【摘要】：養(yǎng)老地產(chǎn)作為一種帶有福利性質(zhì)的新興地產(chǎn)類型,其項目開發(fā)目前仍處于探索階段,并不成熟。通過對養(yǎng)老地產(chǎn)項目開發(fā)過程中投資決策、設計施工、銷售運營三個階段面臨的風險進行深入分析,結合分析所得出的結果最終制定出與各階段風險相對應的規(guī)避對策,其主要目的在于為房地產(chǎn)企業(yè)的養(yǎng)老地產(chǎn)開發(fā)提供指導作用,同時也可為解決我國日益嚴峻的養(yǎng)老問題貢獻力量。
[Abstract]:Pension real estate as a new type of property with welfare, its project development is still in the exploration stage, immature. Through the deep analysis of the investment decision, design and construction, sale and operation risk in the development process of the pension real estate project, combined with the result of the analysis, the corresponding countermeasures of avoiding the risk in each stage are worked out. The main purpose of this paper is to provide guidance for the development of pension real estate in real estate enterprises, and also to contribute to the solution of the increasingly serious pension problems in China.
