【摘要】：建筑節(jié)能的意義不言而喻,超高層寫字樓因高度的增加帶來了能耗大的特點,又因為其具有投資大、技術先進并且參與主體的節(jié)能理念先進等特點,相關的節(jié)能管理工作也應該隨著同步發(fā)展,但目前超高層寫字樓運行階段節(jié)能管理模式尚不成熟,對其研究是從管理上實現(xiàn)超高層寫字樓運行階段節(jié)能的重要方法。本文強調(diào)了節(jié)能主體的概念,以節(jié)能主體視角分析了國內(nèi)外超高層寫字樓節(jié)能管理的狀況,歸納了存在的問題,分析了問題產(chǎn)生的影響因素,利用利益相關者、合同能源管理等知識,比較了超高層寫字樓各節(jié)能主體在運行階段及其他階段的節(jié)能特點,對超高層寫字樓運行階段節(jié)能管理模式的進行了分析,提出了增加物業(yè)管理公司的改進合同能源管理模式,并結(jié)合案例分析超高層寫字樓節(jié)能管理中存在的問題,并給出對策建議,為有關節(jié)能管理的研究積累了相關經(jīng)驗。
[Abstract]:The significance of building energy saving is self-evident, because of the increase of the height of super high-rise office buildings, it brings about the characteristics of large energy consumption, and also because of its characteristics of large investment, advanced technology and advanced ideas of energy conservation. The related energy conservation management should also develop with the synchronization, but at present, the mode of energy saving management in the operation stage of super high-rise office building is not mature, and the research on it is an important method to realize the energy saving in the operation stage of super high-rise office building from the aspect of management. This paper emphasizes the concept of energy-saving subject, analyzes the situation of energy-saving management of super high-rise office buildings at home and abroad from the perspective of energy-saving subject, summarizes the existing problems, analyzes the influencing factors of the problems, and makes use of the stakeholders. Based on the knowledge of contract energy management, this paper compares the energy-saving characteristics of various energy-saving agents in the operation stage and other stages of the super-high-rise office building, and analyzes the energy-saving management mode in the operation stage of the super-high-rise office building. This paper puts forward the improved contract energy management mode of the property management company, analyzes the problems existing in the energy conservation management of the super high-rise office building with a case study, and puts forward some countermeasures and suggestions, which accumulates the relevant experience for the research on the energy saving management.
