金沙灘旅游資源價值評估

【摘要】:隨著旅游業(yè)的蓬勃發(fā)展和社會主義市場經(jīng)濟體制的建立,人們覺得僅僅對旅游資源進行定性的評價已經(jīng)不符合時代的要求,所以希望能夠量化旅游資源的價值。實際上因為我們國家開始著手評估旅游資源的時間并不長,盡管已經(jīng)取得了一定的成績,但還是缺乏實踐上的檢驗。本文以青島市鳳凰島金沙灘為例,運用旅行費用法評估金沙灘旅游資源的使用價值,條件價值法評估其非使用價值,并通過層次分析法對使用價值和非使用價值賦予一定的權(quán)重,進而對金沙灘旅游資源價值構(gòu)成和總量進行了測算。評估結(jié)果顯示,金沙灘旅游消費支出為258134.99萬元,消費者總剩余為87444.10萬元,金沙灘年度總支付意愿達到148142.89萬元,使用價值為34.56億元,非使用價值為14.81億元,乘以相應(yīng)權(quán)重,得出總價值為70.11億元,其價值總量相當可觀。本文的研究工作主要有: 其一,通過查閱國內(nèi)外相關(guān)文獻,對旅行費用法、效益轉(zhuǎn)移法、條件價值法、費用支出法和享樂定價法等評估方法進行梳理和總結(jié)。 其二,運用調(diào)查研究法,深入分析了金沙灘風景區(qū)的客源市場結(jié)構(gòu)。 其三,在對金沙灘旅游資源價值進行適當分類的基礎(chǔ)上,運用旅行費用法評估金沙灘旅游資源的使用價值,條件價值法評估其非使用價值,并運用層次分析法構(gòu)建了一個金沙灘旅游資源游憩價值評估模型,最終計算得出金沙灘旅游資源的價值。 最后,在總結(jié)全文的基礎(chǔ)上,提出了完善金沙灘旅游資源管理工作的建議,這些建議主要包括:對金沙灘宣傳的途徑應(yīng)多樣化;開展多種形式的旅游活動,最大程度地發(fā)揮其資源的非使用價值;開發(fā)利用中遵循“保護至上,開發(fā)其次”的理念;深度開發(fā)金沙灘的旅游資源,形成區(qū)域旅游鏈;加強服務(wù)設(shè)施建設(shè),打造商旅休閑區(qū)。
[Abstract]:With the vigorous development of tourism and the establishment of socialist market economic system, people feel that only the qualitative evaluation of tourism resources has not been in line with the requirements of the times. So I hope to be able to quantify the value of tourism resources. In fact, because our country began to assess tourism resources for a short time, although has made some achievements. However, there is still a lack of practical test. This paper takes the Golden Beach of Phoenix Island in Qingdao as an example, using travel cost method to evaluate the use value of golden beach tourism resources and conditional value method to evaluate its non-use value. And through the analytic hierarchy process to give certain weight to the use value and the non-use value, and then to the golden beach tourism resources value composition and the total amount has carried on the calculation, the appraisal result indicated. Golden Beach tourism consumption expenditure is two billion five hundred and eighty-one million three hundred and forty-nine thousand and nine hundred yuan, total consumer surplus is eight hundred and seventy-four million four hundred and forty-one thousand yuan, total annual payment willingness to reach one billion four hundred and eighty-one million four hundred and twenty-eight thousand and nine hundred yuan. The use value is three billion four hundred and fifty-six million yuan, the non-use value is one billion four hundred and eighty-one million yuan, multiplied by the corresponding weight, the total value is seven billion eleven million yuan, and the total value is considerable. First, through consulting the relevant literature at home and abroad, the travel cost method, the benefit transfer method, the conditional value method, the expense expenditure method and the hedonic pricing method and so on evaluation methods are combed and summarized. Secondly, using the method of investigation and research, the paper deeply analyzes the structure of tourist market of Golden Beach Scenic spot. Thirdly, on the basis of proper classification of golden beach tourism resource value, using travel cost method to evaluate the use value of golden beach tourism resources, conditional value method to evaluate its non-use value. An evaluation model of recreational value of golden beach tourism resources is constructed by using the analytic hierarchy process (AHP), and the value of golden beach tourism resources is finally calculated. Finally, on the basis of summing up the full text, the paper puts forward some suggestions to improve the management of golden beach tourism resources. These suggestions mainly include: diversification of the ways to propagate the golden beach; Carrying out various forms of tourism activities to maximize the non-use value of their resources; The concept of "protection first, development second" should be followed in development and utilization. Develop the tourist resources of Golden Beach in depth and form the regional tourism chain; Strengthen the construction of service facilities to create business and leisure areas.
