【摘要】:隨著經(jīng)濟(jì)全球化的趨勢愈發(fā)明顯,越來越多的國家開始利用引進(jìn)外資、引進(jìn)別國先進(jìn)的管理水平和經(jīng)營模式,使東道國的經(jīng)濟(jì)進(jìn)一步高速發(fā)展。自2002年起,中國成為世界上吸引外商直接投資最多的國家。近幾年來,房地產(chǎn)業(yè)利用外商直接投資額逐年增加,外資房地產(chǎn)業(yè)的發(fā)展對(duì)國民經(jīng)濟(jì)發(fā)展起著越來越重要的作用。外資房地產(chǎn)企業(yè)的經(jīng)營業(yè)績一般反映在財(cái)務(wù)報(bào)表中,財(cái)務(wù)報(bào)表分析作為一種普遍的分析方法,能夠客觀評(píng)價(jià)企業(yè)的經(jīng)營業(yè)績和財(cái)務(wù)狀況。因此,本文以《2011-2013年陜西省外資房地產(chǎn)企業(yè)聯(lián)合年檢數(shù)據(jù)》為實(shí)證分析樣本,運(yùn)用財(cái)務(wù)報(bào)表數(shù)據(jù)對(duì)外資房地產(chǎn)企業(yè)的經(jīng)營績效及其影響因素進(jìn)行了多元回歸分析研究。本文首先以《2007-2013年陜西省外資房地產(chǎn)企業(yè)聯(lián)合年檢數(shù)據(jù)》為依據(jù),從企業(yè)層面分析陜西省外資房地產(chǎn)企業(yè)經(jīng)營績效的現(xiàn)狀和特征,并在此基礎(chǔ)上,利用SPSS16.0統(tǒng)計(jì)軟件用主成分分析法選取了對(duì)企業(yè)經(jīng)營績效的影響程度較高的因素指標(biāo),然后再利用多元回歸分析探究陜西省外資房地產(chǎn)企業(yè)經(jīng)營績效及其影響因素之間的相關(guān)性,從而為促進(jìn)陜西省房地產(chǎn)業(yè)的發(fā)展提供實(shí)證依據(jù),并有針對(duì)性的提供相關(guān)政策建議。結(jié)果表明:1、陜西省外商投資的整體質(zhì)量不高;2、外商在陜投資企業(yè)的獨(dú)資化趨勢明顯;3、企業(yè)規(guī)模與企業(yè)經(jīng)營績效呈顯著正相關(guān)關(guān)系;4、企業(yè)股權(quán)比例與企業(yè)績效負(fù)相關(guān);5、企業(yè)的資本結(jié)構(gòu)與企業(yè)績效負(fù)相關(guān)。
[Abstract]:With the trend of economic globalization becoming more and more obvious, more and more countries begin to make use of the introduction of foreign capital, introduce advanced management level and management mode of other countries, and make the economy of the host country further develop at a high speed. Since 2002, China has attracted the most foreign direct investment in the world. In recent years, the utilization of foreign direct investment in real estate has increased year by year, and the development of foreign real estate industry plays an increasingly important role in the development of national economy. The operating performance of foreign-funded real estate enterprises is generally reflected in the financial statements. As a general analysis method, the financial statement analysis can objectively evaluate the business performance and financial situation of the enterprises. Therefore, this paper takes "Joint Annual Inspection data of Foreign Investment Real Estate Enterprises in Shaanxi Province from 2011-2013" as the empirical analysis sample, and applies the financial statement data to study the management performance and its influencing factors of foreign-funded real estate enterprises by multiple regression analysis. Based on the data of joint annual inspection of foreign-funded real estate enterprises in Shaanxi Province from 2007 to 2013, this paper analyzes the present situation and characteristics of the performance of foreign-funded real estate enterprises in Shaanxi Province from the enterprise level, and on this basis, Using the SPSS16.0 statistical software and principal component analysis method, this paper selects the factors that have a high degree of influence on the business performance of the enterprises, and then uses multiple regression analysis to explore the correlation between the performance of the foreign-funded real estate enterprises in Shaanxi Province and their influencing factors. So as to promote the development of real estate in Shaanxi Province to provide empirical basis, and targeted to provide relevant policy recommendations. The results show that the overall quality of foreign investment in Shaanxi Province is not high, and the trend of foreign investment enterprises in Shaanxi is obvious. There is a significant positive correlation between enterprise size and business performance. The capital structure of the enterprise is negatively correlated with the enterprise performance.
