YM地產(chǎn)價(jià)值鏈的項(xiàng)目化管理研究

【摘要】:項(xiàng)目化管理著重研究如何在有限的資源下,通過建立統(tǒng)一的管理機(jī)制,協(xié)調(diào)組織合作,在符合時(shí)間進(jìn)度要求下高質(zhì)量的完成工作目標(biāo)。企業(yè)價(jià)值鏈?zhǔn)瞧髽I(yè)各價(jià)值活動(dòng)的集合,通過研究企業(yè)價(jià)值鏈可以最大化企業(yè)價(jià)值,獲得競(jìng)爭(zhēng)優(yōu)勢(shì)。本文將項(xiàng)目化管理與房地產(chǎn)價(jià)值鏈相結(jié)合,對(duì)探索提高房地產(chǎn)企業(yè)競(jìng)爭(zhēng)優(yōu)勢(shì)的管理優(yōu)化方案,具有十分重要的現(xiàn)實(shí)意義。首先,在項(xiàng)目化管理和價(jià)值鏈相關(guān)理論的指導(dǎo)下,通過分析YM地產(chǎn)的內(nèi)外部環(huán)境及自身的資源能力,發(fā)現(xiàn)在市場(chǎng)大環(huán)境快速變化的情況下,傳統(tǒng)的價(jià)值鏈管理模式已不能很好地指導(dǎo)房地產(chǎn)企業(yè)發(fā)展,并指出YM地產(chǎn)價(jià)值鏈管理中存在的問題。其次,通過對(duì)房地產(chǎn)價(jià)值鏈的五個(gè)階段進(jìn)行分析和論證,闡釋在房地產(chǎn)價(jià)值鏈管理基礎(chǔ)上推行項(xiàng)目化管理的可行性及必要性。同時(shí)結(jié)合YM地產(chǎn)的實(shí)際管理狀況,闡述了其推行價(jià)值鏈項(xiàng)目化管理是可行而且是必要的,并提出了YM地產(chǎn)實(shí)行價(jià)值鏈項(xiàng)目化管理的優(yōu)化思路。最后,結(jié)合YM地產(chǎn)的實(shí)際情況,根據(jù)價(jià)值鏈項(xiàng)目化管理的優(yōu)化思路,分別從構(gòu)建矩陣式組織結(jié)構(gòu)、構(gòu)建服務(wù)協(xié)調(diào)機(jī)制和監(jiān)督控制機(jī)制、提高價(jià)值鏈各階段的項(xiàng)目化管理能力、強(qiáng)化競(jìng)爭(zhēng)力保障體系和整合價(jià)值鏈各階段資源等六個(gè)方面對(duì)YM地產(chǎn)的整條價(jià)值鏈進(jìn)行了項(xiàng)目化改造,并介紹了YM地產(chǎn)實(shí)行項(xiàng)目化管理后取得的切實(shí)效果。
[Abstract]:Project management focuses on how to establish a unified management mechanism, coordinate organization and cooperation under limited resources, and achieve high quality work objectives in accordance with the requirements of time and schedule. Enterprise value chain is a collection of enterprise value activities. By studying the enterprise value chain, we can maximize the enterprise value and obtain the competitive advantage. In this paper, we combine the project management with the real estate value chain to explore the management optimization scheme to improve the competitive advantage of the real estate enterprise. First of all, under the guidance of project management and value chain theory, by analyzing the internal and external environment of YM real estate and its own resource capacity, it is found that the market environment changes rapidly. The traditional value chain management mode can not well guide the development of real estate enterprises, and points out the problems in the management of YM real estate value chain. Secondly, through the analysis and demonstration of the five stages of the real estate value chain, This paper expounds the feasibility and necessity of carrying out project management on the basis of real estate value chain management. At the same time, combining with the actual management situation of YM real estate, this paper expounds that it is feasible and necessary to carry out project management in value chain. Finally, according to the actual situation of YM real estate, according to the optimized thinking of value chain project management, the paper constructs the matrix organization structure respectively. The whole value chain of YM real estate is transformed from six aspects, such as constructing service coordination mechanism and supervision and control mechanism, improving the ability of project management in each stage of the value chain, strengthening the competitive security system and integrating the resources of each stage of the value chain. And introduced the YM real estate project management after the actual results achieved.
