房地產(chǎn)企業(yè)項(xiàng)目組合決策研究

【摘要】:改革開放以來,隨著經(jīng)濟(jì)的快速發(fā)展,人均可支配收入的增加,人們對居住質(zhì)量、環(huán)境的要求不斷提高,房地產(chǎn)業(yè)步入高速發(fā)展階段。自1993年起到2013年隨著房地產(chǎn)行業(yè)不斷發(fā)展,相關(guān)政府部門對房地產(chǎn)業(yè)實(shí)施了多次調(diào)控,致使眾多規(guī)模較小、實(shí)力較弱的房地產(chǎn)公司面臨生存壓力;而對于資金較為雄厚、企業(yè)戰(zhàn)略合理的房地產(chǎn)公司得到了廣闊的發(fā)展空間,房地產(chǎn)業(yè)的競爭模式由壟斷競爭逐漸轉(zhuǎn)化為寡頭壟斷。在經(jīng)歷多次房地產(chǎn)調(diào)控后,依舊不乏有進(jìn)行快速擴(kuò)張、成長勢頭迅猛的房地產(chǎn)企業(yè)獲得了良好的發(fā)展,這類房地產(chǎn)企業(yè)普遍存在同時(shí)開發(fā)多個(gè)房地產(chǎn)項(xiàng)目甚至進(jìn)行跨地域擴(kuò)張,單一項(xiàng)目管理與決策已經(jīng)無法滿足其戰(zhàn)略目標(biāo)要求,所以針對這類房地產(chǎn)企業(yè),在企業(yè)資源有限、競爭激烈的市場環(huán)境下,如何科學(xué)合理的選擇開發(fā)項(xiàng)目,從而實(shí)現(xiàn)企業(yè)項(xiàng)目組合的利益最大化成為一個(gè)重要的研究課題。因此,論文對房地產(chǎn)項(xiàng)目組合決策進(jìn)行相關(guān)研究具有一定的理論價(jià)值和現(xiàn)實(shí)意義。 論文是在查閱大量國內(nèi)外相關(guān)文獻(xiàn)的基礎(chǔ)上,,闡述研究背景,界定研究對象;歸納總結(jié)了國內(nèi)外學(xué)者對房地產(chǎn)項(xiàng)目組合決策的研究現(xiàn)狀和研究成果;闡述了項(xiàng)目組合管理的相關(guān)概念和房地產(chǎn)企業(yè)項(xiàng)目組合管理的特點(diǎn);在查閱相關(guān)資料,歸納總結(jié)各學(xué)者研究成果的基礎(chǔ)上,建立了房地產(chǎn)項(xiàng)目組合決策評價(jià)指標(biāo)體系;運(yùn)用雷達(dá)圖評價(jià)法對備選項(xiàng)目進(jìn)行優(yōu)先級排序,進(jìn)而通過0-1線性規(guī)劃對房地產(chǎn)備選項(xiàng)目進(jìn)行決策分析;通過案例分析驗(yàn)證上述項(xiàng)目組合決策評價(jià)指標(biāo)體系、決策方法的合理性和實(shí)用性,研究成果可以為房地產(chǎn)企業(yè)的項(xiàng)目組合決策提供參考。
[Abstract]:Since the reform and opening up, with the rapid development of economy and the increase of per capita disposable income, people's demands on living quality and environment have been constantly raised. From 1993 to 2013, with the continuous development of the real estate industry, the relevant government departments have implemented many regulations on the real estate industry, resulting in a large number of smaller and weaker real estate companies facing survival pressure; But for the real estate companies with abundant funds and reasonable enterprise strategy, the competition mode of the real estate industry has gradually changed from monopoly competition to oligopoly. After many real estate regulation and control, There are still some rapid expansion, the rapid growth of real estate enterprises have achieved good development, this kind of real estate enterprises generally exist in the development of multiple real estate projects or even cross-regional expansion. Single project management and decision-making can not meet its strategic objectives, so in view of this kind of real estate enterprises, in the market environment of limited resources and fierce competition, how to choose the development project scientifically and reasonably. Therefore, it is of theoretical value and practical significance to study the real estate project portfolio decision in this paper. On the basis of consulting a large number of domestic and foreign related documents, this paper expounds the research background, defines the research object, summarizes the current research situation and research results of the domestic and foreign scholars on the real estate project portfolio decision. The related concepts of project portfolio management and the characteristics of real estate enterprise project portfolio management are expounded, and the evaluation index system of real estate project portfolio decision is established on the basis of consulting relevant data and summarizing the research results of various scholars. The radar map evaluation method is used to rank the priority of alternative projects, and then the decision analysis of real estate alternative projects is carried out through 0-1 linear programming, and the evaluation index system of portfolio decision is verified by case analysis. The rationality and practicability of the decision-making method, the research results can provide a reference for the project portfolio decision of the real estate enterprise.
