西安市公共基礎投入對城市居住空間結構的影響研究

【摘要】:西安市政府為了緩解日益突出的“城市病”問題,增加了郊區(qū)的公共基礎投入,希望通過改善居住條件和生活便利性來提高郊區(qū)公共基礎設施的服務,促使消費者的居住區(qū)位選擇由原先偏好距離城市中心較近的市區(qū)轉(zhuǎn)移為距離城市中心較遠的郊區(qū),以這種居住區(qū)位選擇的轉(zhuǎn)變來控制城市中心居住人口的過度集中,達到各區(qū)域間居住空間均衡性的目的。而實際上,政府對郊區(qū)公共基礎投入的增加,確實也直觀感覺到了城市中心外圍形成了一些成熟的居住區(qū)域。那么,城市中心外圍居住區(qū)域的成熟是否就說明了消費者居住區(qū)位選擇受到了郊區(qū)公共基礎投入增加的影響,因此城市居住空間原有的單一中心結構特征也隨之失去其穩(wěn)定性,轉(zhuǎn)變?yōu)槎嘀行慕Y構特征? 針對此問題,,本文結合相關的文獻資料,就公共基礎投入借助消費者居住區(qū)位選擇的轉(zhuǎn)變影響城市居住空間結構開展了研究。其中主要包括:檢驗西安市公共基礎投入是否改變了消費者居住區(qū)位的選擇,從而城市原有的居住空間結構也受到了相應的影響;基于居住人口在區(qū)域間聚集的分布規(guī)律與住宅價格梯度的變化規(guī)律相一致的考慮,以商品住宅價格梯度的方法來判定城市居住空間結構是否實現(xiàn)了多中心居住空間結構特征的轉(zhuǎn)變。 實證檢驗的結果顯示雖然公共基礎投入通過消費者居住區(qū)位選擇的改變影響了城市居住空間結構,并使得城郊區(qū)域已經(jīng)出現(xiàn)了小型次中心居住區(qū),然而整個西安市的居住空間結構整體還是基本維持了單一中心結構特征,還未達到多中心結構的特征,并且商品住宅價格梯度的規(guī)律是:以鐘樓為中心沿主要交通干道每增加1km的距離商品住宅價格就減少11.3%。
[Abstract]:In order to alleviate the increasingly prominent problem of "urban disease", the Xi'an municipal government has increased the public infrastructure investment in the suburbs, hoping to improve the public infrastructure services in the suburbs by improving living conditions and living convenience. In order to control the excessive concentration of residential population in urban centers, the choice of residential location of consumers is shifted from the urban areas that are closer to the urban centers to the suburbs farther away from the urban centers, so as to control the excessive concentration of residents in the urban centers. To achieve the goal of balanced residential space among regions. In fact, the increase in government investment in the public infrastructure in the suburbs has also intuitively felt that some mature residential areas have been formed outside the city center. Whether the maturity of the residential area outside the city center indicates that the choice of the consumer residential area is affected by the increase of public infrastructure investment in the suburb, therefore, the original single central structure of the urban residential space also loses its stability. To change into a polycentric structural feature? In order to solve this problem, this paper combines the relevant literature, This paper studies the influence of public basic investment on urban residential space structure with the help of the change of consumer residential area location, which mainly includes: checking whether the public basic investment in Xi'an city has changed the choice of consumer residential area, Therefore, the original residential space structure of the city is also affected accordingly, based on the fact that the distribution of resident population among different regions is consistent with the changing law of housing price gradient. The method of commodity housing price gradient is used to determine whether the urban residential space structure has realized the change of multi-center residential space structure characteristics. The results of empirical test show that although the public infrastructure investment has affected the urban residential space structure through the change of the consumer residential area location, and has made the small sub-central residential area appear in the suburban area. However, the whole residential space structure of Xi'an basically maintains the characteristics of a single central structure, and has not yet achieved the characteristics of multi-center structure. And the law of the commercial housing price gradient is that the commercial housing price decreases by 11.3with the increase of 1km distance along the main traffic trunk road with the clock tower as the center.
