太原市商業(yè)地產(chǎn)開(kāi)發(fā)商圈區(qū)位選擇

【摘要】:人民收入的提高,需求的增加,不斷推動(dòng)著商業(yè)地產(chǎn)的開(kāi)發(fā)。然而商業(yè)地產(chǎn)的開(kāi)發(fā)環(huán)節(jié)眾多,決定其成敗的首要因素就是區(qū)位選擇。擁有一個(gè)有利的區(qū)位就是擁有一份獨(dú)有的競(jìng)爭(zhēng)優(yōu)勢(shì)。隨著交通的便利,消費(fèi)者購(gòu)物習(xí)慣的轉(zhuǎn)變,以及市場(chǎng)的推動(dòng)和政府的引導(dǎo),商貿(mào)企業(yè)集聚程度越來(lái)越高,吸引消費(fèi)者前來(lái)購(gòu)物的原因不再是某個(gè)商場(chǎng)而是整個(gè)商圈。因此,本文的商業(yè)地產(chǎn)開(kāi)發(fā)區(qū)位選擇是以商圈整體區(qū)位來(lái)研究而不是選址于具體精確位置,注重區(qū)位的長(zhǎng)遠(yuǎn)發(fā)展和城市規(guī)劃,而非僅僅租金、位置等微觀因素。本文以商圈對(duì)開(kāi)發(fā)企業(yè)的綜合吸引力為切入點(diǎn),探討商業(yè)地產(chǎn)開(kāi)發(fā)的區(qū)位選擇。通過(guò)閱讀大量國(guó)內(nèi)外研究商業(yè)地產(chǎn)區(qū)位選擇的相關(guān)文獻(xiàn),梳理總結(jié)了區(qū)位選擇影響因素,歸納出三個(gè)一級(jí)指標(biāo),十五個(gè)二級(jí)指標(biāo),構(gòu)建了一套適合于多商圈城市的商業(yè)地產(chǎn)區(qū)位選擇指標(biāo)體系。一級(jí)指標(biāo)包括,區(qū)域環(huán)境條件、商圈自身影響、商圈發(fā)展動(dòng)力。十五個(gè)二級(jí)指標(biāo),即人口密度、產(chǎn)業(yè)結(jié)構(gòu)、地均GDP、人均可支配收入、社會(huì)消費(fèi)品零售總額、集聚規(guī)模、競(jìng)爭(zhēng)力情況、業(yè)態(tài)互補(bǔ)優(yōu)勢(shì)、購(gòu)物氛圍、交通條件、歷史文化、周邊人群購(gòu)買(mǎi)力、政策支持、擴(kuò)展?jié)摿、土地成本。?shí)證分析利用構(gòu)建的指標(biāo)體系以購(gòu)物中心為例,在太原市進(jìn)行商圈區(qū)位選擇。首先,根據(jù)太原市實(shí)際情況,利用層次分析法(AHP)和專(zhuān)家打分得出影響區(qū)位選擇的各因素權(quán)重。其次用綜合評(píng)價(jià)法對(duì)太原市7個(gè)典型商圈做出綜合分析比較,得出購(gòu)物中心的最佳開(kāi)發(fā)區(qū)位為太原南站商圈。最后針對(duì)太原市各個(gè)商圈的實(shí)際情況提出了相應(yīng)的商業(yè)地產(chǎn)開(kāi)發(fā)建議,旨在對(duì)太原市未來(lái)商業(yè)地產(chǎn)健康發(fā)展提供一定的建議和參考。本文主要?jiǎng)?chuàng)新:以商業(yè)地產(chǎn)開(kāi)發(fā)的角度來(lái)評(píng)價(jià)商圈優(yōu)劣。在構(gòu)建指標(biāo)時(shí),加入商圈內(nèi)企業(yè)集聚度、擬建商業(yè)地產(chǎn)業(yè)態(tài)互補(bǔ)優(yōu)勢(shì)、土地?cái)U(kuò)展?jié)摿Φ戎笜?biāo)來(lái)全面衡量商圈是否適合商業(yè)地產(chǎn)的開(kāi)發(fā)。在目前商業(yè)地產(chǎn)區(qū)位選擇研究對(duì)象主要是北京、上海等大城市的背景下,本文對(duì)可以代表中小城市的太原市商業(yè)地產(chǎn)開(kāi)發(fā)區(qū)位選擇進(jìn)行了分析。
[Abstract]:With the increase of people's income and the increase of demand, the development of commercial real estate is constantly promoted. However, there are many links in the development of commercial real estate. The primary factor that determines its success or failure is location choice. Having a favorable location means having a unique competitive advantage. With the convenience of transportation, the change of consumer shopping habits, the promotion of the market and the guidance of the government, Business enterprises are becoming more and more concentrated. The reason why consumers come to shop is not just the shopping mall but the whole business district. The location selection of commercial real estate development in this paper is based on the overall location of the commercial district, not the location of the specific precise location, focusing on the long-term development of the location and urban planning, rather than just rent. This paper discusses the location choice of commercial real estate development based on the comprehensive attraction of the commercial area to the development enterprises. Through reading a large number of domestic and foreign research on the commercial real estate location selection literature, Combing and summing up the influence factors of location selection, three primary indexes and fifteen second-level indexes are summed up, and a set of index system of location selection of commercial real estate is constructed, which is suitable for the city of multi-commerce circle. The first-class index includes, regional environmental conditions. 15 secondary indicators, namely, population density, industrial structure, per capita GDP, per capita disposable income, total retail sales of consumer goods, scale of agglomeration, competitiveness, complementary advantages in business, shopping atmosphere, Transportation conditions, history and culture, purchasing power of surrounding people, policy support, expansion potential, land cost. According to the actual situation of Taiyuan City, the weight of the factors influencing the location selection is obtained by using the Analytic hierarchy process (AHP) and experts. Secondly, the comprehensive analysis and comparison of the seven typical commercial circles of Taiyuan City are made by using the comprehensive evaluation method. It is concluded that the best development zone of shopping center is Taiyuan South Railway Station business district. Finally, according to the actual situation of each commercial district in Taiyuan City, the corresponding commercial real estate development suggestions are put forward. The purpose of this paper is to provide some suggestions and references for the healthy development of the future commercial real estate in Taiyuan. The main innovation of this paper is to evaluate the commercial area from the perspective of commercial real estate development. The proposed commercial real estate industry forms complementary advantages, land expansion potential and other indicators to comprehensively measure whether commercial real estate is suitable for the development of commercial real estate. At present, the research object of commercial real estate location choice is mainly Beijing, Shanghai and other big cities background. This paper analyzes the location selection of commercial real estate development in Taiyuan, which can represent small and medium-sized cities.
