【摘要】：英商先農(nóng)工程股份公司成立于1901年,由美籍傳教士丁家立、開(kāi)平煤礦局工程師胡佛、北洋大臣直隸總督李鴻章等十二位股東一同在天津創(chuàng)辦,是天津近代創(chuàng)辦時(shí)間最早、規(guī)模最大、影響最深遠(yuǎn)的外商房地產(chǎn)公司。先農(nóng)公司成立后,經(jīng)過(guò)三十年的經(jīng)營(yíng)逐漸發(fā)展壯大,然而正當(dāng)公司發(fā)展的高峰期,1941年太平洋戰(zhàn)爭(zhēng)爆發(fā),公司被駐津日軍接管,并由此開(kāi)始走向衰落,直至1954年被天津市人民政府接管,被改組為天津市第二房地產(chǎn)公司,其歷史長(zhǎng)達(dá)半個(gè)多世紀(jì)。先農(nóng)公司在天津投資、開(kāi)發(fā)和建設(shè)了大量建筑,這些建筑作品多位于原英法租界,特別是花園路和五大道地區(qū)。其中一些建筑如先農(nóng)大院等,在歷經(jīng)近百年時(shí)代風(fēng)浪的洗禮后仍屹立不倒,承載著城市的歷史與文化,成為城市中居民生活的組成部分。在成為天津歷史風(fēng)貌建筑的同時(shí),經(jīng)過(guò)翻新和改建,還能以嶄新的面貌繼續(xù)為這個(gè)城市服務(wù)。本文通過(guò)對(duì)先農(nóng)公司建立、發(fā)展沿革、業(yè)務(wù)經(jīng)營(yíng)以及城市建設(shè)的研究,探討先農(nóng)公司作為天津近代第一批房地產(chǎn)公司的代表,對(duì)近代天津歷史、城市建設(shè)以及近代房地產(chǎn)業(yè)的重要影響,提出其在天津近代建筑和房地產(chǎn)界的重要地位。在以往近代建筑史的研究中,對(duì)建筑作品和建筑師(事務(wù)所)的研究眾多,對(duì)房地產(chǎn)公司這一城市建設(shè)的重要力量卻研究甚少。本文力圖通過(guò)對(duì)先農(nóng)公司的研究,對(duì)天津近代建筑史乃至中國(guó)近代建筑史的研究起到開(kāi)拓作用。
[Abstract]:Founded in 1901 by American missionary Ding Jiali-li, Kaiping Coal Mine Bureau engineer Hoover, Bei Yang Minister Zhili Governor Li Hongzhang and other 12 shareholders, the company was founded in Tianjin in the earliest time in modern times. The largest and most far-reaching foreign real estate company. After the founding of the company, after 30 years of operation, the company gradually developed. However, at the peak of the company's development, the Pacific War broke out in 1941, and the company was taken over by the Japanese troops stationed in Tianjin, and the company began to decline. Until 1954 was taken over by the Tianjin Municipal people's Government, was reorganized as the second real estate company in Tianjin, its history for more than half a century. The company has invested in, developed and built a large number of buildings in Tianjin, most of which are located in the former British and French concessions, especially in the Garden Road and the Fifth Avenue area. Some of the buildings, such as Xiannong University, still stand up after the baptism of nearly a hundred years, bearing the history and culture of the city, and become a part of the life of the residents in the city. At the same time, after renovation and reconstruction, Tianjin can continue to serve the city with a new look. Based on the study of the establishment, development, business management and urban construction of the Qiannong Company, this paper discusses its history as the representative of the first batch of real estate companies in modern Tianjin. The important influence of urban construction and modern real estate industry, put forward its important position in Tianjin modern architecture and real estate industry. In the study of the history of modern architecture in the past, there are many studies on architectural works and architects (firms), but there are few studies on the important power of real estate companies in the construction of a city. This paper tries to play a pioneering role in the research of Tianjin's modern architectural history and Chinese modern architectural history through the research of Qiannan Company.
