【摘要】:當(dāng)前京津冀一體化在國(guó)家政策導(dǎo)向下正加快向前推進(jìn),對(duì)河北省來(lái)說(shuō)無(wú)疑是一個(gè)歷史性的發(fā)展機(jī)遇。自2014年京津冀協(xié)同發(fā)展上升為重大國(guó)家戰(zhàn)略后,三地共同推進(jìn)一體化,在交通、生態(tài)、產(chǎn)業(yè)三個(gè)重點(diǎn)領(lǐng)域,取得突破性進(jìn)展。再觀國(guó)家宏觀經(jīng)濟(jì)層面,實(shí)施寬松的貨幣政策和信貸政策,正是在這樣的背景下,2016年河北省房地產(chǎn)市場(chǎng)經(jīng)歷了量?jī)r(jià)雙雙創(chuàng)歷史新高的火熱行情,商業(yè)銀行房地產(chǎn)貸款迅速增長(zhǎng)。房地產(chǎn)市場(chǎng)的穩(wěn)定發(fā)展對(duì)于河北地區(qū)乃至全國(guó)金融系統(tǒng)的穩(wěn)定具有重要意義。在房地產(chǎn)業(yè)繁榮景象的背后,我們更應(yīng)該重視潛在的房地產(chǎn)信貸風(fēng)險(xiǎn)。本文結(jié)合當(dāng)前京津冀協(xié)同發(fā)展的時(shí)代背景及國(guó)家宏觀調(diào)控政策,首先通過(guò)研究國(guó)內(nèi)外相關(guān)文獻(xiàn)理論,較為詳細(xì)地闡述了當(dāng)前商業(yè)銀行房地產(chǎn)信貸業(yè)務(wù)的主要風(fēng)險(xiǎn)及成因。其次,利用河北省近10年房地產(chǎn)行業(yè)重要指標(biāo)的變化情況,對(duì)河北省房地產(chǎn)市場(chǎng)分別從河北省整體市場(chǎng)、河北省與全國(guó)房地產(chǎn)市場(chǎng)的比較以及河北省內(nèi)各區(qū)域房地產(chǎn)市場(chǎng)的比較這三個(gè)角度,對(duì)河北省房地產(chǎn)市場(chǎng)進(jìn)行了現(xiàn)狀分析和未來(lái)走勢(shì)的判斷。緊接著結(jié)合對(duì)河北省商業(yè)銀行房地產(chǎn)信貸風(fēng)險(xiǎn)現(xiàn)狀的分析,引出了河北省商業(yè)銀行對(duì)房地產(chǎn)信貸風(fēng)險(xiǎn)的管理現(xiàn)狀。最后,結(jié)合實(shí)際案例指出當(dāng)前商業(yè)銀行在房地產(chǎn)信貸風(fēng)險(xiǎn)管理中存在的問(wèn)題,針對(duì)此種現(xiàn)狀,針對(duì)河北省商業(yè)銀行房地產(chǎn)信貸風(fēng)險(xiǎn)管理提出對(duì)策建議,強(qiáng)調(diào)應(yīng)對(duì)不同區(qū)域?qū)嵭胁顒e化管理,促進(jìn)河北省房地產(chǎn)業(yè)健康有序的發(fā)展。
[Abstract]:At present, the integration of Beijing, Tianjin and Hebei is speeding up under the guidance of national policy, which is undoubtedly a historic development opportunity for Hebei Province. Since the coordinated development of Beijing, Tianjin and Hebei became a major national strategy in 2014, the three places have jointly promoted integration and made breakthrough progress in the three key areas of transportation, ecology and industry. On the national macroeconomic level, the implementation of loose monetary policy and credit policy, it is against this background, the real estate market in Hebei Province in 2016 has experienced a record high volume prices, commercial banks real estate loans grew rapidly. The stable development of the real estate market is of great significance to the stability of the financial system in Hebei and even the whole country. In the real estate boom behind, we should pay more attention to the potential real estate credit risk. Based on the background of the coordinated development of Beijing-Tianjin-Hebei and the national macro-control policy, this paper firstly elaborates the main risks and causes of the commercial bank's real estate credit business through the study of the domestic and foreign related literature theory. Secondly, using the changes in the important indicators of the real estate industry in Hebei Province in the past 10 years, the real estate market in Hebei Province is analyzed from the overall market in Hebei Province. This paper analyzes the present situation and future trend of real estate market in Hebei Province from three angles: the comparison of real estate market between Hebei province and the whole country and the comparison of real estate market in various regions of Hebei Province. Then combining with the analysis of the real estate credit risk of commercial banks in Hebei Province, it leads to the management status of real estate credit risk of commercial banks in Hebei province. Finally, according to the actual cases, the paper points out the problems existing in the real estate credit risk management of commercial banks, and puts forward some countermeasures and suggestions for the real estate credit risk management of commercial banks in Hebei Province. Emphasis should be placed on the implementation of differential management in different regions to promote the healthy and orderly development of Hebei's real estate industry.
