城市商品住宅樓面地價診斷系統(tǒng)構(gòu)建與應(yīng)用研究

【摘要】:當今社會,商品住宅房價走勢成為政府、消費者、媒體最為關(guān)注的話題。從理論上說,房價主要由樓面地價、建筑成本、利潤及稅費等四大塊組成。其中樓面地價是房價的主要構(gòu)成成本之一,其水平的合理與否對房價的合理程度有直接的影響。運用GIS技術(shù)與地價相關(guān)理論結(jié)合可以實現(xiàn)城市商品住宅樓面地價四維(三維空間和時間)信息的動態(tài)變化與樓面地價健康水平的診斷。 本系統(tǒng)引用網(wǎng)格地價來彌補已有監(jiān)測點數(shù)據(jù)覆蓋不全面、不精細的缺點,綜合運用協(xié)調(diào)度理論、土地經(jīng)濟與評價理論、統(tǒng)計學的回歸分析方法以及偏離度的相關(guān)理論,結(jié)合GIS二次開發(fā)技術(shù),對城市商品住宅樓面地價的估算和健康水平的診斷。運用C#語言,基于Visual Studio2010開發(fā)平臺嵌入GIS開發(fā)組件(ArcGIS Engine與ArcGIS Server)來開發(fā)城市商品住宅樓面地價診斷系統(tǒng)。 系統(tǒng)基于面向?qū)ο蟮脑O(shè)計開發(fā)思想,采用邏輯分層的軟件設(shè)計模式將系統(tǒng)分為表現(xiàn)層、業(yè)務(wù)邏輯層、數(shù)據(jù)管理層。表現(xiàn)層主要包括:地圖顯示、界面操作等用戶直接交互操作模塊;業(yè)務(wù)邏輯層包括基于ArcGIS Engine組件與ArcGIS Server組件開發(fā)的網(wǎng)格地價、地價診斷、查詢統(tǒng)計、結(jié)果圖輸出、網(wǎng)絡(luò)發(fā)布、在線互動等模塊;數(shù)據(jù)管理層以SQL Server2008為屬性數(shù)據(jù)庫結(jié)合空間數(shù)據(jù)引擎(ArcSDE)來管理系統(tǒng)數(shù)據(jù)庫,采用ADO.NET數(shù)據(jù)庫訪問技術(shù)操作數(shù)據(jù)庫,完成對數(shù)據(jù)的插入、讀取、刪除、更新、查詢等操作。 本系統(tǒng)以南京市為例對城市商品住宅樓面地價診斷系統(tǒng)進行實例驗證,實例證明系統(tǒng)的可行性與實用性。為“城市商品住宅樓面地價診斷與預警技術(shù)導則”的編寫提供理論實踐基礎(chǔ)。
[Abstract]:In today's society, the trend of commodity housing prices has become a topic that the government, consumers and the media are most concerned about. Theoretically, housing prices are mainly made up of floor land prices and construction costs. Among them, floor land price is one of the main component costs of house prices. Whether the level is reasonable or not has a direct influence on the reasonable degree of house price. Using GIS technology and land price correlation theory, we can realize the dynamic change and change of the four-dimensional (three-dimensional space and time) information of the land price of the commercial residential building in the city. Diagnosis of healthy level of floor land price. This system uses grid land price to make up for the defects of incomplete and inexact data coverage of existing monitoring points, and synthetically applies coordination degree theory, land economy and evaluation theory, regression analysis method of statistics and relevant theory of deviation degree. Combined with the secondary development technology of GIS, the land price estimation and health level diagnosis of urban commercial residential buildings are studied. Using C # language, the diagnostic system of urban commodity residential building land price is developed by embedding GIS development components ArcGIS Engine and ArcGIS Server based on Visual Studio2010 development platform. The system is based on the idea of object-oriented design and development. The system is divided into presentation layer, business logic layer and data management layer. The business logic layer includes grid land price, land price diagnosis, query statistics, result graph output, network publishing, online interaction and so on based on ArcGIS Engine component and ArcGIS Server component. The data management layer uses SQL Server2008 as attribute database and spatial data engine (ArcSDE) to manage the system database. It uses ADO.NET database access technology to operate the database, and completes the operation of inserting, reading, deleting, updating, querying and so on. This system takes Nanjing as an example to verify the price diagnosis system of commercial residential buildings. Examples show the feasibility and practicability of the system, which provides a theoretical and practical basis for the compilation of the Technical guidelines for the diagnosis and early warning of Urban Commercial Residential Land Price.
