吉林省房地產(chǎn)投資與經(jīng)濟協(xié)調(diào)性實證研究

【摘要】:房地產(chǎn)業(yè)已成為國民經(jīng)濟的支柱產(chǎn)業(yè),是衡量國民經(jīng)濟的晴雨表。由于投入資金量巨大,能夠帶動相關(guān)產(chǎn)業(yè)的發(fā)展,關(guān)系到人民的生活質(zhì)量,所以對房地產(chǎn)業(yè)發(fā)展的研究備受世界矚目。本文在前人的研究基礎(chǔ)之上,結(jié)合國內(nèi)外房地產(chǎn)業(yè)的發(fā)展情況,立足本國宏觀經(jīng)濟發(fā)展現(xiàn)狀,以科學(xué)發(fā)展觀為指導(dǎo),致力于吉林省的房地產(chǎn)投資與經(jīng)濟發(fā)展的協(xié)調(diào)性的實證研究。本文首先闡述經(jīng)濟發(fā)展理論和投資理論相關(guān)觀點,以期尋找文章的理論支撐。其次,,建立房地產(chǎn)投資與經(jīng)濟發(fā)展的協(xié)調(diào)性指標(biāo)體系,包括同步性指標(biāo)、相關(guān)性指標(biāo)、有效性指標(biāo),并且以這三個指標(biāo)為依托,進行整合成協(xié)調(diào)性綜合指標(biāo)。第三,引用吉林省的房地產(chǎn)投資和宏觀經(jīng)濟數(shù)據(jù),利用相應(yīng)的數(shù)學(xué)方法,計算吉林省房地產(chǎn)投資與經(jīng)濟發(fā)展的同步性系數(shù)、相關(guān)性系數(shù)、有效性系數(shù)和綜合協(xié)調(diào)性系數(shù)。結(jié)果表明,吉林省房地產(chǎn)投資與經(jīng)濟發(fā)展同步性系數(shù)大于1,即投資增長快于經(jīng)濟增長;相關(guān)性結(jié)果顯示,二者存在長期穩(wěn)定關(guān)系和短期波動關(guān)系;有效性結(jié)果顯示,投資達到了純技術(shù)有效,逐步達到規(guī)模有效,但結(jié)果還有待分析;最后通過整合計算,綜合性系數(shù)是逐步增大的,即房地產(chǎn)投資與經(jīng)濟發(fā)展從不協(xié)調(diào)到協(xié)調(diào)進行轉(zhuǎn)變。根據(jù)實證分析的結(jié)果,尋求吉林省房地產(chǎn)投資存在的問題,然后結(jié)合當(dāng)前經(jīng)濟形勢、社會發(fā)展?fàn)顩r與政府宏觀調(diào)控政策,提出吉林省房地產(chǎn)投資的合理化建議,期望能為吉林省乃至我國的房地產(chǎn)投資研究貢獻一份綿力。
[Abstract]:The real estate industry has become the pillar industry of the national economy and is the barometer of the national economy. Because of the huge amount of investment, which can promote the development of related industries and the quality of life of the people, the research on the development of the real estate industry has attracted the attention of the world. On the basis of predecessors' research and the development of real estate industry at home and abroad, this paper bases itself on the present situation of domestic macro-economic development and takes the scientific development view as the guide. Real estate investment and economic development in Jilin Province committed to the coordination of empirical research. This paper first describes the economic development theory and investment theory related views, in order to find the theoretical support of the article. Secondly, establish the coordination index system of real estate investment and economic development, including synchronization index, correlation index, effectiveness index, and integrate the three indicators to coordinate comprehensive index. Thirdly, using the real estate investment and macroeconomic data of Jilin Province, the synchronization coefficient, correlation coefficient, efficiency coefficient and comprehensive coordination coefficient of real estate investment and economic development in Jilin Province are calculated by using the corresponding mathematical method. The results show that the synchronism coefficient between real estate investment and economic development in Jilin Province is greater than 1, that is, the investment growth is faster than the economic growth, the correlation results show that there is a long-term stable relationship and short-term fluctuation relationship between them, and the validity results show that, The investment has achieved pure technical efficiency and gradually achieved scale efficiency, but the results have yet to be analyzed. Finally, through the integration calculation, the comprehensive coefficient is gradually increased, that is, the real estate investment and economic development are changed from uncoordinated to coordinated. According to the results of empirical analysis, this paper explores the problems existing in real estate investment in Jilin Province, and then puts forward some reasonable suggestions on real estate investment in Jilin Province, combining with the current economic situation, social development and government macro-control policies. It is expected to contribute to the real estate investment research in Jilin Province and even in China.
