【摘要】：研究目的:應(yīng)用1872份市場(chǎng)交易數(shù)據(jù)和372份調(diào)研數(shù)據(jù),對(duì)南海區(qū)農(nóng)村集體建設(shè)用地市場(chǎng)交易費(fèi)用及影響因素進(jìn)行實(shí)證分析。研究方法:Tobit模型。研究結(jié)果:從1872份市場(chǎng)交易數(shù)據(jù)歸納出市場(chǎng)特征:市場(chǎng)交易形式存在明顯的偏向性,"以租代讓"現(xiàn)狀普遍存在;土地細(xì)碎化程度較強(qiáng);契約期限大部分都在5年以下,交易周期較短,交易頻率較高。根據(jù)372份調(diào)研數(shù)據(jù)對(duì)市場(chǎng)交易費(fèi)用的研究結(jié)果表明,集體經(jīng)濟(jì)組織自組織化是市場(chǎng)有效交易的重要制度變遷;政府干預(yù)代表市場(chǎng)化程度,市場(chǎng)化程度越高,交易費(fèi)用相對(duì)較低;交易雙方信息越對(duì)稱、信息透明度越高、市場(chǎng)越規(guī)范,市場(chǎng)的不確定性越低,集體經(jīng)濟(jì)組織將面臨的市場(chǎng)風(fēng)險(xiǎn)越低,其交易費(fèi)用將越低。研究結(jié)論:為了提高集體建設(shè)用地市場(chǎng)發(fā)展的有效性,交易標(biāo)的產(chǎn)權(quán)清晰是前提,交易公開化、透明化,減少政府在市場(chǎng)交易過程中干預(yù),降低交易的不確定性。
[Abstract]:Objective: to analyze the transaction cost and influencing factors of rural collective construction land market in Nanhai area by using 1872 market transaction data and 372 survey data. Methods: Tobit model. The results show that the characteristics of the market are as follows: there is obvious bias in the form of market transaction, the present situation of "rent-substitute" exists generally, the degree of land fragmentation is strong; Most of the contracts are less than 5 years, the trading cycle is shorter and the transaction frequency is higher. Based on 372 research data, the results show that the self-organization of collective economic organizations is an important institutional change of effective market transactions, and the higher the degree of marketization is, the lower the transaction cost is, and the higher the degree of marketization is, the higher the degree of marketization is. The more symmetrical the information between the two parties, the higher the transparency of information, the more standardized the market, the lower the uncertainty of the market, the lower the market risk and the lower the transaction cost of collective economic organizations. Research conclusion: in order to improve the validity of the development of collective construction land market, the clear property right of the transaction target is the premise, the transaction is open and transparent, and the government intervention in the market transaction process is reduced, and the uncertainty of the transaction is reduced.
