基于GIS技術(shù)的房產(chǎn)檔案信息管理研究

【摘要】:近些年來,我國(guó)的房地產(chǎn)行業(yè)發(fā)展迅猛,房屋拆遷、商品房買賣、抵押等業(yè)務(wù)不斷增加,導(dǎo)致房產(chǎn)檔案的變更越發(fā)頻繁。為了加快房產(chǎn)檔案的數(shù)據(jù)更新,保持房產(chǎn)檔案數(shù)據(jù)的現(xiàn)勢(shì)性,為政府部門的決策、宏觀預(yù)測(cè)提供依據(jù),決策部門希望新一代的房產(chǎn)檔案信息管理系統(tǒng)不僅能夠?qū)崿F(xiàn)高效地存儲(chǔ)房產(chǎn)檔案的海量數(shù)據(jù),而且能夠?qū)崿F(xiàn)對(duì)房產(chǎn)檔案數(shù)據(jù)的保存、歷史回溯、更新以及維護(hù)。這就對(duì)房產(chǎn)檔案數(shù)據(jù)管理提出了新的挑戰(zhàn)。 房產(chǎn)檔案數(shù)據(jù)具有雙重特性:時(shí)間性和空間性;只有掌握了現(xiàn)勢(shì)性強(qiáng)、準(zhǔn)確性高、以地理定位為基礎(chǔ)的時(shí)空數(shù)據(jù),才能夠?qū)崿F(xiàn)對(duì)房產(chǎn)檔案數(shù)據(jù)的綜合分析、快速查詢、歷史回溯以及預(yù)測(cè)。房產(chǎn)檔案數(shù)據(jù)具有種類多、信息量大的特點(diǎn),為了保持房產(chǎn)檔案數(shù)據(jù)的現(xiàn)勢(shì)性和有效性,以便向個(gè)人或者政府提供法律保障以及決策依據(jù),必須充分分析房產(chǎn)檔案數(shù)據(jù)的特點(diǎn),做到合理、高效地管理各類房產(chǎn)檔案數(shù)據(jù)。GIS技術(shù)在這方面的應(yīng)用已經(jīng)取得了一定的成效,探究如何建立一種能夠反映房產(chǎn)檔案數(shù)據(jù)的時(shí)空動(dòng)態(tài)變化,完整記錄與描述房屋來龍去脈的時(shí)空數(shù)據(jù)模型,對(duì)實(shí)現(xiàn)房產(chǎn)檔案數(shù)據(jù)的歷史狀態(tài)保存、恢復(fù)、跟蹤以及預(yù)測(cè)顯得至關(guān)重要。 本文基于GIS技術(shù),對(duì)房產(chǎn)檔案數(shù)據(jù)的管理進(jìn)行了研究,首先分析了時(shí)空數(shù)據(jù)模型的發(fā)展?fàn)顩r以及其在房產(chǎn)檔案數(shù)據(jù)管理中的應(yīng)用情況;其次,分析了房產(chǎn)檔案數(shù)據(jù)的時(shí)空特征,揭示房產(chǎn)檔案數(shù)據(jù)的時(shí)空變化規(guī)律,構(gòu)建了房產(chǎn)檔案面向?qū)ο蟆P(guān)系復(fù)合時(shí)空數(shù)據(jù)模型,能夠有效的管理房產(chǎn)檔案數(shù)據(jù)的各種時(shí)空變化,并依照此時(shí)空數(shù)據(jù)模型,基于三庫(kù)分離技術(shù)設(shè)計(jì)了時(shí)空數(shù)據(jù)庫(kù),實(shí)現(xiàn)了房產(chǎn)檔案數(shù)據(jù)的更新與維護(hù);最后在實(shí)踐中驗(yàn)證了所設(shè)計(jì)的房產(chǎn)檔案時(shí)空數(shù)據(jù)模型的可行性,實(shí)現(xiàn)了房產(chǎn)檔案數(shù)據(jù)的時(shí)空查詢與分析,達(dá)到了“以圖管檔,以圖管房,圖、屬、檔一體化”的目標(biāo)。
[Abstract]:In recent years, the real estate industry in our country has developed rapidly, such as house demolition, commercial housing purchase and sale, mortgage and so on, which leads to the change of real estate files more frequently. In order to speed up the data updating of the real estate archives, to maintain the present situation of the real estate archives data, and to provide the basis for the decision-making and macroscopic prediction of the government departments, Decision-making departments hope that the new generation of real estate archives information management system can not only achieve the efficient storage of massive data of real estate archives, but also realize the preservation, historical backtracking, updating and maintenance of real estate archives data. This puts forward a new challenge to the real estate archives data management. Real estate archival data has dual characteristics: time and space, only when we master the temporal and spatial data with strong present situation and high accuracy, can we realize the comprehensive analysis and quick inquiry of the real estate archives data, which is based on geographical positioning. Historical backtracking and prediction. In order to maintain the present situation and validity of real estate archival data, in order to provide legal protection and decision-making basis for individuals or governments, the characteristics of real estate archival data must be fully analyzed. In order to manage all kinds of real estate archives data reasonably and efficiently, the application of GIS technology in this field has made some achievements. This paper explores how to establish a kind of spatio-temporal dynamic change that can reflect the real estate archival data. The spatio-temporal data model which can record and describe the history of the house is very important to realize the historical state preservation, recovery, tracking and prediction of the real estate file data. Based on GIS technology, this paper studies the management of real estate archival data. Firstly, it analyzes the development of spatio-temporal data model and its application in real estate archival data management; secondly, it analyzes the spatio-temporal characteristics of real estate archival data. This paper reveals the temporal and spatial change rule of the real estate archives data, constructs the object oriented and relational composite spatiotemporal data model of the real estate archives, which can effectively manage all kinds of spatiotemporal changes of the real estate archives data, and according to the spatiotemporal data model, Based on the separation of three databases, the spatio-temporal database is designed, and the updating and maintenance of the real estate archives data is realized. Finally, the feasibility of the designed spatio-temporal data model of the real estate archives is verified in practice. The paper realizes the spatio-temporal query and analysis of the real estate file data, and achieves the goal of "drawing management file, drawing managing room, drawing, belonging to, file integration".
