【摘要】:近年來我國房地產(chǎn)業(yè)高速發(fā)展,對國民經(jīng)濟(jì)有巨大帶動作用,然而在其高速發(fā)展的背后,房地產(chǎn)投資過度和房價過快上漲帶來的問題也不容忽視。在此背景下,研究我國房地產(chǎn)業(yè)組織狀況,可以從動態(tài)角度了解市場結(jié)構(gòu)—市場行為—市場績效的傳導(dǎo)關(guān)系,找出影響市場績效的因素,為房地產(chǎn)業(yè)組織優(yōu)化提供對策。 本文運(yùn)用SCP范式研究我國房地產(chǎn)業(yè)組織狀況,對市場結(jié)構(gòu)、市場行為以及市場績效進(jìn)行指標(biāo)量化分析。得出我國房地產(chǎn)市場集中度整體偏低,屬于競爭性較強(qiáng)的壟斷競爭市場結(jié)構(gòu),但東部地區(qū)大中城市的區(qū)域壟斷程度較高。在此市場結(jié)構(gòu)下,全國大型房企均采用產(chǎn)品差異化戰(zhàn)略和品牌差異化戰(zhàn)略,通過標(biāo)準(zhǔn)化開發(fā)模式打造企業(yè)獨特產(chǎn)品線,塑造企業(yè)品牌價值。在市場結(jié)構(gòu)和行為的作用下,我國近十年房地產(chǎn)產(chǎn)業(yè)市場績效上升很快,但房價收入比一直偏高。在研究我國房地產(chǎn)業(yè)組織狀況的同時,本文將我國劃分為東部區(qū)域、中部區(qū)域、東北區(qū)域和西部區(qū)域,進(jìn)行分區(qū)域市場研究。研究得出四個區(qū)域的產(chǎn)業(yè)結(jié)構(gòu)發(fā)展程度不同,相應(yīng)的市場績效因市場結(jié)構(gòu)的不同呈現(xiàn)差異。此后,文章采用非線性回歸模型分析國內(nèi)房地產(chǎn)業(yè)市場績效的影響因素,得出市場集中度、企業(yè)規(guī)模、企業(yè)的價格行為和非價格行為都對市場績效有積極影響,有較大的上升空間;而企業(yè)的資金壁壘則過高,對市場績效產(chǎn)生了消極影響。 最后文章在上述研究結(jié)論的基礎(chǔ)上給出四個建議,第一,加強(qiáng)房地產(chǎn)行業(yè)內(nèi)部整合,優(yōu)化市場結(jié)構(gòu);第二,根據(jù)區(qū)域房地產(chǎn)業(yè)發(fā)展情況,科學(xué)制定產(chǎn)業(yè)政策;第三,企業(yè)堅持差異化戰(zhàn)略,打造品牌價值;第四,完善金融機(jī)制,保障企業(yè)順利融資。
[Abstract]:In recent years, the rapid development of China's real estate industry has played a huge role in driving the national economy. However, behind its rapid development, the problems brought by excessive real estate investment and the rapid rise of house prices should not be ignored. Under this background, we can understand the conduction relationship between market structure, market behavior and market performance from the dynamic point of view, find out the factors that affect market performance, and provide countermeasures for the optimization of real estate industry organization. In this paper, SCP paradigm is used to study the organization of real estate industry in China, and quantitative analysis of market structure, market behavior and market performance is carried out. It is concluded that the concentration of real estate market in China is on the whole low and belongs to a competitive monopoly market structure, but the regional monopoly degree of large and medium-sized cities in the eastern region is relatively high. Under this market structure, the national large housing enterprises adopt the strategy of product differentiation and brand differentiation, and create the unique product line of the enterprise through the standardized development mode, and mold the brand value of the enterprise. Under the influence of market structure and behavior, the market performance of China's real estate industry has risen rapidly in the past ten years, but the ratio of house price to income has been on the high side. At the same time, this paper divides our country into the eastern region, the central region, the northeast region and the western region, carries on the sub-regional market research. The research shows that the four regions have different development degree of industrial structure, and the corresponding market performance is different because of the different market structure. After that, the paper analyzes the influencing factors of domestic real estate market performance by nonlinear regression model, and draws the conclusion that market concentration, enterprise scale, price behavior and non-price behavior of enterprises all have positive effects on market performance. There is more room for improvement, while the capital barrier of enterprises is too high, which has a negative impact on market performance. Finally, on the basis of the above conclusions, the paper gives four suggestions: first, to strengthen the internal integration of the real estate industry, optimize the market structure; second, according to the development of regional real estate, scientifically formulate industrial policies; third, Enterprises adhere to differentiation strategy to build brand value; fourth, improve the financial mechanism to ensure the smooth financing of enterprises.
