云龍示范區(qū)物流園項(xiàng)目的市場(chǎng)分析與建設(shè)方案研究

【摘要】:物流園區(qū)能夠有效整合各類物流資源,集約化發(fā)展物流技術(shù)與管理,在提高物流水平、改善城市環(huán)境、促進(jìn)城市發(fā)展方面都有顯著的作用。然而,我們也應(yīng)該清楚地看到多年來物流園區(qū)建設(shè)過程中存在的種種問題。如何更好地分析物流園區(qū)的市場(chǎng)需求,并根據(jù)服務(wù)的對(duì)象產(chǎn)業(yè)提出合適的建設(shè)方案,具有重要意義。根據(jù)株洲市的現(xiàn)實(shí)基礎(chǔ)和城市發(fā)展定位,株洲云龍示范區(qū)秉承兩型社會(huì)先導(dǎo)區(qū)的發(fā)展理念,著重打造商貿(mào)物流板塊,將物流業(yè)提升到戰(zhàn)略性高度。云龍示范區(qū)物流園在這樣的大背景下開始進(jìn)行規(guī)劃建設(shè)。 本文在借鑒國內(nèi)外已有研究成果的基礎(chǔ)上,,首先介紹物流園區(qū)的基本理論,然后闡述了我國物流園區(qū)的發(fā)展現(xiàn)狀和現(xiàn)代物流園區(qū)的發(fā)展趨勢(shì)。通過運(yùn)用SPSS統(tǒng)計(jì)軟件中的曲線擬合功能,對(duì)株洲市經(jīng)濟(jì)狀況和云龍示范區(qū)物流園的市場(chǎng)情況進(jìn)行預(yù)測(cè),運(yùn)用波士頓矩陣法分析選擇云龍示范區(qū)物流園服務(wù)的對(duì)象產(chǎn)業(yè),在此基礎(chǔ)上提出了云龍示范區(qū)物流園的建設(shè)定位,并設(shè)計(jì)出具體的建設(shè)方案,包括建設(shè)用地及拆遷安置方案,建筑、結(jié)構(gòu)設(shè)計(jì)方案,設(shè)備方案,公用工程,節(jié)能方案,環(huán)境和生態(tài)保護(hù)方案等。同時(shí),對(duì)建設(shè)方案做出投資估算及經(jīng)濟(jì)效益評(píng)價(jià)。最后,總結(jié)了全文并指出了幾個(gè)進(jìn)一步研究的方向。
[Abstract]:Logistics park can effectively integrate all kinds of logistics resources, intensively develop logistics technology and management, and play a significant role in improving logistics level, improving urban environment and promoting urban development. However, we should also clearly see the problems in the process of logistics park construction over the years. It is of great significance to better analyze the market demand of logistics park and put forward appropriate construction plan according to the target industry of service. According to the realistic foundation of Zhuzhou city and the orientation of city development, Zhuzhou Yunlong demonstration area adheres to the development idea of two types of social forerunner area, focuses on building the trade logistics plate, and elevates the logistics industry to a strategic height. Yunlong demonstration Zone Logistics Park in such a background began planning and construction. Based on the existing research results at home and abroad, this paper first introduces the basic theory of logistics parks, and then expounds the development status of logistics parks in China and the development trend of modern logistics parks. By using the curve fitting function of SPSS statistical software, this paper forecasts the economic situation of Zhuzhou City and the market situation of Yunlong demonstration Zone Logistics Park, and applies Boston Matrix method to analyze and select the target industries of Yunlong demonstration Zone Logistics Park. On this basis, the construction orientation of Yunlong demonstration area logistics park is put forward, and the concrete construction plan is designed, including construction land and relocation plan, building, structural design scheme, equipment scheme, public works, energy saving scheme, Environmental and ecological protection programs, etc. At the same time, the investment estimate and economic benefit evaluation of the construction program are made. Finally, the paper summarizes the full text and points out several further research directions.
