【摘要】:伴隨上世紀90年代住房分配體制改革,市民住房管理的模式發(fā)生了很大的變化,單位不再是房屋管理的主體,社會化專業(yè)物業(yè)管理公司的應運而生,并與人們的生活關系越來越為緊密,但由于監(jiān)管制度的缺失和管理水平的落后,物業(yè)管理公司員工的滿意度較低,而且也嚴重的制約了物業(yè)管理企業(yè)的贏利能力的提高和進一步發(fā)展的空間。 員工滿意度調(diào)查是一種了解企業(yè)員工思想動態(tài)的工具,這個工具主要是通過過員工工作所涉及的各項影響因素進行分析,進而找出導致員工工作效率不高的問題關鍵所在,進而對企業(yè)內(nèi)部管理存在問題進行診斷,提出解決措施。作為提供“物業(yè)服務”這一產(chǎn)品的物業(yè)的管理企業(yè),員工的忠誠度可以間接提高業(yè)主的滿意度乃至忠誠度,進而為企業(yè)產(chǎn)生持續(xù)穩(wěn)定的忠誠客戶,并為企業(yè)帶來良好的口碑效應。 本文以金世紀物業(yè)公司的員工滿意度為研究對象,通過對國內(nèi)外員工滿意度研究的述評,結(jié)合金世紀物業(yè)公司發(fā)展現(xiàn)狀及人力資源環(huán)境,設計了符合公司特點的調(diào)查問卷,對金世紀物業(yè)企業(yè)員工滿意度的進行實證研究,,深度分析金世紀物業(yè)管理有限公司的員工滿意度的狀況及存在的突出問題,并針對問題建議公司從薪酬分配制度、績效考核制度、職業(yè)發(fā)展規(guī)劃、企業(yè)文化等四個方面進行改進。
[Abstract]:With the reform of housing distribution system in the 1990s, the mode of housing management has changed greatly, the unit is no longer the main body of housing management, and the socialized professional property management company emerges as the times require. And the relationship with people's life is more and more close, but because of the lack of supervision system and the backward management level, the employee satisfaction of the property management company is low. But also seriously restricts the property management enterprise's profit ability enhancement and the further development space. Employee satisfaction survey is a tool to understand the employees' ideological dynamics. This tool is mainly through the analysis of the influencing factors involved in the employees' work, and then finds out the key problems that lead to the low efficiency of the employees' work. Then, the existing problems in the internal management of enterprises are diagnosed and solutions are put forward. As a property management enterprise providing "property service", employee loyalty can indirectly improve the satisfaction and even loyalty of the owner, and then produce a continuous and stable loyal customer for the enterprise. And for the enterprise to bring good word-of-mouth effect. This paper takes the employee satisfaction of the Golden Century property Company as the research object, through the review of the domestic and foreign research on the employee satisfaction, combined with the development situation and the human resource environment of the Golden Century property Company, designs the questionnaire which accords with the characteristics of the company. This paper makes an empirical study on the employee satisfaction of Golden Century property enterprises, analyzes in depth the status of employee satisfaction of Golden Century property Management Co., Ltd and the outstanding problems, and suggests that the company should follow the salary distribution system in the light of the problems. Performance appraisal system, career development planning, corporate culture and other four aspects of improvement.
