基于MVC的物業(yè)管理信息系統(tǒng)的設(shè)計(jì)與實(shí)現(xiàn)

【摘要】:隨著互聯(lián)網(wǎng)、移動互聯(lián)網(wǎng)信息技術(shù)的迅猛發(fā)展,傳統(tǒng)行業(yè)正在經(jīng)歷被互聯(lián)網(wǎng)思維洗禮,在這場以互聯(lián)網(wǎng)信息為基礎(chǔ)的時代變革中迅速蛻變,物業(yè)管理行業(yè)亦不例外,信息化建設(shè)對物業(yè)管理公司的經(jīng)營管理工作起到至關(guān)重要的作用,物業(yè)管理信息系統(tǒng)是近年來為適應(yīng)小區(qū)建設(shè)和管理而興起的一種新型產(chǎn)業(yè),它的出現(xiàn)為住宅小區(qū)的現(xiàn)代化管理提供了保障,是現(xiàn)代物業(yè)小區(qū)不可缺少的一部分,同時也是建立智能小區(qū)的發(fā)展方向。本文以物業(yè)管理公司與社區(qū)用戶相關(guān)活動為基礎(chǔ)進(jìn)行業(yè)務(wù)分析,按照軟件工程生命周期模型,提出以“一戶一檔”機(jī)制建立客戶檔案、并基于“可配置”選項(xiàng)解決物業(yè)管理中最為關(guān)鍵的繳費(fèi)業(yè)務(wù)問題,設(shè)計(jì)并實(shí)現(xiàn)了以物業(yè)管理公司與社區(qū)用戶為核心的物業(yè)管理信息系統(tǒng)。系統(tǒng)以MVC為基礎(chǔ)框架,將模型、控制、視圖分離,模型與關(guān)系的映射(Object Relational Mapping,ORM)采用Entity Framework組件,控制器與視圖分別采用基于ASP.NET MVC的Controller組件與Razor視圖組件。系統(tǒng)主要劃分為以下6個部分:1.基礎(chǔ)配置管理:基于運(yùn)行時全局配置,監(jiān)控整個系統(tǒng)運(yùn)行,包含身份驗(yàn)證、權(quán)限控制、參數(shù)配置、用戶管理等,本文提出以項(xiàng)目隔離方式進(jìn)行擴(kuò)展性設(shè)計(jì),允許多公司項(xiàng)目物業(yè)信息分開管理。2.基本信息管理:其他功能運(yùn)行基礎(chǔ),基本信息包括項(xiàng)目、樓棟、戶型、房屋、資產(chǎn)、客戶檔案等。3.客戶檔案管理:本文提出基于“一戶一檔”機(jī)制建立客戶檔案應(yīng)用于物業(yè)信息管理平臺,屬于物業(yè)管理的核心業(yè)務(wù)。4.資產(chǎn)設(shè)備管理:物業(yè)管理公司常用資產(chǎn)設(shè)備的登記、領(lǐng)用信息管理等。5.繳費(fèi)中心管理:本文提出基于“可配置”選項(xiàng)解決“繳費(fèi)”這項(xiàng)物業(yè)管理中的關(guān)鍵業(yè)務(wù),屬于物業(yè)管理的關(guān)鍵業(yè)務(wù)。6.客戶服務(wù)管理:主要是指服務(wù)申請、派工、完成、回訪、統(tǒng)計(jì)等流程化服務(wù)工作的信息管理,屬于物業(yè)管理核心業(yè)務(wù)。本文以藍(lán)光嘉寶管理公司為例,建立了較為完整的物業(yè)管理信息系統(tǒng)分析模型,分別從技術(shù)與業(yè)務(wù)兩個方面對物業(yè)管理系統(tǒng)進(jìn)行闡述,為物業(yè)管理信息化提供了清晰的解決方案,提升了社區(qū)用戶體驗(yàn)與物業(yè)管理水平,具有一定的參考價值和使用價值。
[Abstract]:With the rapid development of the Internet and mobile Internet information technology, the traditional industry is undergoing the baptism of Internet thinking. In this era of change based on Internet information, the property management industry is no exception. Information construction plays an important role in the management and management of property management companies. Property management information system is a new type of industry to adapt to the construction and management of residential areas in recent years. It provides the guarantee for the modern management of the residential district, is an indispensable part of the modern real estate district, and is also the development direction of the establishment of the intelligent community. Based on the related activities of property management company and community users, based on the software engineering life cycle model, this paper proposes to establish customer files by "one household, one file" mechanism. Based on the option of "configurable" to solve the most critical payment business problems in property management, a property management information system is designed and implemented, which takes the property management company and community users as the core. The system takes MVC as the basic framework, separates the model, control and view, and uses Entity Framework component to map the model and relation. The controller and view adopt Controller component based on ASP.NET MVC and Razor view component respectively. The system is divided into the following six parts: 1. Basic configuration management: based on the runtime global configuration, monitoring the entire system operation, including authentication, authority control, parameter configuration, user management, etc., this paper proposes a project isolation method for extensibility design. Allow multi-company project property information to be managed separately. 2. Basic information management: other functional operation basis, basic information including projects, buildings, hukou, housing, assets, customer files, etc. 3. 3. Customer file management: based on the mechanism of "one household, one file", this paper puts forward the application of customer archives to property information management platform, which belongs to the core business of property management. Asset equipment management: property management company commonly used assets equipment registration, access information management, etc. Payment center management: this paper proposes to solve the key business of property management based on "configurable" option, which belongs to the key business of property management. Customer service management: mainly refers to the service application, dispatch, completion, return visit, statistics and other flow of service information management, belong to the core business of property management. In this paper, a more complete analysis model of property management information system is established with the example of Blu-ray Garbo Management Company, and the property management system is described from two aspects of technology and business, respectively. It provides a clear solution for the property management information, improves the community user experience and property management level, and has a certain reference value and use value.
