【摘要】：房價波動影響居民消費,本文通過面板模型對兩者關系進行檢驗�；诜績r影響居民消費總量的研究發(fā)現(xiàn),當期房價上漲對居民消費影響并不顯著,短期內房價上漲對居民消費呈現(xiàn)顯著的"財富效應"。但長期來看,房價上漲的"擠出效應"逐步顯現(xiàn)。同時,收入水平和房價波動對居民消費具有滯后性影響�；诜績r影響居民消費結構的研究發(fā)現(xiàn),房價上漲拉動了居民非住房消費,對居民必需性消費的影響不大,但會通過"財富效應"增加居民非必需性消費。分區(qū)域看,在東部和東北地區(qū)房價上漲對居民非住房消費的影響較小,但在西部地區(qū)房價上漲能夠顯著增加居民的非住房消費,中部地區(qū)則只有滯后性影響。
[Abstract]:The fluctuation of house price affects the consumption of residents. This paper tests the relationship between the two by panel model.Based on the study of the impact of house price on the total consumption of residents, it is found that the current rise of house price has no significant impact on the consumption of residents, and that the rise of house price in the short term has a significant "wealth effect" on the consumption of residents.But in the long run, the "crowding out effect" of rising house prices has gradually emerged.At the same time, income levels and house price fluctuations have a lag impact on consumption.Based on the study of the influence of house price on the consumption structure of residents, it is found that the rise of house price leads to the non-housing consumption of residents, but it has little effect on the residents' essential consumption, but it will increase the non-essential consumption of residents through the "wealth effect".In the east and northeast of China, the rise of house price has little effect on the non-housing consumption, but it can significantly increase the non-housing consumption in the western region, but only lag in the central region.
