基于GIS的區(qū)域房地產項目空間分析與策劃

【摘要】:隨著中國經濟的進步和社會的發(fā)展,房地產市場發(fā)展迅速,競爭日益激烈。在房地產開發(fā)活動中,,前期策劃是房地產開發(fā)和經營活動的基礎,房地產前期策劃方案將在很大程度上影響到房產投資收益。本文以大量房地產開發(fā)和前期策劃經驗和數據作為分析依據,采用多元回歸分析方法對相關數據的時間序列以及空間特征進行了數理統(tǒng)計分析,并用GIS空間統(tǒng)計分析方法,建立基于GIS的房地產前期策劃模型,使得GIS的應用領域得到了更大范圍的擴充。本論文研究的內容為: (1)首先探討了房地產前期策劃的主要內容。在此基礎上,提出區(qū)域房地產策劃的研究思路、方法及框架。以GIS為操作平臺,研究房地產前期策劃相關數據并進行分析處理,提出了基于GIS空間分析為基礎的區(qū)域房地產項目策劃模型。并對此模型展開綜合分析和評價,證明模型具有實用性和可信度。 (2)建立了區(qū)域房地產前期策劃的相關理論模型。在此基礎上開展了空間統(tǒng)計分析,合理選擇了樣本以及建模變量,同時還包括變量的集中化和均衡度分析。將區(qū)域經濟統(tǒng)計分析模型與GIS相結合,利用GIS空間分析功能、交互功能與可視化功能,實現區(qū)域房地產經濟分布利用模型。從多角度進行分析,為區(qū)域房地產經濟的統(tǒng)計分析及區(qū)域房地產投資決策提供了有效的方法。 (3)進行了房地產選定策劃區(qū)域區(qū)劃研究。根據策劃空間的區(qū)劃、空間統(tǒng)計方法、GIS選址方法分析出的結果以及模型選取等一系列研究,從而選取可策劃空間最大的常州清水灣項目作為策劃與模擬案例進行分析研究。依托GIS的空間分析和處理能力,對宏觀環(huán)境、項目情況調查分析,最后通過科學的預測方法得出結論:項目所處地理環(huán)境位置內房地產需求有上升趨勢、該項目具有獲利空間。 (4)提出基于Web Services的前期策劃輔助系統(tǒng)平臺的架構。以微軟公司的MicrosoftVisualStudio2010軟件作為開發(fā)工具,采用WebGIS體系結構、Web Services模型和協(xié)議棧(Protocol Stack)等數據技術,結合常州市案例,將信息共享、發(fā)布等功能在ArcGISServer GIS應用的平臺上得到了充分實現。同時利用ArcGIS for Desktop軟件實現了空間數據采集和處理、數據存儲、空間統(tǒng)計分析等功能,運用C#語言進行ArcGIS Engine9.3二次開發(fā)組件庫的開發(fā)和設計,最終實現了房地產信息的實時對外動態(tài)發(fā)布與共享。
[Abstract]:With the development of China's economy and society, the real estate market is developing rapidly and the competition is increasingly fierce. In the real estate development activities, early planning is the foundation of the real estate development and management activities. The real estate pre-planning scheme will affect the real estate investment income to a great extent. This paper takes a large number of real estate development and pre-planning experience and data as the analysis basis. The multivariate regression analysis method is used to analyze the time series and spatial characteristics of the related data, and the GIS spatial statistical analysis method is used to establish the real estate pre-planning model based on GIS. The application field of GIS has been expanded in a larger scope. The contents of this thesis are as follows:. On the basis of this, the research ideas, methods and framework of regional real estate planning are put forward. Based on GIS, the related data of real estate preplanning are studied and analyzed. The regional real estate project planning model based on GIS spatial analysis is put forward, and the model is analyzed and evaluated synthetically. It is proved that the model is practical and reliable. (2) the relevant theoretical model of regional real estate pre-planning is established. On this basis, the spatial statistical analysis is carried out, and the samples and modeling variables are reasonably selected. At the same time, it also includes the centralization of variables and the analysis of equilibrium degree. The regional economic statistical analysis model is combined with GIS, and the GIS spatial analysis function, interactive function and visualization function are used. The model of distribution and utilization of regional real estate economy is realized and analyzed from many angles, which provides an effective method for the statistical analysis of regional real estate economy and the decision of regional real estate investment. According to the zoning of planning space, spatial statistics method and GIS location method, a series of studies are carried out, such as the selection of model, and so on. Therefore, the Changzhou Qingshuiwan Project, which has the largest planning space, is selected as a case study of planning and simulation. Based on the spatial analysis and processing ability of GIS, the macro environment and project situation are investigated and analyzed. Finally, the conclusion is drawn by scientific prediction method: the demand for real estate in the geographical environment of the project is on the rise, and the project has profit space. (4) the framework of the auxiliary system platform for early planning based on Web Services is put forward. With the MicrosoftVisualStudio2010 software of Microsoft Company as the development tool, the data technology such as WebGIS architecture, WebGIS Services model and protocol stack are adopted, and the information is shared with the case of Changzhou City. At the same time, the functions of spatial data acquisition and processing, data storage, spatial statistical analysis and so on are realized by using ArcGIS for Desktop software. The component library of ArcGIS Engine9.3 secondary development is developed and designed by using C # language, and the real estate information is released and shared dynamically.
