【摘要】：養(yǎng)老地產(chǎn)作為一種帶有福利性質(zhì)的新興地產(chǎn)類型,其項(xiàng)目開(kāi)發(fā)目前仍處于探索階段,并不成熟。通過(guò)對(duì)養(yǎng)老地產(chǎn)項(xiàng)目開(kāi)發(fā)過(guò)程中投資決策、設(shè)計(jì)施工、銷售運(yùn)營(yíng)三個(gè)階段面臨的風(fēng)險(xiǎn)進(jìn)行深入分析,結(jié)合分析所得出的結(jié)果最終制定出與各階段風(fēng)險(xiǎn)相對(duì)應(yīng)的規(guī)避對(duì)策,其主要目的在于為房地產(chǎn)企業(yè)的養(yǎng)老地產(chǎn)開(kāi)發(fā)提供指導(dǎo)作用,同時(shí)也可為解決我國(guó)日益嚴(yán)峻的養(yǎng)老問(wèn)題貢獻(xiàn)力量。
[Abstract]:Pension real estate as a new type of property with welfare, its project development is still in the exploration stage, immature. Through the deep analysis of the investment decision, design and construction, sale and operation risk in the development process of the pension real estate project, combined with the result of the analysis, the corresponding countermeasures of avoiding the risk in each stage are worked out. The main purpose of this paper is to provide guidance for the development of pension real estate in real estate enterprises, and also to contribute to the solution of the increasingly serious pension problems in China.
