金華市房地產(chǎn)業(yè)與區(qū)域經(jīng)濟(jì)協(xié)調(diào)發(fā)展研究

【摘要】:當(dāng)前,我國經(jīng)濟(jì)快速發(fā)展,城市建設(shè)規(guī)模逐漸擴(kuò)大,房地產(chǎn)業(yè)作為地區(qū)經(jīng)濟(jì)發(fā)展的一個(gè)重要行業(yè),近些年來整體發(fā)展迅速,逐漸成為社會(huì)經(jīng)濟(jì)發(fā)展的主導(dǎo)力量。而不管在哪個(gè)區(qū)域,房地產(chǎn)業(yè)都與區(qū)域內(nèi)的經(jīng)濟(jì)發(fā)展有著密切的聯(lián)系,兩者之間存在著雙向的互動(dòng)關(guān)系,房地產(chǎn)業(yè)發(fā)展過快或者過慢都將直接影響區(qū)域整體經(jīng)濟(jì),而區(qū)域經(jīng)濟(jì)的組成因素也會(huì)對(duì)房地產(chǎn)業(yè)發(fā)展起到促進(jìn)或抑制作用。所以,研究房地產(chǎn)業(yè)與區(qū)域經(jīng)濟(jì)之間的關(guān)系,如何使兩者相互協(xié)調(diào)發(fā)展,非常具有現(xiàn)實(shí)意義。 本文先進(jìn)行相關(guān)理論分析,然后對(duì)實(shí)際案例進(jìn)行定量和定性的研究,既有理論結(jié)合實(shí)踐,也有定量配合定性。 本文通過闡述房地產(chǎn)業(yè)、區(qū)域經(jīng)濟(jì)的相關(guān)概念,深入分析了房地產(chǎn)業(yè)對(duì)區(qū)域經(jīng)濟(jì)的正面作用和反面影響、區(qū)域經(jīng)濟(jì)組成要素對(duì)房地產(chǎn)業(yè)發(fā)展所起到的抑制和促進(jìn)作用,然后介紹了研究兩者關(guān)系的適用理論,著重就協(xié)調(diào)發(fā)展理論進(jìn)行論述分類,并在以往學(xué)者分析研究的基礎(chǔ)上,采用該理論構(gòu)建了評(píng)判兩者是否協(xié)調(diào)發(fā)展的關(guān)系指標(biāo),分別是房地產(chǎn)發(fā)展水平、房地產(chǎn)投資水平、房地產(chǎn)價(jià)格水平與區(qū)域經(jīng)濟(jì)協(xié)調(diào)發(fā)展關(guān)系的幾組評(píng)判指標(biāo)。然后在介紹金華市房地產(chǎn)業(yè)發(fā)展現(xiàn)狀和區(qū)域經(jīng)濟(jì)情況的基礎(chǔ)上,采用近幾年省市兩級(jí)統(tǒng)計(jì)局的數(shù)據(jù)資料,利用得到的幾組評(píng)判指標(biāo)對(duì)全市的房地產(chǎn)業(yè)與經(jīng)濟(jì)協(xié)調(diào)發(fā)展程度進(jìn)行定量的論證分析,從而得到最終結(jié)論是金華市房地產(chǎn)業(yè)與經(jīng)濟(jì)發(fā)展基本上保持協(xié)調(diào),,房地產(chǎn)業(yè)正逐漸發(fā)展為全市的支柱性產(chǎn)業(yè)。最后根據(jù)結(jié)論,針對(duì)金華市房地產(chǎn)業(yè)發(fā)展現(xiàn)狀和趨向,分析存在的問題,并提出促進(jìn)兩者發(fā)展更加協(xié)調(diào)的建議對(duì)策。
[Abstract]:At present, with the rapid development of our economy, the scale of urban construction is gradually expanding. As an important industry of regional economic development, the real estate industry has been developing rapidly in recent years, and has gradually become the leading force in the development of social economy. However, no matter in any region, the real estate industry is closely related to the economic development in the region, and there is a two-way interactive relationship between the two. The rapid or slow development of the real estate industry will directly affect the regional economy as a whole. The composition of the regional economy will also play a role in promoting or inhibiting the development of the real estate industry. Therefore, it is of practical significance to study the relationship between real estate and regional economy and how to make the two develop harmoniously. This paper first carries on the correlation theory analysis, then carries on the quantitative and the qualitative research to the actual case, not only the theory unifies the practice, also has the quantitative match qualitative. By expounding the related concepts of real estate industry and regional economy, this paper analyzes the positive and negative effects of the real estate industry on the regional economy, and the restraining and promoting effect of the regional economic elements on the development of the real estate industry. Then it introduces the applicable theory of studying the relationship between the two, emphasizes on discussing and classifying the theory of coordinated development, and on the basis of the previous scholars' analysis and research, constructs a relationship index to judge whether the two develop harmoniously. They are the real estate development level, the real estate investment level, the real estate price level and the regional economy coordinated development relations several sets of judgment indexes. Then, on the basis of introducing the current situation of real estate industry development and regional economic situation in Jinhua City, we use the data from the municipal and provincial statistical offices at the two levels in recent years. By using the several evaluation indexes obtained, the degree of coordinated development of the real estate industry and the economy in the whole city is quantitatively demonstrated and analyzed, and the final conclusion is that the real estate industry and the economic development of Jinhua City are basically in harmony with each other. The real estate industry is gradually developing into the pillar industry of the whole city. Finally, according to the conclusion, according to the present situation and trend of real estate industry development in Jinhua City, this paper analyzes the existing problems and puts forward some suggestions to promote the development of the real estate industry in Jinhua City.
