【摘要】:在推動(dòng)房地產(chǎn)業(yè)發(fā)展的同時(shí),要科學(xué)對(duì)其進(jìn)行評(píng)價(jià)工作。房地產(chǎn)建設(shè)項(xiàng)目后評(píng)價(jià)工作是一項(xiàng)非常復(fù)雜的系統(tǒng)工程,尤其是對(duì)擬建、新建項(xiàng)目。房地產(chǎn)項(xiàng)目后評(píng)價(jià)可以提高其工程建設(shè)項(xiàng)目的投資、決策水平,促進(jìn)完善的項(xiàng)目后評(píng)價(jià)機(jī)制和科學(xué)、合理的后評(píng)價(jià)方法,可以加強(qiáng)和提高后評(píng)價(jià)人員的責(zé)任感,提高房地產(chǎn)建設(shè)項(xiàng)目預(yù)測的精確性。通過后評(píng)價(jià)反饋的各種,有利于相關(guān)部門及時(shí)修訂預(yù)算計(jì)劃,更合理地調(diào)整建設(shè)投資規(guī)模和投資方向,協(xié)調(diào)各供應(yīng)商、生產(chǎn)單位、部門之間及內(nèi)部的各種比例關(guān)系。 本文首先圍繞著后評(píng)價(jià)的涵義展開,先介紹了后評(píng)價(jià)的概念,接著探討了項(xiàng)目后評(píng)價(jià)與前評(píng)價(jià)的區(qū)別與聯(lián)系,詳細(xì)介紹了后評(píng)價(jià)的類型與內(nèi)容,并引入了后評(píng)價(jià)的相關(guān)方法。在項(xiàng)目后評(píng)價(jià)理論的基礎(chǔ)上,再詳細(xì)設(shè)計(jì)了房地產(chǎn)項(xiàng)目后評(píng)價(jià)研究的指標(biāo)體系。針對(duì)房地產(chǎn)項(xiàng)目的特殊性,本文以濟(jì)南恒大城(一期)工程的地產(chǎn)項(xiàng)目建設(shè)為案例背景,圍繞著項(xiàng)目的過程評(píng)價(jià)、效益評(píng)價(jià)、影響評(píng)價(jià)和持續(xù)性評(píng)價(jià)詳細(xì)展開,并運(yùn)用模糊綜合評(píng)價(jià)法進(jìn)行了項(xiàng)目成功度綜合評(píng)價(jià),最終得出一個(gè)綜合性的后評(píng)價(jià)結(jié)論。最后本文對(duì)房地產(chǎn)建設(shè)項(xiàng)目在投資決策和生產(chǎn)運(yùn)營中出現(xiàn)的典型問題,提出了相應(yīng)的對(duì)策和建議,為今后房地產(chǎn)建設(shè)項(xiàng)目的運(yùn)營管理決策提供科學(xué)的依據(jù),也為類似的建筑工程投資決策分析提供決策的參考依據(jù)。 論文雖然在項(xiàng)目后評(píng)價(jià)理論研究和實(shí)際相結(jié)合的研究中有一定的實(shí)踐意義,但是由于主觀能力的局限和客觀資源的有限性,對(duì)于該項(xiàng)目建設(shè)的后評(píng)價(jià)不可避免地出現(xiàn)了很多不足的地方,對(duì)理論和實(shí)踐的研究還不夠很深入,特別的不足時(shí)論文只停留在評(píng)價(jià)的層面上,并沒有就評(píng)價(jià)得出的結(jié)論分析項(xiàng)目存在的問題,以及根據(jù)問題提出對(duì)策措施。
[Abstract]:The evaluation of real estate construction projects is a very complex system engineering , especially for the proposed and new projects . After the evaluation of real estate projects , it is possible to improve the investment and decision - making level of the project construction projects , to improve the accuracy of the prediction of real estate construction projects . After the adoption of the post - evaluation feedback , it is beneficial to the relevant departments to revise the budget plan in a timely manner , adjust the construction investment scale and investment direction more reasonably , and coordinate the various proportion relations among suppliers , production units , departments and internal .

This paper first introduces the concept of post - evaluation , then discusses the distinction and connection between post - project evaluation and pre - evaluation , introduces the types and contents of post - evaluation and introduces the relevant method of post - evaluation .

Although there is some practical meaning in the research of the evaluation theory research and the practical combination after the project , because of the limitation of subjective ability and the limitation of the objective resources , the post - evaluation of the project construction inevitably has a lot of insufficient places , and the research on the theory and practice is not enough , the paper only stays at the level of evaluation , and does not analyze the problems existing in the conclusion analysis project , and puts forward the countermeasures according to the problem .
