【摘要】:房地產(chǎn)業(yè)目前是我國的一個支柱產(chǎn)業(yè),其健康發(fā)展關系著國民經(jīng)濟的命脈。然而,融資難問題卻越來越成為制約我國房地產(chǎn)企業(yè)健康發(fā)展的瓶頸因素。民營房地產(chǎn)企業(yè)尤為突出,此問題亟待解決;诖吮尘,本文采用文獻分析法、比較分析法等研究方法。通過對境外上市的民營房地產(chǎn)企業(yè)BGY地產(chǎn)公司融資問題的研究,,來探索我國民營房地產(chǎn)企業(yè)融資方式的優(yōu)化問題。 本文共分五部分。第一部分,介紹課題選題背景和意義,并對國內外相關研究文獻進行綜述。第二部分,對我國房地產(chǎn)企業(yè)涉及的融資方式進行概述,比較分析其適用條件及優(yōu)缺點,為企業(yè)選擇合理的融資方式提供理論依據(jù)。第三部分,介紹BGY地產(chǎn)公司融資歷程及現(xiàn)狀,分析其在融資方面存在的問題,包括融資方式未順應金融調控政策;融資方式未區(qū)分不同的項目類型;融資方式與項目開發(fā)階段不匹配;融資方式不豐富;企業(yè)資源整合能力不足等,并對其成因進行了分析。第四部分,通過對選擇融資方式時影響因素的剖析,結合BGY地產(chǎn)公司上述發(fā)現(xiàn)的融資問題,提出BGY地產(chǎn)公司融資方式選擇的優(yōu)化方案,BGY地產(chǎn)公司應根據(jù)不同的金融環(huán)境、不同的開發(fā)階段、不同的項目類型來選擇不同的適合企業(yè)的融資方式,這樣才能更好的解決企業(yè)融資難的問題并有效控制資金成本。第五部分,提出BGY地產(chǎn)公司選擇實施新融資方式時需落實的保障措施。包括拓展多元化融資方式;健全融資規(guī)劃體系;提升資源整合能力;引進專業(yè)融資人才;促進銀企關系發(fā)展。 本文雖然著眼于解決一個具體企業(yè)的具體問題,但這個問題卻是房地產(chǎn)行業(yè)普遍存在的共性問題,也是困擾大多數(shù)民營房地產(chǎn)企業(yè)的突出問題,相信本文中解決問題的思路和融資知識對大多數(shù)企業(yè)具有參考性,也希望引起更多專家學者介入研究,幫助民營房地產(chǎn)企業(yè)提供更多切實可行的融資解決方案。
[Abstract]:The real estate industry is a pillar industry in our country. Its healthy development is related to the lifeblood of the national economy. However, the difficulty of financing is becoming the bottleneck of the healthy development of the real estate enterprises in our country. The private real estate enterprises are particularly prominent, and this problem needs to be solved. Based on this background, this paper uses the method of literature analysis to compare the differences. Through the research on the financing problem of BGY real estate companies listed overseas, this paper explores the optimization of financing mode of private real estate enterprises in China.
This article is divided into five parts. The first part introduces the background and significance of topic selection, and summarizes the relevant research literature at home and abroad. The second part, summarizes the financing methods involved in the real estate enterprises in our country, compares and analyzes its application conditions and advantages and disadvantages, and provides the theoretical basis for the enterprise to choose the rational financing way. The third part The financing process and current situation of BGY real estate company are discussed, and the existing problems in financing are analyzed, including financing methods not complying with the financial regulation policy; the financing mode does not distinguish the different project types; the financing mode is not matched with the project development stage; the financing mode is not rich; the enterprise resources are inadequate and so on, and the causes are carried out. In the fourth part, the fourth part, through the analysis of the influencing factors of the choice of financing, combined with the financing problems found by the BGY real estate company, puts forward the optimization scheme for the choice of the financing mode of the BGY real estate company. The BGY real estate company should choose different suitable Enterprises according to the different financial environment, different development stages and different project types. In this way, we can better solve the problem of enterprise financing and effectively control the cost of funds. In the fifth part, it puts forward the safeguard measures that BGY real estate companies need to implement when they choose to implement new financing methods, including expanding the diversified financing methods, improving the financing planning system, raising the ability to integrate resources, and introducing professional financing talents. To promote the development of the relationship between banks and enterprises.
Although this article is focused on solving the specific problems of a specific enterprise, this problem is a common problem in the real estate industry, and it is also a prominent problem that plagued most private real estate enterprises. It is believed that the thinking and financing knowledge in this paper are of reference to most enterprises, and also hope to cause more experts to learn. People involved in the study to help private real estate companies to provide more practical financing solutions.
