【摘要】：近年來，游艇地產(chǎn)在國(guó)內(nèi)逐漸興起并得到廣泛關(guān)注，許多地區(qū)已經(jīng)制定了游艇地產(chǎn)發(fā)展規(guī)劃，有的已經(jīng)開始付諸實(shí)施。作為西部唯一直轄市的重慶市，擁有長(zhǎng)江、嘉陵江以及三峽水庫(kù)等廣闊水域，已將游艇產(chǎn)業(yè)提上了發(fā)展的議程。重慶市政府部門頒布了相關(guān)政策、規(guī)劃了游艇基地并制定了發(fā)展規(guī)劃，重慶市游艇經(jīng)濟(jì)即將起航，游艇地產(chǎn)的出現(xiàn)勢(shì)在必然。游艇地產(chǎn)是一個(gè)特殊的地產(chǎn)類型，它是旅游業(yè)、游艇產(chǎn)業(yè)和房地產(chǎn)業(yè)這三大行業(yè)結(jié)合的產(chǎn)物，它的發(fā)展將帶動(dòng)關(guān)聯(lián)產(chǎn)業(yè)的發(fā)展并能夠形成完整的產(chǎn)業(yè)鏈條，具有極強(qiáng)的“造血功能”。但目前關(guān)于游艇地產(chǎn)的概念還沒有明確的界定，發(fā)展所需的條件、發(fā)展模式、支撐理論等都沒有相關(guān)的研究，沒能形成統(tǒng)一的標(biāo)準(zhǔn)，，各地都是按主觀意愿進(jìn)行開發(fā)，這將不利于游艇地產(chǎn)的健康發(fā)展。為了給重慶市游艇地產(chǎn)健康持續(xù)發(fā)展提供一個(gè)明確的指導(dǎo)，作者提出了該研究。 論文首先對(duì)游艇地產(chǎn)相關(guān)概念進(jìn)行了界定，分析了國(guó)內(nèi)外游艇地產(chǎn)的研究狀況、發(fā)展?fàn)顩r，在此基礎(chǔ)上探討了游艇地產(chǎn)開發(fā)所需的支撐理論，為游艇地產(chǎn)的開發(fā)構(gòu)建了理論支撐體系。在理論研究的基礎(chǔ)上，本研究以重慶市作為研究對(duì)象，探討了重慶市游艇地產(chǎn)開發(fā)的可行性。在可行性分析時(shí)，作者首先分析了重慶市發(fā)展游艇地產(chǎn)的條件，進(jìn)而以波特鉆石模型作為基礎(chǔ)，從目的地吸引力的角度出發(fā)構(gòu)建了新鉆石模型，以新鉆石模型分析重慶市游艇地產(chǎn)的競(jìng)爭(zhēng)力。在發(fā)展條件成熟、競(jìng)爭(zhēng)力強(qiáng)勁的基礎(chǔ)上，作者分析了重慶市游艇地產(chǎn)的市場(chǎng)前景。最后，本研究通過案例分析，總結(jié)了游艇地產(chǎn)的三大開發(fā)模式，再結(jié)合重慶市實(shí)際情況選擇了適合重慶市的游艇地產(chǎn)發(fā)展模式——綜合型游艇地產(chǎn)開發(fā)模式。在模式確定的基礎(chǔ)上結(jié)合重慶市的實(shí)際情況提出了發(fā)展布局建議、產(chǎn)業(yè)鏈構(gòu)建以及發(fā)展策略。
[Abstract]:In recent years, yacht real estate has gradually emerged in China and received extensive attention. Many regions have formulated the yacht real estate development plan, some of which have been put into practice. Chongqing, the only municipality directly under the Central Government in the west, has been put into practice. With the Yangtze River, Jialing River and the three Gorges Reservoir and other vast waters, the yacht industry has been put on the agenda. Chongqing municipal government promulgated relevant policies, planned the yacht base and formulated the development plan. Yacht real estate is a special type of real estate, which is the combination of tourism industry, yacht industry and real estate industry. Its development will lead to the development of related industries and form a complete industrial chain, with a strong "hematopoietic function". However, the concept of yacht real estate has not been clearly defined and the conditions for development. The development model, support theory and so on are not related to the research, failed to form a unified standard, everywhere is to develop according to the subjective will. This will be unfavorable to the healthy development of yacht real estate. In order to provide a clear guidance for the healthy and sustainable development of yacht real estate in Chongqing, the author puts forward the research. Firstly, this paper defines the concept of yacht real estate, analyzes the research situation and development of yacht real estate at home and abroad, and then discusses the supporting theory of yacht real estate development. On the basis of theoretical research, this study takes Chongqing as the research object, discusses the feasibility of the development of yacht real estate in Chongqing. The author first analyzes the conditions for the development of yacht real estate in Chongqing, and then constructs a new diamond model from the point of destination attraction based on Porter diamond model. This paper analyzes the competitiveness of yacht real estate in Chongqing with a new diamond model. On the basis of mature development conditions and strong competitiveness, the author analyzes the market prospect of yacht real estate in Chongqing. This paper summarizes the three development models of yacht real estate. Combined with the actual situation of Chongqing City, this paper selects the development model of yacht real estate, which is suitable for Chongqing Municipality, and puts forward some suggestions on the layout of the development combined with the actual situation of Chongqing on the basis of the determination of the model.
