增強房地產集團企業(yè)的市場競爭力。房地產集團在生產經營管理過程中,物資采購涉及各個生產管理部門,可以采用分布式管理系統進行自動化管理,實現物資采購、資產管理的高效化、信息化和自動化,已經成為房地產企業(yè)生產經營管理的重點,也成為了許多計算機學者研究的熱點。本文首先詳細地分析了某房地產集團企業(yè)資產管理系統的研究背景,歸納了房地產集團企業(yè)資產管理系統的研究現狀,并且闡述了本文系統研究的目的與意義,總結了本文的主要工作和創(chuàng)新點。其次,本文從經濟可行性、技術可行性、管理可行性、社會可行性等闡述了系統設計與實現是可行的,并且通過對房地產管理人員進行調研和分析,導出了系統的邏輯業(yè)務功能,分別是需求管理、采購管理、使用管理和維護管理四個模塊,使用業(yè)務流程圖對系統功能進行了建模,以便能夠更加清晰的識別系統功能。然后,本文對系統進行了總體設計和詳細設計,首先給出了系統的三層架構和網絡拓撲架構,對網絡進行了部署,使用結構化流程圖對系統進行了詳細設計,并且使用E-R圖和關系表對系統數據庫進行了設計,實現了一個高效的數據庫訪問系統,同時對系統的數據庫安全架構進行了設計;最后,本文使用J2EE技術、Eclipse集成化開發(fā)工具實現了一個功能完善的房地產集團企業(yè)資產管理系統,并且對其進行了運行測試,測試結果顯示本文系統具有良好的易用性和可用性。本系統依托于某房地產企業(yè)搭建了一個企業(yè)資產管理系統,系統部署和運行之后,系統操作友好,功能完善,能夠有效的提高房地產集團企業(yè)資產管理效率,優(yōu)化房地產集團企業(yè)資產配置,實現了房地產企業(yè)資產可利用率的最大化,取得了較好的效果。
[Abstract]:With the rapid development and expansion of the real estate market, the management scale of the real estate group enterprises is becoming larger and larger, the regional distribution of business is becoming wider and wider, and it is often scattered in various cities. Therefore, the management process of the real estate group enterprises is optimized. Realizing the distributed, networked and efficient management mode of real estate group can enhance the market competitiveness of real estate group enterprises. In the process of production and management of real estate group, material purchasing involves various production management departments. It can use distributed management system to automate management, realize high efficiency, information and automation of material purchase and asset management. It has become the focal point of production and management of real estate enterprises, and has also become the hot spot of many computer scholars. This paper firstly analyzes the background of a real estate group enterprise asset management system in detail, summarizes the present situation of the real estate group enterprise asset management system, and expounds the purpose and significance of this paper. The main work and innovation of this paper are summarized. Secondly, this paper expounds the feasibility of system design and realization from the aspects of economic feasibility, technical feasibility, management feasibility, social feasibility and so on. The logical business functions of the system are derived, which are four modules: requirement management, purchasing management, use management and maintenance management. The system function is modeled by business flow chart, so that the system functions can be identified more clearly. Then, the overall design and detailed design of the system are given. Firstly, the three-layer architecture and the network topology are given, the network is deployed, and the system is designed in detail by using the structured flow chart. The system database is designed by using E-R diagram and relational table, and an efficient database access system is realized. At the same time, the database security architecture of the system is designed. In this paper, an enterprise asset management system of real estate group is implemented with J2EE technology and Eclipse integrated development tool. The test results show that the system has good usability and usability. This system relies on a real estate enterprise to build an enterprise asset management system, after the system deployment and operation, the system is friendly, the function is perfect, can effectively improve the real estate group enterprise asset management efficiency. The property allocation of real estate group enterprises is optimized and the utilization ratio of real estate assets is maximized.
